This blog article makes several excellent points. In the Nashville Tennessee area I have personally encountered several property owners who decided or thought about renting out their house rather than selling it. In most cases, the homeowner owes more than their home is worth (i.e. they are underwater) and, as a result, would need to do a short sale to sell their home. They may have reservations about doing a short sale due to the credit damage so they think renting out their home for 1-2 years "until the market recovers" is a viable option. This post has great information. NAR and Lawrence Yun have devolved into irrational cheerleaders for housing no matter the facts or circumstances. Housing is an asset that is governed by market forces (supply and demand) like any other asset. The only difference with housing is that the US government has decided to artificially prop up the price of housing in unprecedented ways. Despite the housing bailout costing into the trillions when it is all done, housing prices will continue to fall. Imagine what would have happended if the tulip bubble was propped up... This post makes several good points. Do not over price your Nashville TN property. The market simply is not healthy enough to absorb it. Over pricing will lead to seller disappointment. The housing market is definitely still in a depression. Even markets that have some some stabilization or even modest increase are really in depression because the entire foundation of the housing market is false (i.e. the government is buying, insuring or guaranteeing over 90% of all mortgage loans). I have been saying for years that REALTORS don't "sell homes". By that comment I mean that for any given property or home, what sells it is as follows (in order from least changeable to most changeable): Location - Most important since it cannot be changed (at least not without major expense and difficulty). Condition - Very important, but can be changed within reason. Access - Very important since buyers wil not jump through hoops to see a home. Another Bank of America Short Sale Stalled After Receiving Approval - 07/06/11 05:39 PM
This post details a common issue with FHA Insured Mortgage Loan short sales. The HUD Pre-foreclosure Sale Program Approval to Participate (ATP) is HUD's version of a pre-approved short sale. On it, the lender will state the "AS IS Appraised Value" of the property. Any offer received will need to net a certain percentage of that value (time dependent) in order to be approved. If the offer nets slightly below the minimum amount required then the lender will need to submit to HUD for a variance.
