karen burket: You did WHAT with the pre-qual letter I gave you!? - 11/28/11 05:50 AM
I'm really surprised an agent did this with a pre-qualification letter I provided back in September.  I had borrowers pre-approved for a $130,000 purchase price and a $110,000 loan amount and they put in an offer on a  short sale.  The agent specifically asked me NOT to mention a dollar amount in my letter, so, I merely suggested they were "pre approved for the purchase price and loan amount they requested", along with other verbiage specific to the approval.
After several weeks, the agent advised me that the current lien holder needed a letter specifying the dollar amount of the purchase … (14 comments)

karen burket: Shop Small Saturday, November 26, 2011 - 11/18/11 10:18 AM
This is an awesome and excellent reminder to do what we can to support our LOCAL stores and businesses.  This Black Friday...think LOCAL!    Thank you Connie for the great reminder.
Shop Small Saturday, November 26, 2011
This Thanksgiving Holiday weekend is full of opportunities to spend money. Many will "celebrate" Black Friday with planned excursions to the malls looking for the best deal. Most of these deals will be at big name stores. But would you consider...

karen burket: Pet owners...you may or not be aware of this...but please pass this information on! - 11/18/11 08:58 AM
I just received a very interesting..well, somewhat alarming phone call from my mom.  A lady at my parents church heard of a disease, Leptospirosis, in dogs that is becoming more prevalent here on the West.  Leptospirosis is much more common down in the South, however after Hurricane Katrina, it became necessary to relocate many dogs, who were now homeless, to areas throughout the entire United States.  With that relocation has come the spread of Leptospirosis.
After my parents friend heard of this, she immediately called my mom, as she was aware of our recent loss of our Rodney, our beloved Mini … (7 comments)

It's that time again. The  2011 DARWIN Awards are out. The annual honor is given to the persons who did the gene pool the biggest service by killing themselves in the most extraordinarily stupid way.
Last year's winner was the fellow who was killed by a Coke machine which toppled over on top of him as he was attempting to tip a free soda out. This year's winner was a real rocket scientist... HONESTLY! Read on...And remember that each and every one of these is a TRUE STORY!!!
And the nominees  were :

karen burket: Ole on his deathbed. - 11/15/11 09:57 AM
Ole is on his deathbed. The doctor has told him he has only a few hours to live. He catches the scent of his favorite cookie bars wafting through the air. With all the strength he can muster, he drags himself into the kitchen and sees a fresh pan cooling on the rack. He cuts one out and bites into the scrumptious cookie.
Lena comes in, smacks his hand, and says, "Shame on you, Ole!  Dese are for after de funeral! … (4 comments)

Please help me welcome two new additions to the AR Family!  While officially, they aren't members, I'm pretty confident that there will be occasional information and updates from and about them.
Introducing, Sammi and Rodeo!

Many of you know, that we lost our beloved Mini Aussie, Rodney, several weeks ago.  His death was so very unexpected and a complete shock to us.  The news came to us while we were on vacation.
Well, after several weeks we were finally feeling the need to bring a new fur child into our home.  Sammi and Rodeo are two Mini Aussies that came … (13 comments)

karen burket: ActiveRain, a plot of land, some seeds and an abundant supply - 11/10/11 09:33 AM
With tomorrow being Veteran's Day, my mind wandered back to the memory of my grandfather, a United States Marine who served in World War II.  As I was thinking about him, I was also reminded of the small garden my grandmother had in her back yard.  It wasn't much...I remember specifically lots of strawberries, however.  Several months ago I wrote this post which had to do with Victory Gardens.  I wanted to reshare this and give an added BIG THANK YOU to all of you special folks here on AR.  I've only been here eleven months, but already feel like I've … (6 comments)

karen burket: We've all heard redneck jokes...well, based on this, I'm proud to be one! - 11/10/11 07:36 AM
This was a great email I received recently.

We have enjoyed the redneck jokes for years. It's time toTake a reflective look at the core beliefs of a culture thatValues home, family, country and God. If I had to standBefore a dozen terrorists who threaten my life, I'dChoose a half dozen or so rednecks to back me up.Tire irons, squirrel guns and grit -- that's what rednecks areMade of.

