Foreclosures (REO/Bank owned) properties are now everyday conversation in the Destin Florida real estate market. The buying process for foreclosure properties is very similar to traditional real estate transactions….and drastically different from “short sales”. A foreclosed property means that the property is in the ownership of the bank. Banks typically respond within 24-48 hours. Again, this is drastically different from short sales where the bank may take 3 months to respond. Foreclosures are also some of the most aggressively priced properties in the market. Because of this, it is not uncommon to see multiple buyers submit offers on a desirable foreclosure property.

Although popular, foreclosures also bring some of the biggest misconceptions in the market. The biggest of which is “the bank is in such need to get rid of the property they will take anything.” I have personally seen more buyers miss opportunities than take advantage with this mentality. Buyers need to remember that our market is a 2nd home and vacation market. This typically means that the property has a very strong chance of being in a desirable location and a strong chance of excellent future appreciation and rental income. On average, bank owned properties are sold for 90% of their asking price. This is very hard for buyers to grasp, so I do everything I can to help point out examples to set expectations. Some bank owned properties even close for more than asking price.

There are obvious exceptions for every rule that I have mentioned above, but the most important thing to know is that if you are looking to take advantage you must be ready. Below are some items that are required of all transactions and a look into the buying process.

All bank owned transactions require the following from the buyer:

  • Proof of Funds: If financing the bank will need a Pre Qualification letter from your lender. If paying cash, the bank will need an account statement showing that the buyer has access to the funds.
  • Copy of Escrow Check: The bank will require a copy of the check that will be submitted.
  • “As Is” Transactions: All foreclosure sales are “as is”, meaning that you are accepting the property in its current condition and cannot ask the bank for any repairs. You do still have the right to inspect the property and can walk away from the contract if your findings are not favorable……but the bank will not spend any money on repairs.

Facts;

  • Banks genuinely do not respond to offers until the property has been on the market for 7 days.
  • Banks will show favor to primary home purchasers over investors.
  • Banks will consider all offers presented to them until they officially sign an offer.
  • It is not uncommon for banks to pay for the Title closing costs of the transaction.
  • 70% of foreclosure properties in our market are vacant land.

Hi All.

I shot this picture on the morning of Labor Day.  No major damage to the area…but increasing winds reaching as high as 60 mph in Destin and Grayton Beach areas.  Many have been without power for a few hours and light flooding….but all in all very light compared to what we have seen in the past.  Should there be any more developments, I will certainly update you here.  Feel free to call if you have concerns.  Casey
