To Be Or Not To Be -- That is the Question!

To Be (a home stager) Or Not To Be (a home stager) -- That is the Question!

Having been a Realtor for 9 years, my research and decision to enter the home staging industry made perfect sense for me three years ago, and my homework into starting a home staging business proved to be an excellent decision for me. All the right components were there. I do not regret starting Peachtree Home Staging and the investment I have made to make my business successful.

I stumbled on this public blog through my Google alerts for "Atlanta Home Staging". I don't know the person who posted this; but I can say it would be someone I would like to meet. I would consider it an honor.

People that do their homework, and follow the lessons learned, prior to investing into a business dream, always prevail -- whether they choose to invest or not.

This person, Olive Rue, did her homework and made an EDUCATED decision, verses an emotional decision. Many home staging wannabes make the decision before doing the homework. I am hoping that Home Staging will be in her future, even if now is not the right time!

In addition to providing vacant home staging solutions in the Atlanta area, Peachtree Home Staging also has a strong focus on interior redesign services for the occupied home. Our redesign service includes working with the home owner's furnishings and accessories to create the most appealing presentation possible and to demonstrate the function of the home.

We always make it a priority to work with the home owners belongings. But, if need be, our Atlanta Redesign service includes advising our clients as to what accessory items they may want to add to complete the presentation. We can provide the items from our "to die for" inventory selection, or coach them on where to shop and what to buy for DIY.

Home Staging Atlanta Model Homes and New Construction

Atlanta home builders have understood the concept of merchandising (furnishing) their finished product, (the "Model Home") for as long as I know of. I remember going with my Mom and Dad "house hunting" and walking through model after model -- all furnished, or in today's terms "Home Staged".

No Internet then -- my parents generation found new construction neighborhoods through the newspaper and through word of mouth.

When we went house hunting I used to picture myself eating breakfast at that cute table in that extraordinary kitchen. I even pictured my Mom smiling as she whisked around the many counter tops.

I would envision how cool it was going to be to have my girl friends over for popcorn while watching Charlie's Angels.

I can still hear my little sister and me runniing through the brightly decorated bedrooms, yelling, "this one is my room, this one's mine! I called it first!" And then of course, Mom and Dad saying, "GIRLS, shhhh!"

Every time I home stage an Atlanta property with that smell of "NEW" I think back to those times and it brings a smile on my face. Those are my memories, but now it is all about making memories and a home for someone else. That is where I connect the memories gone by to my pride in new home presentations with my home staging.

Peachtree Home staging has home staged many duplexes and rental properties in Atlanta. If it is a duplex, sometimes we only stage one side as the other side is rented. Sometimes we stage both sides as the entire building is for rent or for sale. A MUST READ!!! Virtual staging sparks sales of vacant homes

Virtual Staging has been a topic of discussion here on Activerain (AR) in the Stage It Forward (SIF) Group for quite some time now. I stumbled on this article that appeared in the San Fransisco Chronicle. The article was written by Judy Richter as a Special to The Chronicle published on Sunday, July 19, 2009.

Forgive me if someone has already posted this link to the article here on AR, but regardless I believe it to be a must read (and the comments made) for anyone in the industry regardless of your opinion on Virtual Staging.

Referencing back to Maureen Bray's recent post Requiem for a Home Stager ~ What went Wrong?, I can only say that any one that is in or entering in to the home staging industry needs to be staying on top of all of the advances and technology affecting how home staging is emerging as a home selling solution and marketing technique.

Read the Article -- Virtual staging sparks sales of vacant homes It is the most informative one I have read on the subject.

And then -- READ THE COMMENTS!

I'd love your comments on this and think we would all prosper from a healthy discussion on the topic. I for one, think this is around to stay (and grow). That being said, you get what you pay for.

FOOD FOR THOUGHT:

When I go to buy a TV and all the televisions are up, on and running, I instantly know what my presentation will be like . . . makes me drool, actually.

If I go to buy a TV and all the televisions are boxed up, but there are photo's glued to the side of the box showing me what they look like when they are operating, would I buy? Maybe, if it was a deal. Would I drool? I doubt it. It would certainly save the TV store money just doing a photo display . . .

