Nothing but sun, some warm days and some cooler ones. Who cares when the grass is green and the sun is out! Farmer's Market downtown Kalispell is on the agenda for Saturday morning. A little early for fresh produce, but still fun to make an appearance and see who we might run into. The Whitefish Pilot had this video on their web site. As I write this blog, it is snowing big flakes outside my window. Our snow pack is about 52% of normal and the ski hill has half as much snow as a year ago - of course that was a record year. Snow is in the forecast for the next week so skiers rejoice! There are a number of investors in the market looking at multi-family and commercial real estate. I had a commercial listing just close and showings on the duplex units I have listed. Job ads at Job Service and in the local paper are definitely on the rise.

Weather: for some reason this is the first thing that comes to mind this week. After many sunny and warm (for winter) days, it is snowing this morning. Still warm and may end up raining in the valley but the ski hills should benefit. It has been a slow start to skiing this year. Big Mtn received 7" the other night which led to avalanche control measures. This weekend should see the start to more stable snow fall and better conditions. A beautiful sight yesterday afternoon: full moon rising over Glacier National Park! Blue sky, snow on the Swan Range of the Rockies, incredible. I never tire of looking at the view that surrounds me in the Flathead Valley. It was a week of sunny days which did not help either Blacktail or Whitefish Mountain Resort to add to their snow base for skiing. Never the less, both areas are opening today. Well, I guess winter is here. Beautiful sunshine on the new snow today after off and on blizzard type weather the last couple of days. Whitefish Mountain Resort opens December 3 for skiing so getting some nice assistance from the weather. From the valley floor, the slopes are clearly covered in white. Saturday morning drive into Whitefish to get a fleece jacket for the little house dog. He didn't look kindly at the cold weather when he needed to head outside to do his duty. The trees - Aspen and Birch - are changing colors. It is getting dark earlier and we had a heavy rain last night. Sometimes fall is a welcome relief from all the things to do in the Flathead Valley in the summer. It is okay to stay inside at night and relax, without packing the long daylight hours in the summer full of fun and necessary things to do. Saturday and Sunday the 8-9th, the Kalispell Ski Club does their ski swap at the Flathead County Fairgrounds. Time to buy and sell used and new ski equipment and pick up that

Wow, what incredible weather we had for the entire month! Helped make up for the rainy June. Today is the last day to get your ski pass for the Whitefish Mountain Resort at the early season discounted rate. Supposed to be another La Nina so mucho snow! High school sports are in full fall season force. Flathead High and Glacier High are doing very well in both football and girl's volleyball. Some schools started this week but summer and tourist season is still in full swing. I have had 2 real estate sales close in the last week. One of my listings I sold myself to a woman from Texas closed last week and she is moving in today after a long drive. The closing this week was for the veterinarian at Alpine Vet. Hospital in Whitefish. Awesome young family and great addition to our valley. More and more out of state buyers are trickling into the valley. I have 2 more for sure coming in the next month. We have a record snow pack happening in our mountains. 121% was the report this week. Above last year for sure. It was a busy weekend working last week. I wrote 2 offers, 1 was part of 3 competing offers on a bank owned home. The other was a backup offer on a house for an out of state buyer. Seems there are buyers a plenty out there for the "deals". Probably have a contingent offer written a couple weeks ago going down the tubes with another offer expected today on that property. Nothing is easy in the real estate world

It is that time again, Whitefish Winter Carnival. Tonight is the ArtWalk downtown along with the North Valley School of Music concert and benefit auction. Tomorrow is the skijoring event. Skijoring is at the city airport. A rider on horseback races through a course towing a skier/snowboarder. It is always a kick to watch, not without incidents. I had a chance early in the week to ski in the sunshine. The front of the mountain had great snow and there were no people around. A little snow fell this week but with the cooler temps, conditions stay very good. Real Estate

Listings: This week I listed an investment property duplex in Kalispell which is 7 years old and always occupied. 3 bed and 2 full bath in a nice subdivision. I also was showing some buyers other duplex listings in Kalispell this week. My listing is larger and higher priced. There has been a lot of buyer activity in all duplex listings on the market recently. I listed a home Saturday in Ponderosa Pines. One of the nicer subdivisions in Kalispell. All these homes are on approximately .50 of an acre, have access to a homeowner park and in the winter

New Years weekend saw me busy showing homes to 3 buyer groups. 1 local web site contacts, 1 web contact from OK, 1 local past client. Showings from Kalispell to Whitefish, bank owned to not. Lots of variety. We have had snow and more snow in the valley and on the ski hill. Really starting to pile up. Temps have warmed which we are appreciating. This weekend starts the guided snowshoe excursions in Glacier National Park. Saturdays and Sundays, just show up with your snowshoes and join in. Lone Pine State Park is offering some guided walks as well. An exercise

Holiday activities in the Flathead Valley are picking up speed, see a list below. Took a drive on the Kalispell bypass (alternate route) last weekend. Speeds up the drive from the north to the south. No traffic lights but roundabouts control access and exit. Had a wonderful dinner at the Whitefish Lake Restaurant Sunday night. The atmosphere cannot be beat. Log inside, roaring fire, low lights, and great food. Reserve early for Christmas plans. Another restaurant in Whitefish, Latitude 48 on Central downtown, good value and good food. Took a great Sunday scenic drive the other fall day. North to Whitefish, continue to Eureka, left to Rexford and along the Kookanusa reservoir, south to Hwy 2. Stopped to visit the dam. Beautiful fall colors and scenic drive. Had no idea there were marinas along the way. People out fishing. Our local von Trapp kids will soon be seen on the Oprah show. They are decendents of Maria von Trapp of Sound of Music fame. We saw them when they were much younger at a performance in the valley. Fantastic voices! Election, election, always in the news

There is snow on the hills! A few more days to take advantage of the Whitefish Mountain Resort season pass discount to get up there and ski. This is an La Nina year so should be lots of snow. I have my pass, do you have yours? Last weekend to drive the Going to the Sun Road in Glacier National Park from West Glacier. Logan's Pass access will be closed to enable crews to get more work done before winter. Visits to our backyard national park were up 11% this year. I can testify to the heavier than normal traffic in

Observation: Early a.m. traffic is back to normal with schools starting up. I participate in a small group workout at 7a.m. in Kalispell. The traffic was much increased with the beginning of most Kalispell schools in the last week. An early morning chill confirms that fall is on the way. I find fall invigorating and energizing. Sad to see summer waning, but love the change as well. Mission Mountain Wood Band is doing a concert tonight a the Flathead County Fairgrounds to benefit North Valley School of Music. Can you believe July is coming to an end?! The City of Whitefish is once again grappling with Hwy 93 retail expansion. The merchants downtown are fighting it. The flip side is that if Whitefish does not allow such growth, it pushes retail shoppers 15 min. south into Kalispell. Whitefish also charges a very minor resort sales tax on retail that does not assist generating shoppers in that town.
