There are many articles about land vs. stocks and what is better. Maybe instead of comparing them why not take a look at just adding land to your investment portfolio. With that in mind it is easier to do your own research. Land is easier to find information because most of the due diligence you need to do can be done using public tax records. Seems everyone on the business news channels has jumped on the bandwagon of farmland being a great investment. Landowners have known this for years but as the markets continue to deteriorate and investors have gone looking for safer investments farmland and land investments are being touted again by the main stream media. Most recently Farmland Forecast reported two more news stories. One from the Chicago Tribune that profiled organic farms and investments for every day consumers that are looking for more organic food products. Some interesting news articles came across on major news channel sites recently talking about the value of investing in land. CNBC Anthony Fry is telling investors to play it safe and buy physical assets like land. "I don't want to scare anyone but I am considering investing in barbed wire and guns, things are not looking good and rates are heading higher," he said. The Wall Street Journal Online article titled Cash Crops: Buying Farmland for Income stated that investors can expect about 5% return on land each year along with at least that in appreciation in the land value. The recent issue of LandOwner is reporting that demand is strong for Midwestern farmland. They also mention that there is very little top quality farmland currently on the market and as we have reported previously that contributes to keeping land values strong. Recent auction results in Sherman County Kansas brought $1150 an acre for cropland. That is similar to what we are seeing for cropland and for pasture more around $800 an acre has been the average for auctions and private sales. Demand for recreational tracts of land remains slow but the inventory of listings is extremely low. There is less

The Progressive Farmer recently reported Kansas number 3 on its list of the best places to own farmland. The Central Plains were very well represented with Nebraska hitting number one. The article also pointed out that Kansas land at $1050 an acre is a bargain. The article also profiled Haskell County Kansas where beef feedlots and even cotton are viable crops for farmers. One of the more interesting quotes from the article talked about the high prices of some farmland in the last few years and how that might not always be viable due to profitability.
