la quinta homes for sale: The entry level market has turned into a slug fest! - 05/16/12 01:18 PM
I consider myself a Real Estate cynic..well, maybe more of an extreme Realist. I have not been able to sugar coat the definition of the "bottom" for myself or my clients. Just would NOT go there. Until recently. I am feeling more and more like 2011 is going to be looked back on as the "bottom" in my Palm Springs Valley real estate market. Especially when I experience the slug fest that is occuring at the entry level in La Quinta and certain parts of other desert cities. The entire country? Maybe even that! I know for a solid, proven fact that

la quinta homes for sale: "I've missed the bottom, haven't I?" - 03/31/12 06:49 AM
I don't know about the rest of you Realtors, but I heard this twice last week! I received two calls from new clients looking for homes in the La Quinta and Indian Wells areas of the Palm Springs Valley. Both of them made the comment.."I've missed the bottom, haven't I?" I almost dropped over! What a swing from the past 3 years where every person was worried about... Where IS the bottom? When would it hit? How much further can it drop? When will my home value go up? My crystal ball was broken completely. I don't mean a

la quinta homes for sale: Treat others the way you want them to treat you... - 12/19/11 10:10 AM
I am not a religious person. Meaning, I don't have any specific beliefs nor do I particularly want to discuss them with others. In a sales person position, it is not smart in my mind to talk too much about Politics or Religion. I enjoy discussion, I love a good exchange, but I also know that it can back fire on me, so I just don't go there. I read a blog this morning on AR about the difference between used car salespeople and Realtors. I have often, over my 10 years as a Realtor, heard that comparison..mostly as a joke,

la quinta homes for sale: Yes, we have "fall color changes" here in Palm Springs..just not like YOURS! - 10/19/11 09:04 AM
Yes, we have "fall color changes" here in Palm Springs, just not like YOURS! I can't tell you how many times people will say, "but you don't get to experience the seasonal changes!". True. Not if you mean leaves changing and falling, snow falling in the yard, rain and sleet. But..we are experiencing our desert season change into fall and heading into winter. The nights are COLD. For us Desert Dwellers at least. About 50 degrees! I had to put on my sweatshirt this morning! The days are still about 90 out so swimming, hiking, golfing, riding, tennis..all outside and

la quinta homes for sale: Squatters: Both Short Sale and Equity Sales. One of Each..Shebang! - 10/18/11 09:23 AM
Squatters: Both Short Sale and Equity Sales. I've got one of each..Shebang! I posted a blog a few days ago that generated lots of comments.."Sometimes it's hard to remain neutral as a Realtor." Basically, the Tenant in an Equity Sale had an attorney and was fighting to stay in the home she had signed a Lease Option on. She had not performed per contract, Landlord and Tenant had been to court. Court had laid down rules for her exit and I was handed the listing. (I'd hustled it for over a year actually-nice property) We are now in Escrow on

la quinta homes for sale: So How's the La Quinta Market holding up Kim??? - 10/14/11 08:04 AM
So, how's the La Quinta Market holding up Kim??? La Quinta is a gorgeous city in the Palm Springs Valley of California. We are very definately a Resort Community and right about now, the "snowbirds", or seasonal dwellers start calling and e-mailing me for market updates. I love it! The Reality is that NONE of us can predict the future of our local markets..no matter how closely we watch them, keep ourselves educated, walk the properties listed, list and close the Short Sales. There still is absolutely NO certainty in the markets in my opinion. But..if a Buyer or Seller can

la quinta homes for sale: Sometimes it's REALLY hard to remain a Neutral Realtor! - 10/13/11 10:29 PM
Sometimes it's REALLY hard to remain a Neutral Realtor. How often do we, as Realtors, also assume the role of sounding board, pieces ofa psychologist, bits of a teacher, parents, guides, on and on... Then again, there are times, when the situation calls for complete neutrality..and that for me, is even tougher. I had a recent situation that really made me confront this dichotomy. Seller calls me, I list a property that I've been "working" for the past year. I had hoped for the call, but never truly expected it. Turns out, the woman I'd been working with had become

la quinta homes for sale: My year long Listing Appointment; it finally paid off! - 10/07/11 09:31 AM
My year long Listing Appointment; it finally paid off! A year long appointment?? What did I do..sit in their living room for a year? Set up a tent in their front yard for the past 12 months? Come on..who does this?? Well, here's my story and I suspect MANY of you AR'ers out there have similar ones to share.. One year ago this month, October of 2010, I saw a FSBO sign at a prime property for one of my polo property buyers. I contacted the Seller and it turns out she's a Realtor. We chatted for awhile and I told

la quinta homes for sale: So, how long does it take YOU to prepare for a new Buyer??? - 09/12/11 09:53 AM
I have found that I don't feel truly prepared without several days of prep work before I even meet with a new Referral client and potential Buyer. I'm not talking about a potential Buyer that walks in when you're on the updesk..you only have them captive for a few minutes, or an hour or whatever. I'm talking specifically about a solid referral that was sent via a past Client that trusts me to take care of their "friend, relative, business partner, etc." Day 1: Phone, e-mail new referral to follow-up, introduce myself, try to generate some back and forth regarding what

la quinta homes for sale: That Pesky "Median Sales Price" Dump it!! - 08/18/11 12:58 PM
I'm really off Sales Reports..I mean if you want to get depressed, read those babies regularly. In ANY publication and Buyer, Seller, Marketer, or Realtor, you'll start needing to lay down and put a cold cloth to your head. The WORST price to follow is the Median Sales Price. Who cares? I see this random statistic in every single report in every single newspaper, CAR, NAR, CDAR report. Who cares what the Median Sales Price is for me here in Riverside County??? Riverside County is so far removed from the Reality of Palm Springs or La Quinta real estate that it's

la quinta homes for sale: Short Sale Listing appt. today; Equity Listing Appt. tomorrow..hmmm.. - 08/03/11 09:01 AM
This afternoon I am heading across town..really out in the hills, to be interviewed and to interview my prospective Client for a potential Short Sale Listing. He found me online and I can tell from the tone of his voice is still at that tentative stage of the potential Short Sale. I am looking forward to meeting him, discussing his situation, educating him on Hardship, his two Lenders on his two notes and generally talking about the Short Sale ropes. I suspect I will nab this listing. The ONLY obstacle will be the Sellers' grasp of the fact that his property
