Anderson County Kansas

Anderson County Kansas is approximately 584 square miles with an average county population of about 8,000.  Anderson County has a wonderful Development Agency and encourages small business and growth in its rural towns. The Chamber of Commerce in Garnett is great start to finding out information about the area and the Experience Garnett website provides information about local events. Also check out the Anderson County Historical Society in Garnett and the local newspaper, the Anderson County Review. Check out Cornstock an annual festival about all things related to corn that happens every year.

One of the highlights of the county is the Prairie Spirit Trail which is about a 50 mile trail that you can hike, walk or bike ride. The trail goes through Ottawa, Princeton, Scipio, Richmond, Garnett, Welda, Colony, and Iola. It runs along Highways 59 and 169 in about 6-9 mile increments staring in Ottawa then to Princeton to Richmond to Garnett and to Welda. It is very easy to reach the Trail from Lawrence, Topeka or Kansas City and it is a great day outing on a nice day.  Check out the video at the state parks website.

Ellsworth County Kansas

Ellsworth County Kansas is approximately 717 square miles with an average county population of about 6,000.  Ellsworth County has its county seat in the town of Ellsworth. It has a great little downtown area and is the center for the county. It is located in Central Kansas and is known for its post rock scenic byways and great fishing and hunting. It is full of rolling hills, high bluffs, treed areas and a beautiful countryside landscape view.  The Ellsworth-Kanopolis Chamber of Commerce in Ellsworth is a great start to finding out information about the area and for resources that encourage small business and growth in its rural towns. The Census Bureau provides a quick fact page about Ellsworth County including population and business data.  The University of Kansas provides a County Profile Report with 12 categories of information including business and housing information on Ellsworth County.

Ellsworth has great schools, three beautiful parks, a golf course, an airport, a swimming pool, great hunting and fishing and about 3,000 people. As the county seat of Ellsworth County, Ellsworth is located just seven miles south of I-70 and is accessible by Kansas highways 14, 140 and 156.  It is a typical small rural town in Kansas that is a community working together to support the growth of business in the area and its residents.  Many events such as CowTown Days happen in the Ellsworth area. The Ellsworth County Historical Society has two museum complexes which are the Hodgen House and the Fort Harker Museum and there is wealth of historical information available about the area. A good history read on the area is by Cutler.  Many historical images area available from the Special Collections at the Wichita State University Library on EllsworthHolyrood, and Wilson. The Post Rock Scout Museum is dedicated to preservation of historical items from Girl Scouts and Boy Scouts organizations.

The Smoky Hill Development Corporation works in cooperation with Ellsworth County and its municipal cities to help bring new business to the area. It is also part of the FREE Kansas Land program where builders provide free residential lots to offer as an incentive to bring new people to town to build a new home.  Many famous people are from Kansas and maybe your next business idea will start here.

The history of Ellsworth is very interesting.  It was one of the wickedest cattle towns in the West and a brutal place in the 1800s. There are still some working ranches  like the JL Canyon Cattle Ranch where you can visit for a trial ride or roundup.

The Kansas Hay Market Report was released today (early due to holidays) by the USDA and Kansas Department of Agriculture.  

SUMMARY:

Hay trade moderate to active. Demand very strong for dairy, stock cow and
grinding alfalfa, moderate to strong for alfalfa pellets and grass hay. Most of
the State is receiving rain at this writing. The far Western counties are
getting blowing snow, which is forecast to move across Kansas with blizzard
conditions at times. Everyone is busy preparing for the storm and taking care of
livestock. Hay use and bedding will increase accordingly.

The week in news in Kansas

 

BANKING

Here in the Heart of America we tend to not feel many waves as we didn’t feel the extreme highs of the real estate market and also in turn didn’t feel the severe lows.  However, it was shocking to learn today that 3 banks are in serious trouble in Kansas.  As Kansans I think we feel like it is always happening somewhere else!   Nonetheless these banks were issues cease and desist orders from the FDIC and you can read more details in the Wichita Business Journal.  The three banks were Security State Bank in Fort Scott, Kansas; First Security Bank and Trust Company in Norton, Kansas; and Pilsen State Bank in Lincolnville Kansas.

 

ECONOMY

The Feds think our economic recovery is moderate.  Jobs are still a major concern as they should be. New housing starts were the lowest since 1963.  Kansas Land Brokers believes from the activity we are seeing that land sales are not experiencing these types of lows and highs and are holding slow and steady. 

