I attended a great signing yesterday morning with some really sweet clients.  We were closing on the purchase of an accepted short sale offer that was a long time in the works.  Again, everything went great, the borrowers wired their funds into escrow and we're scheduled to fund first thing tomorrow morning.  Actually, we were ready to fund today, however the current bank (B of A) didn't want to close a day early....go figure.

One of the things I remember being so excited about when we bought our current home, was the great view we'd have to watch the Fourth of July fireworks that were an annual event at the Jackson County Fairground.  Little did we know, that the year we bought, 2002 would the last year there would be a fireworks display at the fairgrounds.
The area display was since moved to the Medford Armory, south of us, and not within the range of our beautiful view of the Rogue Valley.

A positive spin on lousy employment figures. 
Figures for May of 2011 indicate that Medford, Oregon (Jackson County) had a 11.1% unemployment rate.  We're running second in the state for the highest unemployment figures.  The Bend area (Deschutes County) is running over 12%.
While those figures certainly are sad and you don't want to see ANY willing hard working individual out of work, I have noticed a positive trait with regard to this.  Seems to me that we've been getting GREAT customer service from folks!  Whether it's service station attendants, retail checkers or wait staff at an area restaurant, anyone I've … (2 comments)

I have just an awesome processor who took some initiative first thing this morning on my, and more importantly, my client's behalf.

I LOVE MY DOG ...BUT It just hit me!! My dog sleeps about 20 hours a day. He has his food prepared for him. His meals are provided at no cost to him. He visits the Dr. once a year for his checkup, and again during the year, if any medical needs arise. For this he pays nothing, and nothing is required of him.

I've been going back and forth with an agent with regard to repairs on a piece of property.  Mind you, the appraiser hadn't conditioned for any repairs and the lender wasn't required to review the inspection report, however the buyer WANTED the lender to review it, as to condition for "lender required repairs", as so the current owner (bank owned) would have to pay for the repairs.
This is one of those "be careful what you wish for, it might come true" scenarios.

I've got my list for all the stuff I'll need for Father-in-Law's 80th birthday bash tomorrow.  I arrive at Costco (get a coveted parking spot no less) and hit the ground running.  With my list in hand, I strategically navigate my way around the store as I want to get in and out in as little time possible.

Tomorrow marks the one year anniversary since Kyron Horman went missing from Skyline Elementary School in Portland. I remember that morning so vividly. I was sitting at my office desk when I received an email from a close family friend from Portland. In the email, she had attached a "missing" flier, asking me to distribute. Aaaaaaaahhhhhhh, repairs.  Gotta love them!
A transaction that I've been working on for months now is finally entering the home stretch.  Only thing we are waiting for is certification that some repairs have been completed.  The contractor has been out there all week, and hopefully by Monday, everything from the black mold, to the torn down insulation, to replacing the french doors will be completed.
Just got this email from the agent:

Honestly, I'm starting to think that the DU automated underwriting system we as loan officers generally use should be known as "Drunken Underwriting"
I'm having an absolute fit getting a deal to auto approve!  This borrower has EXCELLENT fico scores, we're looking at a 30% loan to value on an owner occupied property and she has over $160,000 in liquid reserves.  Only challenge is that my debt to income ratios are on the high side, above 55%.
I knew with the 55% ratio I'd have some challenges so I keep playing with the loan amount in hopes that if I lower … (7 comments)
