Sometimes sellers can become a bit complacent when the inventory is low and demand for homes is high. The current Twin Cities market feels somewhat like what 1998-2005 felt like. Preparing a home for sale starts to feel like an option. In any market...to maximize price, it's best to do the basics and prepare the home, have great photos and market aggressively.

With the world becoming such an internet based world, you would think that having a sign on a property for sale would be obsolete. With all the noise and confusion of the internet, having a sign on the property is still quite important. Areas that a buyer didn't think to search would keep the home out of mind. Many buyers still like to drive around to find what areas they may want to live in...it is surprising how often they notice a sign and realize a property and area could fit the bill.

Having a home on the market during the Holidays can be beneficial with the lower amount of competition. There can a be a bit of inconvenience though with showings at inconvenient times. Keeping the home on the market during these times can be an advantage to a home seller. To make it more convenient, a seller can put their home in a temporary unavailable status, just during the days guests may be coming. That way a seller can have the Holiday Cheer, without interuption.

In many areas of the Twin Cities (St. Paul and Minneapolis and surrounding suburbs), 2008-2012 were great years to buy investment properties and cash flow well. Can investors still cash flow on properties bought today? The deals on invesment properties are still out there, but fewer opportunities. It certainly can still be done...one just needs to be careful not to overpay on investment properties in order to cash flow.

When the real estate market hit it's lows a few years back...the discussion was "are we at the bottom?". One never knows if you are at the top or the bottom until the cycle changes. Many are asking if we are reaching the top of the market regarding home prices for this cycle. Again, one only knows after. There are often signals that indicate a bottom curve and a top curve. Instead of trying to time the market perfectly...making a move at the top curve (selling) or bottom curve (buying) seems to be a better approach.

Much of the Twin Cities' (St. Paul/Minneapolis and surrounding suburbs) real estate market is experiencing lower inventory. Just like 1998-2004, some sellers  feel that you don't have to prepare a homes as much since buyers don't have much to choose from. Sellers quickly lear that you have to prepare a home in any type of market. You have to dress for the ball if you want to be asked to dance.
