Are we giving up before we try?  I did a staging consultation the other day for a sweet young couple.  They need to sell their house so that they can be closer to family members who help out with their daycare needs.  They have a great house that they really love - it's an older home and they've made some wonderful improvements to it. The listing agent asked me to talk to this couple about getting their house ready to sell.  She felt the extra clutter and over-sized furniture was making this house feel smaller than it is.

Are Open Houses Simply a Waste of Time?   Part I
The real estate shows on HGTV sure make a big fuss over Open Houses.  They would have  us to believe that holding an Open House will always attract LOTS of home buyers.  But the reality is, it doesn't always work that way. 
Most agents will agree that only a small percentage of homes are actually sold during an Open House.  Many agents do Open Houses for the sole purpose of meeting future home buying clients.

Nothing turns off buyers faster than ODORS.   We tend to grow so accustomed to our own household smells that we don't even notice them any more. (Melissa McKinney provides a wonderful example of this in her post Wow! This Deal STINKS!!!!)
