Do you have to be certified to do an inspection on a new construction home?
Well it depends. There is nothing that says that you can not walk around a home and give your opinion on how it is built (workmanship).
The question is do you want to know if it is built (code) properly. Then the answer is yes if you want all the components inspected.
One example of having to be certified would be inspecting the electrical system.

If you want to learn and understand truss construction may I suggest that you join the Structural Building Components Association.

If you are doing new home construction inspections and do not know this information you ARE not doing a good inspection.
You will find no better information on trusses and their construction, handling and installation.
Belonging is very inexpensive and will pay you back many times over.

 Many of you Realtors® sell homes in areas that have no building departments. What you and your buyers may not know is that there IS a statewide code. This code is known as The Residential Code of Ohio. This code went in to effect on 27 May 2006. It applies to ALL new 1,2,3 family builds in Ohio
 RBI is one of the few companies that are certified on The Residential Code of Ohio.

While a Home Inspection is NOT a code inspection there are many times that an expert needs to be brought in.
One example would be if you are building a home in an area that has no building department.
While your contractor may perform good work he may not know that the home has to be built to the 2006 RCO (Residential Code of Ohio).
This is a service that we provide.
Another example could be that the contractor just refuses to fix his mistakes.

 I was thinking today what is more important. How many blogs (points) I have or is it more important how many people want to know more about me? 
I am in what may be described as a dry business. What I mean by that is I deal with facts. Not concerned with paint colors, staging, or the price of the home. Just, is something OK in its function or is it defective.

There are many who claim to have expertise in New Construction Home Inspections.
I would like you to consider the following:
My credentials are:
•1.   RBO
•2.   RPE
•3.   RBI
•4.   RPE
•5.   RUI
•6.   MHI
•7.   ESI
Now let me explain what these are. These are State of Ohio certifications.
•1.   RBO: A Residential Building Official: A RBO is the individual who runs the building department (1,2,3 family). He is the one who interprets the code.

This is what happened to me last week on the start of a new construction home.
I stopped by and introduced myself to the superintendent running the job.
First I think that I caught him off guard. I guess no one hires an inspector to inspect new construction.
He was polite and I have no problem with him.
MY problem is that when I asked to be informed when the home was under roof so I could walk my client through the home to determine the electrical layout I was told that NO changes were allowed. Not even adding one outlet.
