The lack of specific information on land values makes it increasingly difficult for landowners to find out a good range of numbers for the value of their land. Although there are many different websites that offer land listings many of these are outdated or only provide a partial view of current market listings.

The Heartland Multiple Listing Service (MLS) activity report for January 2010 shows that there were 6003 Lot and Land available listings with 448 of them being new. The average listing price was $169,830 and 28 were pending with 51 sales that had an average closing price of $105,644 and sold for approximately 90% of their listing price. The South Central Kansas MLS (Wichita) report shows a decrease in numbers of properties sold year to date from 2009 to 2010 with last year at 54 and this year at only 29. For Jan. 2010 there was 29 sold land listings with a total volume of $1,869,140 and the average list price was $71,578 and average sold price was $64,453 and average days on market 154.

The recent issue of LandOwner is reporting that demand is strong for Midwestern farmland. They also mention that there is very little top quality farmland currently on the market and as we have reported previously that contributes to keeping land values strong. Recent auction results in Sherman County Kansas brought $1150 an acre for cropland. That is similar to what we are seeing for cropland and for pasture more around $800 an acre has been the average for auctions and private sales.
