Home Sellers in Nashville saw big gains at year end. In 2008 just 249 homes sold in Nashville during December. This year that number climbed to 285 Homes, a 15% increase! The increase in the number of sales was offset slightly by a price adjustment. Nashville Homes sold in December 2009 for about 7% less than they brought in the same month in 2008. First American Core Logic, Santa Ana Calif. based Property Analysis provider, has issued a report predicting State by State property appreciation for 2010. Corelogic estimates that Nationally, U.S. Home values have dropped by an estimated 5.8% this year. Core Logic also says that U.S. Home will appreciate on average 1.9% in the next year. Here in Nashville, where home prices fell 2.15% over the last year, they have predicted Home Prices to increase by 2.27% in 2010. In what is sure to be considered a most welcome sign, the Appointment Center for Nashville's largest Realtor has recorded Home showings above 2008 AND 2009 numbers. Crye-Leike Realtors, Inc. provided these numbers this morning. For the first time since September of 2006, home showings have risen over the previous year. The chart below illustrates Nashville having 4501 showings for September of '09 , an increase of 17% over September 2008 AND 3% over September 2007. Nashville's largest Realtor, Crye-Leike Realtors, Inc. reported Nashville area homes have begun to show again. Stretching back to August of 2008 monthly home showings in the Nashville area had fallen at first below 3,000 showings and then to just barely 2300 in December. ‘These numbers are going to make a lot of Nashville area home sellers very happy" said Crye-Leike's Cathy Wood.
