I guess the main point was... maybe I wasn't as smart as I thought I was. Her home had been on the market for about two months. The seller thought it was "the Nicest Home On The Block." It was a four bedroom, two bath "New England Style" colonial. Lots of white siding, exterior shutters tastefully done, nice shrubbery and landscaping, an oversized lot with some trees... very appealling, or so I thought. It was a nice home. and as time wore on, it was getting lots of showings... even a few second showings... but no offers. I took several of my Realtor friends (34 comments)

It just occurred to me... that my fish must be absolutely starving. I cannot even remember the last time I fed them. I really can't. So, like a good little fish-mother... I have been trying to figure out just what to do. I looked all around for my "Fish Feeding for Rainers" book... but it was nowhere to be found. What to do... what to do.... ? I tried google. It went on for pages and pages... but in the end, it was of no help whatsoever. I was at a loss...

We had both been through a lot... . We drove over two thousand miles to get to DFW. We were both tired, and although we were both very sad about leaving Ohio... we both knew we needed to somehow start our new life. The divorce had been very hard for me. Eighteen years... the girl next door married the boy next door. We were scared, but we were in love... and we had dreamed about it since the middle of high school. What a Kitchen ! All Four Walls are lined with both Cabinets and Counter-tops. Can you imagine... moving in to your new home, unpacking and getting all your kitchen stuff pot away, and still having empty cupboards ? Many Nights... Late at Night... I can usually be found at my "Blogging Desk." I have received many, many requests (one actually... LOL) for a photo of myself while creating the "missives" I send out into the blogosphere in the middle of the night. So, in response to all of those "pleadings" (actually, it's up to two now... my cat Mollie just emailed me)... here it is ! I have an artist working on creating a Fifteen Month calendar suitable for mounting in such places as offices, libraries, schools, churches, auto body shops and NTB Tire Stores. This Exciting Brick Single-Story Home... is so great for entertaining. All you need to do is see this home just once... and You'll Want To Call The Movers. The Gourmet Kitchen is incredible. The cabinets are hand-stained, and look absolutely gorgeous. There's more room, more counter space, and more cabinets in this spacious kitchen than in some homes selling for much more. The Breakfast Serving Bar opens int the Morning Room/Breakfast nook, and is such a peaceful setting to enjoy your morning coffee. The kitchen also opens into the Great Room/Family Room, and is the perfect setting for the upcoming Thanksgiving and Christmas holidays.

Mr and Ms Home Seller have decided to sell their home. They have a fairly good idea of what they think their home is worth. After doing their own homework online with some of the automated pricing web sites, The Sellers, being very sensible sellers, schedule appointments with three local Listing Agents who've been hanging stuff on their front doorknob for years. Each Agent comes prepared with a "Competitive Market Analysis" (called a CMA). It is on fancy paper, and two of the three even have "professionally done" flip charts as part of their presentations. With Alan Greenspan being in the news so much recently... I have heard several of my Realtor friends say that they wish he would just keep quiet ! They say he is talking too much, and now that he is no longer Chairman of the Federal Reserve, that he needs to let Mr. Bernanke do the talking. Personally, I think Greenspan needs to talk more... not less. Please allow me to explain. I personally think it is foolish for anyone to disregard what Alan Greenspan has to say. I watched his entire interview tonight... one hour long... with Maria Bartiromo on CNBC. (9 comments)

If You Thought You Couldn't Find a Five Bedroom Two Story... with quality like this, you need to call Karen Anne Stone at New Home Hunters of Tarrant County. This is one of the best values we've seen in quite a while. The Brick and Stone Front has Great Drive-Up Appeal. Brick accents and Quoin corners, brick window eyebrows, and accented "soldier course" over the garage door are all such nice touches.

As Unlikely Is It May Seem... Once In A While... some buyers or sellers in the Fort Worth, Texas area actually use the services of a Realtor other than Karen Anne Stone. This can often be a very trying experience for them... fraught with dismay and disappointment. Here is a case in point: Pictured below is Ms Ivana Newhouse. Ms Newhouse had been looking for a new home on her own for quite a while. Sometimes looking online, sometimes using the Sunday Paper and just driving around... she had not been having very much luck. I used to go to the Birchmere quite often. It's a "music club" on Mount Vernon Street in Arlington, Virginia. It's a place where "music lover's" can go to relax and enjoy various performing acts. Two things I enjoy very much about The Birchmere are the fact that it is a very "intimate" setting... it only seats about 400 people. And when the acts perform, it is more than customary that it be so quiet you could hear the proverbial pin drop while the musicians are performing. Just three weeks ago... on August 13th thru August 15th, I attended my very first By Referral Only Main Event. It was in Reston, Virginia at the Hyatt Regency Reston Center. I had such a great experience, although it was a bit overwhelming. I had heard so much about Joe Stumpf and his By Referral Only seminar, and it truly was everything I expected, and more.

As we move towards the end of the year... there is a Year End Bonus For Buyers out there to be had, and there's less than four months left in the year to take advantage of it. Texas as a state is one that very much encourages Individual Home Ownership. People who own their homes are more likely to take part in local area activities. They are more likely to vote, and more likely to run for offices like school boards, city council positions, mayors of their city, and even state-wide positions. Often when I sell a New Home... when the buyers and I get around to doing their "pre-closing walk-thru" with the Builder, my buyers sometimes ask me whether or not they should first get their home inspected by a Professional Home Inspector. Of course, that should always be the buyer's choice to make. And I would always encourage buyers to do what they felt they needed to do to insure in their mind that they were getting a quality-built home. Sometimes, though, the buyers are extremely tight on cash. The $350 or so that the typical home inspector may charge can be a real hardship on (14 comments)

Recently I was showing a couple some homes in Fort Worth in a neighborhood where the prices were in the $175,000 to $225,000 price range. Then it came. Some of us have heard it before. They asked me... "Is This a "Mixed" Neighborhood ? I paused slightly, and then answered: "Well, let's look around. Oh look, there's a single story home. And... over there... why, there's a two-story home. And... LOOK. There's even a story-and-a-half over there !" And... that was all I said. I gently and politely smiled. So they said: "No... Many years ago... in what seems like a previous life, I was teaching school in the Catholic Schools in NorthEastern Ohio. I had been teaching for nine years, and really enjoyed it. I was dedicated, industrious, caring, and the type of teacher who was always there early, and always stayed late. One of my joys was always being the one many of my students sought out to talk to about their problems. Problems at home, problems about friends, and just stuff in general. It was early June.