And, that is "budget merchandising". It exists in every industry, including home staging. Did you catch the part, "if it was a deal"? I'm just saying . . .

Check this out. Any publicity is good publicity, so they say. Some of this, like our objective as home stagers is well defined in a brief way.

Some home stagers have been quite successful because of the talent they have and because of the business savvy they have, and I must agree, it is a new trend. HGTV, RESA, and the many Home Staging Educators have helped as well to further our industry.

Guess what? Home Staging is number 1. Here is what I don't like about the article:

The other six emerging jobs have a job growth percentage tied to them, but not home staging.
I think the pricing indicated for home staging is totally off base
5 of the 7 emerging jobs mentioned show an average annual salary (home staging annual salary?)
Now instead of getting a daily call from a wannabe stager seeking advice, I can expect 2 daily calls! Or maybe not, as I again reiterate the pricing is way low IMHO! Maybe now nobody will want to be a home stager! LOL

WHAT I LIKE ABOUT THE ARTICLE -- Any exposure to our industry is better than no exposure.

7 Months Into the Year; What Are Your Assumptions and Predictions?

I have been in sales and marketing in the past for a couple of small companies and also for a couple of large fortune 500 companies.

This was when I made the "big bucks" and before I was old enough to get to do what I wanted to do.

I thought I worked for those 4 Companies for over 20 years just to make a good, better than average income and life for my family.

However, what I now realize is that without those professional experiences in sales, I would not have the knowledge I have now on how to make my own home staging business successful. And thanks to those experiences and those 4 companies, I have been able to successfully work for myself as a Realtor and now as a Professional Home Stager in Atlanta.

Getting to the point . . . my post here is inspired by a post I just read by Donna Schoby, titled, "I want off the Roller Coaster" that is a familiar feeling! Particularly to a small business owner!

The beauty of being in business for a few years is that you can begin to track your peaks and down time and plan accordingly. All businesses experience some sort of seasonal fluctuation. Smart business owners need to map and track what is affecting them from year to year - monitor the rise and fall.

Here is some of what I have noticed regarding my Peachtree Home Staging Business in Atlanta, GA.

2007 - Peachtree Home Staging's start up year. 80 % of my time was spent marketing on line and building my Web site. 20% was spent doing actual staging both vacant homes and occupied homes. It was impossible to track any seasonal ups or downs.

2008 - An interesting year of mostly "up" swings as my Internet presence became more and more significant. My Internet marketing and Social marketing was in full swing and became stronger month to month. Because of that it was still difficult to determine seasonal change. My web site hits continued to grow, so therefore, my business continued to grow as did my social networking and name recognition. Most every month was better and richer in closed business than the month before right thru December.

2009 - This has been the year that I can finally sit back and create some logical assumptions regarding seasonal trends. Note: I did not say STATISTICS; I'll need at least one more year to create relevant stats on the coming and going of closed business.

Here's is what I have noticed in 2009:

During the 1^st quarter and the month of April, I had a high concentration in Occupied Home Staging work and consultations. They were almost entirely people that planned to list their home in the spring.
During the 1^st quarter and the month of April, I also had a generous sprinkle of vacant homes to stage, but what I noticed about these vacant homes were that they were vacant homes going on the spring market for the first time. Renovation and preparation had gone into the homes to get them ready for market.
MAY! Oh, my! What happened in May? It was BLAH! And I think I know why. Just like Realtors and Real Estate, my business halted for the kids and the school system. Proms, parties, school plays, picnics . . . school, school, school. The kids were busy in May so few jobs came my way (which seems odd, since kids never hire me, anyways! :-)
June and July has brought a new trend. Only a few occupied stagings came my way. It seems to be all about vacant home staging. And it's not the same kind of vacants that called on my services during the first 4 months. These vacants now are homes that have sat on the market and have not sold. Now the agents and sellers want to do staging. Will it help? Absolutely. It's never too late; but I am the first to admit it would have been better to stage right from the beginning!

One more thing I have noticed: My inquiries, be it for vacant or occupied services are always highest at the end and first of the month. I think it has to do with how we as a society look at where we are on issues as we transition to a new calendar month. Any thoughts?

