I got a call to list a home in Phoenix this morning. We talked for about an hour about motivation, time lines, etc. It's a short sale, unfortunately typical in our market. But, the sellers dropped the biggest bombshell I'd ever heard and I thought I've heard it all.
During one of our severe summer monsoon storms - high winds, blowing dust, hail, rain being driven sideways from the force of the winds - they lost quite a bit of their roof. They contacted (17 comments)

Cara Marcelle Mancuso has just provided a great savings tool for any person in the Tucson area. She's found a gas gauge for gas prices throughout the Tucson, Marana and Oro Valley area. Buying a New Construction Home in Fayetteville NC? - 09/29/11 01:04 AM
Melissa McKinney, an agent in Fayetteville, NC, wrote this great blog about new construction and purchasing a home. However, I think it applies to all home purchases. Too often, people get hung up on things that are less than 1% of the home's value. If it's in the area you want and a price you can afford, you can ask for the moon, but agree to a great compromise. Tips for listing your home for sale - 09/27/11 06:33 PM
Today, while looking for some homes to show potential buyers on Thursday, I was reviewing the comments for showing instructions and came across this:
Can only show after 5:30pm in the evening Monday through Friday by appt. Weekends, the seller is flexible. (copied and pasted - no editing.)
Hmmmmm, this home has been on the market for 220 days in a subdivision which is averaging a low, LOW 72 days. It is priced correctly. But, get this sellers, if we can't get into see your home, we can't sell it.

Sunday hidden object photo - 09/25/11 11:21 AM
For the last couple of weeks, I've been exceptionally busy and haven't had time to do the mind teasers series. I truly apologize to those who have followed me and hope to find time to get together a bunch of them for the coming weeks. I'm showing homes to some Canadian buyers this afternoon, then dropping off an earnest money check. Then, I think, I'll have time to look up mind teasers and get them ready for the next couple of weeks.
In the meantime, can you find the dolphin in this picture?
More Sunday Funnies - 9/25/2011 - 09/25/11 11:14 AM
Okay, I admit it - I have a very sick sense of humor and most of my friends know it. Each week, I get tons and tons of emails from friends and family. While it's a little too much sometimes, I know it's just their way of showing they're thinking of me.
This week, I got these funnies which really hit my funny bone. Hope you enjoy them.

Arizona alarm clocks - nature's way - 09/23/11 11:35 AM
This morning, I awoke to a frenzy of barking dogs. That typically means some creature is in my back yard other than my two puppies. So, I crawl out of bed, wipe the sleep from my eyes and headed out to see what the commotion was. In addition to my furiously yapping boys, I heard three very distinctive caws. Looking at my neighbor's chimney - I soon saw what the commotion was all about.
Who needs an alarm clock when you live in Arizona?

Arizona's 9/11 memorial - 09/11/11 10:53 AM
Today marks the 10 year anniversary of that dreadful date of 9/11, I'm proud to share with you our Arizona tribute to the memory of 9/11.
The video will explain the thought that was put into making this great memorial. Our Arizona 9/11 memorial was built with different parts of the World Trade Center, the Pentagon and the soil from a once peaceful Pennsylvania countryside. The movement of sun throughout different times of the day reflect the timeline of the events.
If you haven't seen this beautiful tribute, please stop by - you'll be as moved (8 comments)
9/11 memories - 09/10/11 05:46 PM
Do you remember where you were 10 years ago?
As we honor the memory of those innocent lives lost in the horrific attacks of 9/11, I would like to take this opportunity to share my memories.
I was getting ready for another day of work at the office. As usual, I had on the AM news and was mesmerized by the events unfolding. On the screen, was a view of one of the World Trade Center towers on fire. As I watched in horror, I saw the second plane fly into the second tower. I was convinced (39 comments)

Tribute to 9/11 - 09/10/11 11:18 AM
As we remember those innocent lives lost in the insanity of 9/11, I wanted to share this Budweiser tribute with you all. When it aired at the Super Bowl following the disaster, I remember crying. Many missed this tribute and it was shown only that one time at the Super Bowl because Budweiser didn't want any financial benefit from it - they simply wanted to give their tribute to the tragedy.

With the help of Jan Green, we arranged the first Scottsdale/Phoenix MeetUp. Teresa St John from First American Title stepped up to the plate and provided some great food: wings, skins and quesadillas - yummy.
Then, our guests arrived: Krista Becka, Richard Bazinet, Joyce Tawes, Heather Tawes, Milly Casas, Edward Adler, and David Schaeffer.
Jayson Hoffer, a Farmer's insurance agent and networking genius had great give aways - some comedy tickets, free movie tickets and free popcorn (16 comments)

Winfield, a guard gated community in north Scottsdale - market report for 9/2/2011
Winfield is a wonderful guard gated community in north Scottsdale. Located at Scottsdale Rd and Westland, the Winfield subdivision offers a great community center with pool, tennis courts and beautiful walking paths. Nestled at the base of Winfield mountain, you'll love the views.
Winfield has patio homes for easy/low maintenance to large custom homes - something for everyone. Within the guard gated community of Winfield, you'll have additional security, perfect for the busy professional or second homeowner who wants to "lock and leave".
Yesterday, after showing homes at Terravita, a great guard gated community in north Scottsdale at Scottsdale Rd and Carefree Hwy, I had to stop for a late lunch. I knew that the Terravita shopping plaza had a Subway® and I could just grab a quick sandwich.
As I pulled up, I noticed a new sign (well new to me) announcing Cibo e Vino just two doors down. So, being the curious sort, I decided to check it out. I am SO GLAD I did.

Do you think this would work today?
My husband thinks this was a GREAT idea - he had a sandwich for dinner, LOL. Although, I really wouldn't mind a stand mixer with all of the attachments. Maybe I should print this out and circle it?
Terravita is a guard gated community located at Scottsdale Rd and Carefree Hwy. Terravita was built around the awesome Terravita golf course and community center with an exercise room and community pool. There are great walking trails within Terravita and the views of the desert and Black Mountain can be seen throughout the neighborhood.
Because Terravita is a guard gated community, it's ideal for the busy professional or second homeowner because of it's "lock and leave" security.