You might be a redneck if: It never occurred to you toBe offended by the phrase, 'One nation, under God..'You might be a redneck if: You've never protested about seeing The 10 … (7 comments)

karen burket: Apparently, it's official. Medford is FINALLY getting a Trader Joe's! - 11/10/11 06:40 AM
Southern Oregon has been yearning for a Trader Joe's for years now.  Rumors have circulated in the past as to when and where one would be located, but it sounds like, it's official; Southern Oregon will now be home to a new Trader Joe's!
Ground work has started where the new Northgate Shopping Center is going in.  Personally, I wish they weren't building yet another strip mall.  I'd much prefer they revitalize one of our already existing malls, but nonetheless, I'm thrilled that Trader Joe's is finally going to have a home here in Medford.
Preliminary announcements suggest it will … (10 comments)

karen burket: On Veterans Day, Honor Those Who Serve - 11/10/11 05:13 AM
Holly has some wonderful ideas here and provides some great resource links relating to what we can all do to honor our Veterans.   Thank you Holly for this information.  Good stuff!
Friday, 11/11/11 is Veterans Day. It is a strangely uncelebrated holiday. When one of my friends who works for the Federal Government told me he had the day off on Friday, I was genuinely confused as to why. It took me 24 hours to remember that Veterans Day is a holiday for the Feds. Why isn't the day of honor more widely celebrated? Why do most folks get … (0 comments)

karen burket: The Italian Affair....Tuesday chuckle. - 11/08/11 06:52 AM
For several years, a man was having an affair with an Italian woman. One night, she confided in him that she was pregnant..Not wanting to ruin his reputation or his marriage. He paid her a large sum of money if she would go to Italy to secretly have the child. If she stayed in Italy to raise the child, he would also provide Child support until the child turned 18.She agreed, but asked how he would know when the baby was born.To keep it discrete, he told her to simply mail him a post card, and write 'Spaghetti' on the back. … (12 comments)

karen burket: Friday Funny...a NON-partisan political joke! - 11/04/11 12:47 PM
A driver is stuck in a traffic jam on the highway. Nothing is moving.Suddenly, a man knocks on the window. The driver rolls down the window and asks, "What's going on?"
"Terrorists have kidnapped Congress, and are asking for a $10 million dollar ransom. Otherwise, they are going to douse them all in gasoline and set them on fire.We are going from car to car, taking up a collection."
"How much is everyone giving, on average?" the driver asks. The man replies, "About a gallon"

karen burket: My Saturday Foodie Post, a day early! - Easy Pulled Pork Enchiladas! - - 11/04/11 11:08 AM
Well, since getting back from vacation a few weeks ago, I still have to do a big grocery shopping to start replenishing the fridge.  I got home from work yesterday and it was one of those "what the heck am I going to make for dinner?" moments.
I started rummaging through the freezer to see what I could come up with.  I had a small container with some leftover pulled pork I had made a few months prior.  Out it came, as I knew I could get it to thaw out quickly.  In the fridge I had a few corn tortillas, … (7 comments)

karen burket: Borrowers, you may think that those bank statements aren't necessary...but wait, there's more! - 11/03/11 06:38 AM
Borrowers, you may think that those bank statements aren't necessary...but wait, there's more!

I do empathize with clients who remain hesitant to provide a lot of personal paperwork when they are seeking mortgage financing.  But I have to remind folks that they are asking a lending institution to lend them money...and generally, A LOT of money!
I'm working with a gal to get her preapproved for a VA loan.  She provided me with the standard stuff, pay stubs, W-2's, bank statements, allowed me to pull credit, etc.  When I submitted her initial file through our Desktop Underwriting (DU) system to … (34 comments)

karen burket: Buttercloud Bakery is open in Medford, Oregon - 11/02/11 06:24 AM
Buttercloud Bakery is open in Medford, Oregon!

I drive by Buttercloud Bakery on Genessee street here in Medford everyday on my way to and from work.   The building itself has been undergoing some remodeling over the past few months as it's being transformed from the previous occupying bakery, Great Harvest Bread (which relocated down the street) to the new Buttercloud Bakery establishment.
Their menu looks very interesting and it will be nice to have a new little lunch spot to be able to frequent!
Their Official Grand Opening is scheduled for Friday, but on my way to the … (6 comments)

karen burket: Is this whole Kardashian thing, an insult to the average struggling "joe"? - 11/01/11 09:17 AM
I don't know about you, but I find this whole Kardashian storyline absolutely sickening.  Millions of dollars were spent on a wedding that was flaunted in front of the public where less than three months after, divorce proceedings are being initiated.
What must the average hard working (or the unfortunate out of work) "joe" think of all this?  I find it insulting that such lavishness was flaunted during a time when so many folks out there are probably struggling to pay for their own daughter's wedding, not to mention folks losing homes and losing jobs.
Shame on these high profile money … (22 comments)

karen burket: Quick and easy last minute Halloween costumes - 10/25/11 09:46 AM
I had a friend in a panic yesterday as she's in need of a quick and EASY Halloween costume.  She's super busy with work and said she had absolutely no time to shop for anything or to make anything.
I shared a few suggestions I found on the web with her.

*Dress in all black and tie a shot glass with a string around your neck.  What are you?  A shot in the dark!*
*Dress in all white and secure some random things like old candy wrappers, a wadded up paper napkin, plastic cups and a paper plate, all … (13 comments)
