values: Recent Kansas Land Values - 05/14/12 03:01 PM
A recent issue of LandOwner Newsletter magazine reports some values for Kansas land sales.  In April a section of land in Kearny County Kansas that was under CRP at $40/acre sold for about $1,562 per acre.  In May some dryland cropland sold at auction for $4,000 per acre with was a new county record for Thomas County and the land was located southease of Colby.

values: Sales Tax Rates in Kansas - 04/11/12 09:11 AM
The Tax Foundation relased a report with the Sales Tax Rates in Major United States Cities and Wichita Kansas came in on the list as number 66 on the ranks.  The state rate in Kansas 6.3%  and the local rate is 1% for a total tax rate in Wichita, Kansas of 7.3%
 
Anchorage Alaska came in at the lowest as zero percent and the highest was Montgomery and Brimingham Alabama at 10% total rates. Seattle, Washington and Glendale Arizona and Chicago Illinois were the next higest at 9.5% and Kansas City Missouri came in at 7.85%

values: Kansas Farmland Index - 04/03/12 10:50 AM
The Kansas Farmland Index has slowed somewhat in 2012 compared to 2011 as shown in our chart.  Blue bars are 2011 and 2012 is red bars.  Will be interested to see how 2012 pans out for farmland values across the state.

Don’t Say it Can’t Go Any Higher!
The big news on farmland values in October was the $16,750 per acre price for Iowa farmland.  Even more shocking was that it topped the previous high price of $15,368 an acre a whole week before in another part of the state.  Granted, this is some very high quality farmland with high Corn Suitability Ratings. So said Benjamin Franklin.  Property tax in Kansas is in three categories.  Real Estate, Personal Property, and State Assessed.  State Assessed is railroads, pipelines, and public utilities. values: Kansas Farmland Price Value Index holding - 05/20/11 08:17 PM
The Farmland Price index is a monthly index value done by Creighton University and it is number from 0 to 100 and is based up surveys of rural banks in agriculture areas including Kansas. The states in the Farmland Price Index include Colorado, Illinois, Iowa, Kansas, Minnesota, Nebraska, North Dakota, South Dakota and Wyoming.
The overall reading is now 75 which is down from 77.6 last month. A number greater than 50 is indication that land prices are going up. Kansas is higher than the overall reading this month which coincides with the Federal Reserve Bank of Kansas City Fed report … (1 comments)

International farmland buying and selling has hit headlines again recently as the quest to feed the world continues with farmland at the heart of it all.
The Des Moines Register had this headline this week Green Fields: China buying farmland all over the globe showing that China is on a quest for more farmland to feed its people.  Although they are looking for farmland nearly everywhere apparently the United States is not one of those places due to our skyrocketing land prices especially in the corn belt in the last year.

values: Summary of FDIC webinar Don't Bet the Farm - Assessing the Boom in Farmland Prices - 03/10/11 11:52 AM
The seminar put on by the FDIC in streaming video webinar format this morning titled Don't Bet the Farm - Assesing the Boom in Farmland Prices was very interesting with a panel of speakers in various fields such as banking, agricultural professors and economists.  The one group that was blatantly not represented was the actual farmer or agricultural producer which was odd. It seemed that a representative from farming should have been there to give input on such an important topic.

values: Federal Reserve Reports Rapid Rise in Land Values and Farm Income - 02/17/11 09:53 AM
They report that prices had risen substantially from the previous year.  The year-over-year rise for non-irrigated land for Kansas was 19.5%.  Take note that this is a survey of select bankers across the region and is not an indication of the entire market. Bankers have knowledge of sales that have loans and many transactions are cash and are never reported.  Typically a higher priced sale is going to need a loan as well.
This report is always substantially higher on values than what K-State reports on their annual reports which is probably closer to true values.  A few select auction sales … (0 comments)

SOME THINGS NEVER CHANGE
When it comes to real estate investing even though new books and gurus preach about new techniques all the time; truly the basics of real estate investments have not changed. Land never changes. What is on top of the land may change but the dirt is always there. Its article of corporations will not dissolve overnight and disappear. Land will always be there and the amount we have now on earth will stay relatively the same in our lifetimes.

values: Topeka Kansas - SmartMoney choice for low risk real estate market - 11/16/10 03:29 PM
Living in the heartland of the USA in Kansas has its advantages.  We are somewhat insulated from the highs and lows of the east/west coast markets. 
The Wall Street Journal just posted a Low-Risk Housing chart that showed Topeka Kansas in the green zone.  Only a 14.2% risk or chance of home prices being lower in the next two years.  I think that will mirror the land market as well.

The area stats from the Topeka Kansas MLS show that 5 parcels of land sold in October 2010.  We only follow parcels of 10 acres or more so any commercial land or residential lot listings are not included. Land values can vary greatly depending on the type of land and even within counties.

values: History of Kansas Land Values - 10/26/10 10:18 AM
The history of the Land Values Summary by the USDA, National Agricultural Statistics Service for Kansas (Northern Plains Region) shows a nice trend for landowners.  Overall since Kansas has consistently gone up in values for farmland.  The Northern Plains Regions includes Kansas, Nebraska, North Dakota, and South Dakota and that region has been holding in values or increasing as well.

There has been a lot of buzz lately about the land market.  Parts of Iowa have experienced skyrocketing values in cropland; recreational land markets are stagnant and disturbingly low values have been seen in development land all across the nation. Even the overlooked sector of farmland received some major press over the last couple of months after the Annual Land Values report by the USDA was released. So where does all of this leave the average farmer or farmland investor?

Each year Kansas Land Brokers posts the results of The Land Values 2010 Summary by the USDA, National Agricultural Statistics Service for Kansas (Northern Plains Region).
 
Kansas continues to hold its farmland and ranchland values as the historical charts shows increases since 2005.  The Northern Plains Regions includes Kansas, Nebraska, North Dakota, and South Dakota and the region has held values particularly well over the last five years as well.

Tracking the news lately has been for someone who watches the headlines for farmland especially as an investment.  I recently posted about the USA mainstream media outlets touting the benefits of owning farmland but now even more news is showing up indicating it is a solid investment worldwide not just in the United States.  As Mark Twain said they aren't making anymore of it and as Louis Glickman said The Best Investment on Earth is Earth.
