In the Kapalua Resort, there are five residential neighborhoods and one under development. They each have their own unique characteristics and individual market conditions. A summary of the various neighborhoods and their individual market conditions follow, along with photos I took from a day flying with a friend over West Maui.

I attended the foreclosure for the Ritz-Carlton Residences, Kapalua Bay today, which took place today on the courthouse steps in Honolulu. With just two bidders, the opening bid was Ritz Carlton Development, with an opening bid of $52 million. The second and highest bid was Island Acquisitions, with a bid of $55 million.
This is for the bulk purchase with no separate or individual sales of

Kapalua Real Estate: Market UpdateIt’s on everyone’s mind: “What’s going on in the market?” While trends are difficult to predict when data samples are small, I find the quarterly comparison of our market against the prior year to be insightful. We have definitely seen an increase in both the number of sales and sales volume. April 4, 2012It has been a beautiful winter and spring here in Kapalua, and there is a sense of optimism in the real estate market. If we were to compare the first few months of 2012 with 2011, there have been 14 sales to date vs. only 9 in the same time frame. The total dollar volume remains fairly constant ($25,611,000 in 2012 vs. $24,560,300 in 2011). However, it is noteworthy that the 2011 figure was significantly increased by the sale of a $14 million home, and without it, the volume would have been less than 50% of that achieved so … (0 comments)

The real estate market in Kapalua has held relatively steady over the past year. Comparing sales through this time in 2011 with 2010, we see that the number of sales is up 11%, and sales volume is up 19% with $81,248,862 in closed sales in 2011 vs. $65,533,000 for the same period in 2010. Maui Court Confirms Ritz-Carlton, Kapalua Hotel Foreclosure
On May 5, 2011, at $75 million, Lehman was the sole bidder at the foreclosure auction of the Ritz-Carlton, Kapalua Hotel. Lehman was the original lien holder on the property, which was owned by W2005/Gengate Realty. Lehman’s bid was subject to court confirmation, at which time, bidding could be reopened with a bid 5% higher than Lehman’s May 5th bid.
In the court confirmation hearing on July 20, 2011, bidding was reopened by a new party. However, Lehman remained the high bidder, recording at $95,000,000.
