karen butler blog: What the #htag? No I'm Not Using Dirty Words! - 11/18/11 03:47 PM
But I almost want to... You have got to be kidding me!  I received an e-mail alert that someone mentioned me on Twitter today.  Hmm, I wonder who, was it in response to something I posted earlier?  Noooo, it said:
"Happy #FF to great local tweeps  @KarensMyRealtor"  Now I obviously have no clue to what #FF means, so like the good school girl that I've always been, I go and look it up.  Sorry  I GOOGLE'D it.  LOL.  Okay, I found a definition that says it means "follow Friday"  WTH?  Well that cleared things up for me... NOT!   Okay, now I have to … (9 comments)

I don't care if those Max Hedroom talking heads on the "Nightmare News Cable" Channels won't say it, I'm telling everybody in case you didn't know... The National Association of Realtors posted the latest numbers that said...  Existing homes sales shot up 12.3% in December, coming in well above most estimates from 4.55 - 5.04 million and giving the US economy that needed growth spurt in the last six months of the year ending 2010.
No, I'm not saying break out the champagne, this is still a pretty long road trip, so I hope you packed a lunch.  The current inventory … (0 comments)

karen butler blog: New Requirements for Wind Mitigation Inspections in Florida - 01/04/11 11:21 AM
While the attached bulleting has come from Citizens Insurance, I'm pretty sure the other carriers will be following suit, to maintain the integrity of the program.
Wind Mitigation inspections can  but are not guaranteed to reduce homeowner insurance premiums for those home built prior to 2002 that meet the criteria such as having roof clips. So if you have considered getting one, I've seen the cost range from $75-$150, make sure you you are paying someone who meets the new criteria for the insurance companies, otherwise, you may find yourself having to pay for an additional one.  Per Citizens bulletin, 4-Point inspections will … (2 comments)

karen butler blog: Late Reporting After Short Sale Is Closed - 06/01/10 02:04 AM
Apparently short sales can continue to be reported that the account is still delinquent to the credit reporting bureaus  for up to  10 months even after the sale has closed.  For people already suffering through a hardship, this can severly impacting a persons ability to reestablish their credit and get back on their feet. I didn't say it was right, I said they are doing it.  What you can do is have clients, Realtors or Attorneys contact the servicer to let them know the sale has closed and to  please (don't forget that part) stop reporting continual late payments.  More than likely it is the trickle down effect, and until the word … (0 comments)

karen butler blog: If I Shop Around For A Better Mortgage Rate Will It Affect My Credit Score? - 04/10/10 07:39 AM
Actually there was a time when shopping around did affect your scores severely when you shopped different lenders and online lending institutions as well.  Numerous inquiries gave the appearance that you were trying to open new lines of credit, which impaired your ability to buy a home.  So does that mean you are stuck with the first interest rate you are quoted?
Most people don't realize that everytime a bank runs your social security number to check to see if you are "credit worthy"  there is a ding to your credit.  Ever been car shopping?  How about that big ticket item … (0 comments)

karen butler blog: FHA Mortgage Insurance Premium (MIP) is about to Increase... again. - 03/07/10 08:28 AM
Effective April 5th 2010 which is less than 30 days away, the FHA mortgage insurance premium (MIP) will be increased from 1.75% to 2.25 %. If you are considering an FHA mortgage for your new home, this is important news because it will cost you less to get it now.  So not only is the $8000 and $6500 Home buying tax credit ending next month, it will actually cost more to get the loan itself.  The FHA will seek authority to not only raise the up-front MIP but also the annual  MIP as well.
Borrowers with weak credit will be required to … (0 comments)

School Preparations for the arrival of the Army 7th Special Forces Group are under way in Okaloosa County, in Fort Walton Beach, Niceville and Crestview.  They have included training for the school district's staff, a Web site page for incoming parents and trips to Fort Bragg, to speak to families who will move to the Emerald Coast.
Between 1500- 2000 new students are expected when the Special Forces completes its move in about two years. The benefit is our county is familiar with the needs of military children, as Eglin AFB, Hurlburt and Duke Fields have been a part of this … (0 comments)

karen butler blog: The new F-35 pilots get a Star Wars Generation flight suit - 03/07/10 02:03 AM
Joint Strike Fighter pilot instructors were fitted for their new gear this past week at Eglin AFB.  This state of the art suit is off the hook.  Rumor has it that the helmet alone cost more than most single family homes!  The Joint Strike Force pilots wearing them represent not only the Air Force, but also the Navy, Marines, and student pilots from allied countries as well. The most advanced step is the personalized helmet that weighs as much as a bowling ball. A laser scanner maps the head of each pilot and creates padding tailored to their individual heads. A … (2 comments)
