I received an e-mail from a Realtor.  It read . . .
"Hi there,
 
I have a listing located at 1368 Ormewood Ave, Atlanta, Ga 30316.  Beautiful down-to-the-studs renovation.  We have had fabulous showings but not offers!  We've been the bridesmaid to two other homes that were picked (funnily enough they were staged).
 
My sellers and I would like to look into staging.  Is this something you can talk to me about?

I just had an encounter with an accessory hoarder! 
Yes, seriously.  This was the biggest accessory hoarder I have ever staged!
Now you may think I am speaking of a home owner I helped de-clutter to get ready to put their home on the market; but I am not.
This “accessory hoarder” was a cute little VACANT bungalow home in the sought after Virginia Highlands area of Atlanta in desperate need of Peachtree Home Staging.
Now, you may ask, “How can a vacant home be an accessory hoarder?”  Well, it was like having vacant room -- inside vacant rooms!  And … (25 comments)

 I believe the April Fool FSBO demonstrates the value of the many Real Estate professions!
Here are the top ten indications that the first April Fool getting ready for the spring market was, in fact, a FSBO

I visited this "vacant" condo one afternoon to prepare a quote for Peachtree Home Staging to present to the seller.  As you can see from the photos below, it may be "VACANT"; but there was a lot of activity going on! 
One week later, we became the selected home staging company to create the final presentation for this little Atlanta condo located in Vinings.

If you are selling -- show that home office!
No kidding, that home office room is HOT, HOT, HOT!  It's become a must have.  Let the buyers know straight from the curb appeal that your home for sale boasts a home office!
Okay -- let me back up.  Don't display the home office outdoors.  It just doesn't work  . . .

The point is that the new "curb appeal" is NOT your DRIVE BY's --  It is now your Internet photos of your home listing!  Today's buyers view the Internet photos WAY BEFORE checking out your drive by "curb appeal"

Ideally, when working with a home seller in preparing their home for the market I like to be able to go in and design my Atlanta area home staging presentation by using the furnishings and the accessories the home seller already has available.  This is the most economical home staging solution for the seller.

You know what I love? It's an under contract sign on a home I have staged. 
You know what else I love?  It is a Realtor that see the benefit of staging by Peachtree Home Staging and then takes the extra steps to promote her staged listing.
Ask your Realtors to Advertise You to other agents when doing their agent open house of a house you have staged.  I contribute a $75.00 Gift card for services for the drawing.  I attend the open house and always have a blast.

Peachtree Home Staging recently staged a vacant home in the Atlanta metro area, located in Newnan, GA.  Yesterday I popped in with the listing agent to check on things at the home.  The home has gone under contract and I will be de-staging soon.
When we got there, the home buyer and her agent were also there with the home inspector.  We all politely began to make introductions. 
 
When the listing agent introduced me as the home stager for the property, the home buyer let out such a loud delightful squeal it startled all of us!

In this market, your property for sale needs a great "TRAILER" or nobody is coming to view your "FLICK"!
My husband and I are planning to go a movie. I am continually astonished at the misunderstood interpretation of home staging by some folks!
I have to re-blog this post, and I thank Joshua Jarvis for doing the original post that set me off on this mild tangent.  Obviously, Joshua gets it and I am glad of that.
Good home staging is "simply" quality marketing. 
For heaven's sake, when I home stage I even avoid putting down rugs as I want the buyer to see the carpet or hard woods their buying,  Sometimes I use them as an anchor when need be to best illustrate the room size. but never to mislead.

 "All the house can be a stage" is the title of an article the Atlanta Journal-Constitution (AJC) published in their weekend "HOME FINDER" section a week ago.


The author, Mary Booth Thomas, did not interview home stagers for input, nor did she interview REALTORS for validation of Atlanta home staging expertise. 
Her validation as to the value of home staging came straight from the house's horse's mouth!
Ms. Thomas interviewed home sellers regarding their take on home staging in the Atlanta market.  She asked questions about the value of their home staging experience for an occupied home.

If you are marketing your house for sale, you should consider what your house's name is to those who may be potential buyers. 
No, I am not speaking about your address.
I am referring to the "NAME" all of the buyers who see your home on the Internet, visit your open house or physically view your home, will NAME it. 
That's right; the BUYERS name YOUR house.
