While looking for new listings for a client of mine in Phoenix, I came across a home for sale for $2750 in an area where the homes are typically $85,000 to $130,000. I HAD to check into this - it was obviously a typo.
It turns out, it's not a typo, but an Auction and the reserve bid is $2750. Still seems a little out of whack so I checked out the property and the website. The property was acquired as a foreclosure for $81,000. Per MLS comments and photos, it has been updated/upgraded with new flooring, paint, cabinets, countertops (11 comments)

Each week, as I prepare my market report for Tatum Highlands, a wonderful subdivision in Phoenix/Cave Creek, AZ, I'm amazed at the very low inventory. This week, 1/16/2012, is no different. Currently, there are only 8 active listings in the entire subdivision of Tatum Highlands!!!! Why is the inventory so low? Is it the great location just minutes north of the expressways and Desert Ridge? Is it the community parks scattered throughout Tatum Highlands including the John Teets park with so many activities? The June statistics for the great Phoenix Metropolitan area (MSA) are in for June and things are still improving!!! Sales prices are up, listing prices are up, sales are up, listings are down!!!!!
There is currently an average of only 2.62 months supply of active inventory. Many areas are seeing "bidding wars" with multiple offers being seen on each home for sale in the Phoenix area.
What does all of this mean to you, the Phoenix area home buyer? If you compare this to the 2004-2005 market, the current inventory and marketing times are lower than (0 comments)
