I wondered if any of the Realtors out there have encountered any issues with "procuring cause" getting all mixed up with "buyer agency." Buyer Agency contracts are strictly between the broker, agent and the buyer. It can become quite a quandary. I had shown one of my office's listing to a buyer that I had been emailing price changes on their desired type of home. Had already clarified that they were not working with another agent or had signed anything. After being in the home with them, I asked them to sign the "Agency Disclosure Statement", and at that point, said they had looked at a home with another agent who had them sign a Buyer Contract which was going to expire in 6 days. Unfortunately, they did not choose this home; however, if they had written a Purchase Agreement with this other agent, I was going to file a grievance with my board for the commission.
