The first decade of this century has certainly been a roller coaster in terms of world events and real estate value!  The Northern Virginia local Sun Gazette newspaper prints a chart each year that shows the average sales price of homes and number of transactions, as well as the percent change over the previous year.  The previous decade closed in 1999 with 22,715 total sales and an average sales price of $238,496 for a home in Northern Virginia.

Recently I had the pleasure of playing golf with my husband in Florida at Turnberry Isle, a Fairmont property in Florida, where the course provided a fore-caddy.  I have had the opportunity to golf with a traditional caddy, and found the insightful advice and moral support beneficial to my game.  As this was my first experience in golfing with the benefit of having a fore-caddy, I immediately saw the correlation to my vocation in real estate.

In the investment world, the adage “eat well, sleep well” refers to the trade off made between risk and return.  The more risk one is able to stomach, the higher the potential return and thus the possibility of eating well.  However, with risk there often exists great uncertainty and volatility, thus the possibility of sleepless nights.  Conversely, one can invest conservatively which means sleeping well, but the return will probably be lower which translates into not eating as well.

Salona is an historical site comprising of 52.4 acres in McLean, Virginia.  It is the location where legend holds that James and Dolley Madison fled to with a famous portrait of George Washington, saving it from the burning White House in 1814.   Later a portion of 123, the main thoroughfare from Georgetown to western parts of Fairfax County, was named “Dolley Madison Boulevard” to commemorate this significant journey.  The Salona homestead and grounds totaling 7.8 acres is protected into perpetuity by a conservation easement.

Recent census data confirmed what many DC region residents have surmised:  people in this area are highly educated.  In fact, of the urban areas in the United States, the DC metro boasts the highest rate of adults that hold bachelor’s degrees - 47%.  Additionally out of the top 10 best-educated counties in the United States, 6 are located within commuting distance of Washington, DC.  That is a high concentration of intelligence.