Are you wondering if I have any predictions for the balance of 2009? Of course I do!

#1 - School starts here on August 10^th. I am anticipating a slow down after next week until Labor Day.

#2 - September should then pick up.

#3 - I predict that a large number of occupied home staging opportunities will surface among those who failed to sell in the earlier part of ‘09

#4 - lastly, I predict there will be more vacant home staging opportunities here with financial institutions and foreclosed properties.

The Home Staging Money Pit Settlement

SORRY -- I HAVE STRUGGLED TO MAKE THIS POST RIGHT; BUT I GUESS YOU COULD SAY I AM HAVE AR NETWORK DIFFICULTIES. THX, MAUREEN BRAY FOR BRINGING THE FORMATING DIFFICULTY TO MY ATTENTION I CAN NOT SEEM TO GET IT FIXED SO I AM JUST MOVING ON . . . JUST A BAD DAY IN THE RAIN, I GUESS . . .

A week or so ago, I did a member's only post titled "Do You Create Money Pits for Profit".

A day or so later, after creating that post the seller contacted me and asked if I would meet my competitions proposal and stage his home and guarantee to leave my furniture and accessories until the home sold.

I told him "NO", and he asked me to please re-consider and get back to him. I asked him why he wasn't just going with the other stager and he said he was concerned about the quality of presentation he would be getting -- I had a Web site showing my work he had seen and he was quite impressed.

I found out the other stager had been recommended by the listing agent. I also found out that the listing agent recommended that the seller source another stager so he had some quotes to compare. I confirmed that the stager recommended by the listing Realtor did in fact give a quote to leave the furnishings and accessories in the home for as long as it took to sell the house. (For $300 less than my quote for 90 days)

I let a couple days pass and decided to send him an e-mail that basically said, I was not able to come up with any solution other than . . .

If he wanted to go out and shop, purchasing the furnishings himself, I would provide the accessories at a non-refundable 12 month rental rate to be paid in advance. I would leave the accessories in the home until it sold or the home was not actively for sale in MLS by a licensed REALTOR.

I received a call the next morning from the seller asking me to bring over my contract; he signed and went out shopping for the furniture I described that he would need for a good presentation. He was an absolute delight to work with as it turned out. Here are some and afters:

Federal Trade Commission's plan to change rules on ad endorsements, testimonials worries marketers

Extreme results, disclaimers to be overhauled by FTC

You may want to take heed and follow the link to the article above published by the Chicago Tribune.

BOTTOM LINE: The FTC is going to require advertisers to show typical results.

Yep, that right!

You know what that means! Home stagers and Realtors are facing a dramatic change in the home staging industry! After all, home stagers and Realtors are marketers striving to display the absolute most favorable property presentation possible.

But now, what if the FTC wants us to only display homes in a typical fashion???

Well, no more displaying a home for sale like this:

Now we are being instructed to show it in it's typical state:

Hmmm . . . I don't think anyone wins here . . . and yes, I know, I am being a little extreme (you know I am just kidding, right?) regarding the FTC coming after us.

The point I want to make is that good home staging is not an act.

Good home staging is a true enactment of real living options.

A good home staging presentation must be accurate in displaying how a room can be physically utilized.

Case in point, I recently staged a darling little bungalow home built in the 1930's located in Emory Village in Atlanta, Georgia.

The home had an upstairs bonus room with a full SPA bath. Check out the following photos of the stair well.

Narrow space for sure! Now here is the Bonus room located at the top of the stairs.

Because there is a full bath and a huge walk in closet, it would make sense to show this as a Master suite which was the preference of the sellers and the Realtor. However, a queen box spring would not fit up the staircase. I could get two twins up the stairs to form a king, but no wall was large enough to hold a king bed.

It was suggested to do a blowup queen mattress on boxes, but I just couldn't do it. Yes, physically I could do it. But, ethically, I could not.

WHY? Because, logically, the buyer couldn't live like that. I mean, really now, who wants a blow up mattress for their nightly rest in their master suite?

This upstairs needed furnishing that can be assembled out of the box once the box is carried up. A dresser, or chest will not make it through the narrow opening. I felt determined to demonstrate that in a positive way.

