When selling your home, you do not need to spend a lot of money to make your home appealing to buyers.  Many times it is as simple as GETTING RID of clutter and doing something simple like this: a new bed spread and a few accessories.  I have a feeling though, that simply eliminating the clutter from off the top of the dresser, window sills, and night stands (and under the bed) and making the bed NEATLY would have still had a dramatic effect.

This story below is an excellent illustration of a motivated vs. not-so-motivated seller!  Many sellers think they are motivated but in fact they are only "in it" partway.  
The thing is, unmotivated sellers - whether they are here in Northeast PA or Ohio or Washington or Flordia - cause a lot of wheel spinning on the part of their listing agent, their listing brokerage, the buyers, and the buyers agents.  Listings that may or may not sell cost everyone money - whether it be gas money driving there, money for advertising, time and effort on the part of the listing … (4 comments)

Everyone, I would encourage you all to take a little time this weekend to show kindness to a stranger, even if it takes you out of your way.
It is very satisfying to do something for someone else, without any expectation of compensation, doing it "just because."
Lots of people make fun of Mayberry and an Andy Griffith show mentality (oops, I guess I'm showing my age here...) but I'm here to tell you - most people will appreciate an unprovoked kindness.

This is the first Saturday in a LONG time that I don't have something real estate realted going on.  Last Saturday I was holding an Open House (gorgeous neo-French colonial style home on 3 acres...vividly and tastefully decorated...) and then I went to Indian Rocks to look at a home for a CMA (comparative market analysis - comparing the home against others to see where it should be priced).  
The previous weekend, I was taking buyers out to look at Lake Wallenpaupack lakefront homes for sale.  We drove all around the lake, and then even headed out to Fawn Lake Forest … (20 comments)

One thing I try to avoid is mimicking what other bloggers write about. But I was reading Maureen McCabe's blog today and she mentioned a blog by Ann Arbor real estate agent Karen Moorehead that explains why Easter was so early this year.
My kids asked me about this today...and interestingly enough, right after I read Maureen's, and then Karen's blogs, I got an email from my friend in Georgia that also explained the date for Easter 2008.

Yesterday, I was doing something that had nothing to do with real estate - so I thought. For some inexplicable reason, I turned on The People's Court. My parents and I used to love it with Judge Wapner; Judge Marilyn actually annoys me, and I miss Rusty the Bailiff. And why do these women judges use their first names? Judge Marilyn or Judge Judy sounds like preschool names, while Judge Wapner sounds dignified and commands respect. But I digress.

One of the biggest trends in real estate today is home staging.  I have seen staged homes while showing properties in my market (Lake Wallenpaupack, the Poconos, Pike County, and Wayne County in northeast PA.)  Staging can certainly be an excellent tool to help buyers envision themselves at home in a particular house.There have been some articles written lately warning buyers about "seeing through the veil of staging."  Supposedly, staging can mask or hide defects in a home, deceiving buyers.  Some of these authors actually go so far as to tell buyers to be WARY of a staged home, because they … (19 comments)

Cookie cutter homes. They are everywhere! So many homes are identical - or nearly identical - to dozens of others in the area. If they were edible, Cookie Monster would have a ball.
Currently, in the Pike and Wayne County PA MLS, there are about 2000 homes on the market. How will consumers decide which one to buy?
What are you doing to make your home memorable?

It hurts my heart to think that my beloved Poconos are going become a mini Atlantic City with a few thousand slot machines...and heaven knows what else will slither in with them. Honestly, is that really what the Poconos is all about? What happened to cabins on a lake, getting "lost" in nature...getting away from all the crap?
Now, the crap is encroaching and it appears that very few people care.

For as long as I can remember, I have loved to take pictures. I remember being so persistent with my mom in the Salvation Army one time, when I was about 8 or 9 - there was an old 35mm camera on the shelf for $2. I wanted it SO badly, and my mom, sensible woman that she was, tried in vain to talk me out of it. Nobody really puts a decent camera in the Salvation Army...but my persistence paid off and she bought it, just so she could go back to looking for new curtains in peace.

Pike County PA has so many beautiful places - another of these is Bruce Lake Natural Area. Part of Promised Land State Park, 2.5 mile Bruce Lake Natural Area is part of over 50 miles of hiking trails in the state forest.
Last Sunday afternoon, the husband, Mr. Rice, and I took our three unruly kids on this hike, hoping to hike the attitudes right out of them.
It worked!