 

 

MARKET

The National Association of Realtors has a Realtors Confidence Index and some of the comments from the January report included

• Anything under $100,000 in good condition usually sells within a week and half the time has multiple bids.

• As you know, the homes over $300,000 are like zombies—very little movement.

• Buyers are putting in unrealistic low offers due to all the press about foreclosures and short sales—on regular properties.

• Buyers are unrealistic as to price and sellers won’t put their homes on the market for fear they won’t get what they want.

• Jobs seem to be the key.

• Sellers still think they can get top dollar for their properties without regard to today’s numbers. They then let it sit on the market as a way of “getting their price” and then get testy regarding the market.

 

The Real Estate Confidence Index (REIC) tracks agent and broker confidence in the marketplace and it has dropped to one of the lowest number at 5.63 nationwide.  However, as we reported last month, Kansas was one of only seven states last month that had a higher number showing more optimism in the market.  For February Kansas moved slightly downward to 6.16 but considering the nationwide is still at 5.63 that shows great promise for the Kansas marketplace. Some of the comments for the Kansas market include:

• “Weather has stopped some activity here and the first time buyer market is dwindling.”

• “Layoffs at Major industries.”

• “Foreclosures and lay offs are still a strong problem hurting the values in most neighborhoods.”

• “Southwest Ks has a stable market with stable economy. Our Farming/Ranching and Oil/Gas industries are our present and future market factors.”

• “Longer time on market, lower offers on properties, less commitment from buyers.”

• “We have 6.2 months supply of inventory, so we are pretty close to being balanced.”

• “Brutal buyers, less inventory.”

 

 

LAND VALUES

FARMING

The ground continues to be wet in most areas although the snow has melted off almost completely in most areas.  Little change has occurred in cash rents in terms of land values.  Loan demand has remained relatively the same and funds are available.  Livestock, especially cattle, seems to be the only area showing any slight weakness.  Check out a great article about rotational grazing posted at AgWeb this week.

Working in the farmland and rural land sales business exclusively it has been a given over the years that land is for the most part completely left out of all projections, reports and categories in the real estate industry.  Sure, commercial land seems to have their own place within the commercial real estate market but those are usually parcels that have specific use and zoning.  General rural land including hunting, farmland, cropland, ranchland and pasture is never covered in real estate industry publications...until now! 
 
Pleasantly surprised to receive the National Association of Realtors magazine this month with a top review article onfarmland of all things.  For the 11 plus years I have been receiving this magazine I have never once seen an article devoted exclusively to farm land as a category. Now, most of that credit should go where it is deserved...the Realtors Land Institute.  They have spent the last few years promoting their organization and real estate land brokers more than they ever had in the past. While we are and have been members and believe there is value in it - it is also best to remember that all organizations have an agenda - mainly to get more dues paying members.  By highlighting those that have spend thousands getting a three letter initial behind their name - it is no different than any other real estate organization like eProGRI or any other real estate designation.  While education is important it certainly does not mean that a real estate broker is qualified or the best person to help just because they have completed a course. 
 
More networking groups, state chapters and land listing websites are popping up all the time.  While most of that may be good there are some rumblings that farmland is headed for a bubble just like every other real estate category did a few years ago.  While a general slow down of values can certainly happen in the foreseeable future most experts agree that a total crash is not expected in land values.  
 
The farmland article poses the questions...

Various parts of the country are represented including Texas and Illinois but one thing has not changed and that is that all real estate is local.  Kansas in general is not experiencing near the run-up price per acre increases that the Midwest Corn Belt is and these types of articles in the mainstream media can fuel sellers unrealistic price expectations when it comes time to sell. The final point that the future looks bright is optimistic and we agree.  Although the article seems about a year late in terms of sharing the information as prices have been going up for the last two years.  We respect and network with many agents across the United States that convey similar thoughts as those in the article. But as you read about the high values take into account your own area and make your own decisions based up on local data. 
 
As the saying goes.....Location, Location, Location

The Washington post headline Ceres Partners reaps profits from farmland is just many news posts lately expanding on how many investment houses, hedge funds and internationally known famous investors such as Soros, Buffet, and Rogers are doing and that is investing in farmland.


"Returns from farmland have trounced those of equities." says Ceres Partners co-founder Perry Vieth.

Investors Galore....

A George  Soros fund owns over 20% of a farmland company, Adecoagro.

Warren Buffett says farmland better than gold.

Jim Rogers says buy where it rains and find a farmer that can run the farm right. And...more importantly Rogers is reported to say he has stopped buying gold, silver and stocks.
