Of the three homes for sale in Scottsdale, AZ, 2 were vacant and the other is owner occupied. Per the listing instructions, I called the listing agent yesterday to schedule the showing, explaining I was just previewing and the homeowner certainly didn't need to vacate. I just got off the phone with the listing agent on one of the short sales telling me he was preparing a cancellation notice. Why? BECAUSE THE BANK DID AN ACTUAL LOAN MODIFICATION WITH THE SELLER!!! The Maricopa County, Arizona real estate market report for May, 2011, shows some promising information*: SALES: There were 9814 recorded sales in May, up 3.5% over April and up 10% over May, 2010. This despite last year's government tax incentive for home buyers.
Active Listings: Active listings were down 9.4% on June 1 at 31,213 and 33.3% below June 1, 2010. Of the active listings, 7,827 are under contract, leaving only 23,386 truly active listings in all of Maricopa County MLS.
