Buyers are Buying from actual Sellers?  What???  Yes, it's true.  There is a definate change in the La Quinta real estate market.  Sellers are actually getting offers that are "in the ball park", not ridiculously low.  Partly because Sellers in the La Quinta area now have enough comparables to get a really good feel for what to price at..if they listen to their Realtors.  The La Quinta area was hit very hard with the huge reductions in home values driven by the over-extension of loans, and over-building of homes all within a few miles of each other.  The newer developments came … (3 comments)

Golf Course Communities are really struggling..and the Coachella Valley has approximately 120 courses!  What does this mean for us? 
Some courses will shut down.  Permanently perhaps, but temporarily for sure.  Members may end up owning the courses and maintaining them with their own monies. When the courses are resurrected, perhaps they will convert to "green" courses and tear out unnecessary grass and high water useage foliage and install drip water systems and desertscape. Buying a Home; Are We at the Bottom Yet????  Do I wish I had the definitive answer to that!  I'd be a gazillionaire by now.  However, I can say with certainty that when the development you desire has the home you want, in the area of town you dream of AND the price/sf has remained about the same for the past 10 to 12 months or so..YES, Buying a Home under these conditions is a very safe bet.I have found the pattern for my Buyers, (Price range doesn't seem to matter here, ) to be the following:
