Fall is by far my favorite time of the year in Southeastern Louisiana. The weather is finally cooling down after a long hot summer and the threat of hurricanes season is also behind us. Plus the fishing will only get better now through January. Also it's football season and my LSU Tigers are ranked number 1 and the Saints aren't too shabby either. I decided to share a picture of one of several redfish we caught yesterday. Man what a day to be alive and on the water. These fish were caught in the marsh near the Pearl River.

The U. S. economy is on adrenalin. Locally the Slidell Real Estate market is getting some of the jolt this adrenalin gives when first injected. The economy is like a patient with a bad heart in critical care. When the heart rate is low or barely palpable one pushes adrenalin to boost the pressure and heart rate. The economy is on a government stimulus (adrenalin) at this time and barely has a blood pressure. Eventually the adrenalin doesn't work anymore and then we are in big trouble. I received an offer on one of my listings this weekend thank God. Right now I can use all the business one can get. I called the agent on the offer with the sellers counteroffer. She listened and repeated to me every thing I told her. She calls back about ten minutes later and asks me to go over the particulars again. Home owners wanting to see what their property taxes are for this coming year are able to view them thru September 15 at the Parish Governmental Complex on Military Road in Slidell. The hours are 8:30 a.m. to 4:30 p.m. You will have until September 24 to appeal your assessments. A bit of ggod news the Parish Council voted last night in a meeting to keep the milliages the same. Bad news is some owners values still went up. Result higher taxes.

I watched the Sean Hannity show last night for about ten minutes. In this one segment it seems the $4500 rebate the buyers are receiving is taxable. This amount (4500) is counted as regular income. I wonder how many of these knew this. Now not only do most have a car note now, they most likely have a tax liability they weren't counting on. I think a better name would have been cash for suckers.

I have to make a rant today about something that recently happened to me. One of my listings went under contract recently. Seems the appraisal company chosen to perform the appraisal didn't have access to the property. They gave me a one day notice and I already had appointments for the time they were coming. Seems they aren't willing to pay for the e-key. What's this cost about $250 a year? So since you are a cheapskate I need to come over and let you in? Well when it's convenient to me. The self-employed's favorite time of the year is here, tax time. I just wanted to pass on a new one to me. I know plenty of the active rainers know already but here goes. For the first six months of last year you can deduct 50.5 cents a mile. The last six months you can deduct 58.5 cents a mile. Anyone using a CPA shouldn't have any worries. Good luck.

I hear numerous radio adds from the larger national companies on who is number one. RE/MAX states no one sells more real estate then them. Century 21 says they are number one in Louisiana and Coldwell Banker has something real similar. I guess they are number one in something just not clear what it is. Kind of like the First Baptist Church. Isn't somebody the Second Baptist Church? LOL

My client's have cash and are ready to close. Problem is the government. We need a wetlands permit to build a driveway. Three and a half acres and we need fifteen by twenty foot area of land to span the drainage area. We have been waiting two months. They finally got a Nationwide Permit #14 but now need a USACE #29 and a water quality certification from the LA Dept of Natural Resources. Can you believe how much the government gets in the way. We have to get this otherwise the land is basically worthless. I would love to hear other

Considering the market having only two listings not sold isn't to shabby. I really blame myself. I let the sellers set the price higher than I thought it should be. You know how many sellers think their home is the one. I let them do it because they were only a small amount above what I thought was a good price. But what happened in the next two or three months the prices fell 5-10% and they were then way to high. Finally they lowered the price but they were in a catch up mode the rest of the Summer. Now
