The buyer is pre-approved and loves your home! Only one catch, they still need to sell their home. Contingent offers can make things a bit tricky. Things a seller needs to know: Should I accept a contingent offer? Is the buyer's home priced right? Are they actively marketing their home? How's the location and condition of their home? There is nothing worse for a home seller than to find out just before closing that the buyer does not qualify for a loan. Pre-qualified and pre-approved are two different things! Financing today is much more complicated than it used to be. Investigating the buyer's financial situation is critical. Has the buyer been through underwriting?