Here's the end result:

The perfect staging solution! The 1st floor has a small parlor/living area, a dining area, kitchenette, two bedrooms and a full bath. Thanks to honest staging the buyer can now appreciate the exceptional "get away" space for their entertainment needs located on the upper level.

I think the FTC would be proud of me!

A SMART Way to Win Listings (that you actually want)

Here is how a smart Atlanta Realtor won a listing over competing Realtors . . .

Background: the client lives out of state and has a vacant home in Atlanta to sell. Because of many conflicts, the seller can not come to Atlanta to interview Realtors. The Seller looked on line and found Realtors that had superb REALTOR.COM photographs for their current listings. He contacted a friend to hold the house open and invited the few Realtors he selected via the photos to visit the property and e-mail him with their proposal to list and sell the home for him.

One of those Realtors called me and asked me if I would mind going with her to view the property and advise her regarding staging and the cost.

My Response: I WOULD LOVE TO! :-)

We viewed the property together and noted that she was the only Realtor there accompanied by a home stager.

So now it's time for this savvy Realtor to respond and try to win this listing with no face to face contact . . .

Here some excepts from this Realtor's e-mail response to the seller:

". . . Having now gone over the comparable properties in the area and viewed what is selling, what is not, etc., it is our belief that your home certainly has the potential to sell quickly and for the top dollar this market will bring if you are willing to follow the "formula" that we believe is responsible for our success.

That would mean having the home properly staged and videoed, correctly priced, and extensively marketed. . . .

. . . I am forwarding the proposal to you that I asked our stager to prepare so that you would know what those costs would be (see attached monetary proposal and written agreement from Peachtree Home Staging) . . .

. . . I would like to share with you a partial list of the days on market we have recently experienced using Peachtree Home Staging and our videographer.

Home Staging Success Creates need for Home Stager!

Peachtree Home Staging recently staged a vacant home in the Atlanta metro area, located in Newnan, GA. Yesterday I popped in with the listing agent to check on things at the home. The home has gone under contract and I will be de-staging soon.

When we got there, the home buyer and her agent were also there with the home inspector. We all politely began to make introductions.

When the listing agent introduced me as the home stager for the property, the home buyer let out such a loud delightful squeal it startled all of us!

Immediately she asked me if I would come to her home she needs to sell and stage her "soon to be vacant" home in Biloxi, Mississippi!

We all laughed as Biloxi is a tad further than I am willing to travel; and I think my travel expenses (which would have to include some casino time) would be a little over the top for practicality.

I was so pleased to hear feedback on our home staging direct from the buyer. She couldn't say enough about our display and how impressed she and her husband were. They knew right away that this home was going to be perfect for them and how they live, entertain and relax. The staging played a major role in that the home is custom built with unique features, and flows room to room with no adjacent hallways. Having each room displaying furniture properly painted a clear vision on the function and size of each room.

This is the large oversized family room. I never saw it furnished; but I was told they designed it to have an abundance of seating, big screen television and a pool table. There are entrances to this room from the kitchen and the master bedroom, which made it's purpose a little confusing when showed vacant.

As you can see from the photo above we put in a "game table". The abundance of seating and TV viewing is demonstrated clearly in the following after photo as well.

I am always so appreciative of the complimentary comments we regularly receive from the home sellers and from the Realtors regarding Peachtree Home Staging's value to the sale, design work, and focus on the homes features. It is not often, however, that we get an opportunity to hear straight from the buyer how our home staging actually impacted their choice of the home. Sharing the excitement and enthusiasm with this buyer was a real treat!

The home staging industry prides itself on the results and joy we bring to the home seller . . . But what great results and joy staging brings to the buyers as well!

So what's my home stager need? I'd like to find a good home stager in Biloxi, Mississippi that I can refer to these wonderful people! If any of you home stage and service Biloxi, or know someone who does, please let me know!

If you ever get a chance to home stage a vacant home (this one is in Newnan, GA an Atlanta Suburb) for an owner who designed the home and is an electrican; do every thing you can to win that job! The lighting and sound and air quality features are phenominal!
