When we take a listing from a homeowner to sell theri home, they are entrusting us with the sale of their most valuable asset. They trust us to market their property to the best of our abilities. So why aren't we? The most simple way to market someones home is to put it in the MLS right? Well, are you really telling agents how to get to the home that you are trying to get so handsomely paid for? I can tell you the answer is NO on many occassions! Yesterday I was out showing properties. I had my handy dandy property lists

military relocation specialist: National Flood Insurance program extended also! - 07/01/10 12:57 PM
Last night Senate approved the homebuyer tax credit AND without as much acclaim but equally important, they also passed the National Flood Insurance Program Extension Act , which extends the National Flood Insurance Program until September 30 2010. This will allow home purchases in the 100-year floodplain to move forward. These homebuyers and homeowners have been sitting on pins and needles too since Friday when the house approved it, waiting for for the Senate to give the okay. What I found significant in this is that when signed into law by the President, the bill, which will apply retroactively, will cover the lapse period

military relocation specialist: Senate Approved Tax Credit Extension on it's way to the President! - 06/30/10 10:29 PM
Legislation in the Senate was approved tonight by unanimous consent! The House approved the measure on Tuesday. Now, Congress has sent President Obama a plan to give home buyers the extra three months to close to still get their $8,000 in federal tax credits. Buyers who already have signed contracts will now have until Sept. 30 2010, to complete their purchases. Remember, this is not for new contracts, and our industry as a whole needs to be vigilent and police each other, because others will be in looking for those who will try to go and back date contracts fraudulently. I don't know of anyone

military relocation specialist: Looking for ways to support & honor U.S. military servicemembers and veterans who protect our security and freedom? - 11/10/09 10:19 AM
Many people have asked about how they can support the folks defending our freedom. When I was serving overseas, it was great to receive care packages. Sometimes from school children. People even wrote letters that would make me cry expressing their belief and support. I came across this information and thought I would share it. I'm sure at least one of the many links here will be helpful. I hope that you will share this with others. In years past, you could wrap up a care package and mail it to "Any Service Member" for the holidays, but with increased mail restrictions,

military relocation specialist: Still Sitting on the Rental Fence on Buying a Home? - 07/18/09 06:18 PM
If you are still sitting on the fence on buying a home or refinancing a mortgage, waiting for some special sign from the heavens or better still, "waiting for the market to hit bottom" ? Well my first response is, you won't know that the market has reached the bottom until you see the prices coming back up again, and that's called being behind the power curve. Do you remember the one where the man is told the flood is coming and to leave the area, and they offer him a ride, and the man said "The Lord will make a

military relocation specialist: Directory of 55+ Housing Communities in Florida - 07/18/09 04:26 PM
As the Fair Housing Chairman for our board of realtors, I give a briefing every month in orientation on Fair Housing. People have often asked me about adult only communities. But 55+ housing communities have to be registered with the State, and identified as such. There are only a couple in the Fort Walton Beach area, and I've included them here: Requirements for a community to be considered "housing for older persons": * The housing is specifically designed and operated to assist elderly persons and is intended for, and solely occupied by, persons 62 years of age or older or

Starting Tuesday 30 June 2009, you may find that you won't have to be speeding or swerving for that matter to be pulled over by a Law Enforsement Officer in Florida. Thats right, drivers can now be stopped for failing to wear a seat belt and be receive a ticked for $93 as part of the new primary seatbelt law. Before June 30, failing to buckle up wasn't reason enough for an officer to pull a car over, but now you can be pulled over for that if for no other reason. Did you even know that there were two seatbelt

military relocation specialist: Should It Really Be Called Swine Flu? - 05/02/09 02:31 PM
Is the term "swine flu" appropriate, given that the new virus has not yet been isolated in samples taken from pigs in Mexico or elsewhere? While the new virus seems to be most heavily composed of traits from swine influenza virus material, it also has human and avian influenza traits as well, according to the Centers for Disease Control and Prevention in Atlanta. Government officials in Thailand, one of the world’s largest meat exporters, have started referring to the disease as “Mexican flu.” An Israeli deputy health minister said his country would do the same, to keep Jews if only

military relocation specialist: Do You Know What the 2009 Housing Loan Limits Are? - 05/01/09 08:00 PM
While the housing market is going through a period of correction, the news media would have you believe the sky is falling. While great for generating news bites, the fact is, if you follow the timeline of property values over the past few years, you will notice a modest increase in property values somewhere around 6 percent. When the housing market spiked in 2005-2006, it wasn't possible for the market to sustain that type of spike at those prices. Basically people were buying their future equity in the home, and thereby leaving it unable to gain additional equity. The result is
