Some may not focus on a "niche" in the market....but the one's that do are starting to loosen the belt.
I have seen so many in the field who may be known for luxury sales, condo, specific neighborhoods, specific areas of the city, etc, begin to just go after anything they can get there hands on.  This is certainly understandable given the current circumstances in the market.....but keep in mind that you need to keep your brand strong to regain your success when the market comes back around.

I recently participated in a survey group that was studying the "Top 10 factors why people purchase the home they do".....We also had to rank them in order.  1 being most important and 10 being least important in the group.
The group was made up of home buyers and Realtors a like.  Below is the results of the group for overall ranking.
Here's where I need you....please give me your version of the "Top 10". Using the same 10 but with your personal ranking.
The Results:

The lovely and widely respected 80/20 rule.  The world of business and achievment certainly lives by the rule that 80% of the money is made/generated by 20% of the people.
Using this rule, if you gathered 20 Realtors in a room and asked them individually how the market is treating them.....4 would say that they are taking advantage of the current opportunities and 16 would say that the sky if falling!

Here is a stat that stands out.....35% of vacation property sales are a co-broker sale from the clients city of residence.  There is incredible opportunity out there for Realtors in Urban settings to offer value to clients that may be looking for a second or vacation home.
I make it a point to ask an out of town client everytime if they had discussions with their realtor back home about searching for a vacation property or if they were referred to a Realtor in the vacation home market.  The overwhelming answer is no.  With the stat listed above there is a … (4 comments)
