This post has great information.  NAR and Lawrence Yun have devolved into irrational cheerleaders for housing no matter the facts or circumstances.  Housing is an asset that is governed by market forces (supply and demand) like any other asset.  The only difference with housing is that the US government has decided to artificially prop up the price of housing in unprecedented ways.  Despite the housing bailout costing into the trillions when it is all done, housing prices will continue to fall.  Imagine what would have happended if the tulip bubble was propped up...

This post makes several good points.  Do not over price your Nashville TN property.  The market simply is not healthy enough to absorb it.  Over pricing will lead to seller disappointment.
The housing market is definitely still in a depression.  Even markets that have some some stabilization or even modest increase are really in depression because the entire foundation of the housing market is false (i.e. the government is buying, insuring or guaranteeing over 90% of all mortgage loans).
