fayetteville: Got the Touch? - 04/16/08 01:49 PM
The process of engaging in professional Home Staging for your occupied home and the process of engaging in a professional massage for your aches and pains have some similarities.
Some people just melt into a ball of butter at the very thought of relaxing in the soothing expertise that pours from the hands of the trained massage therapist.
Others, well, not so much.
They tighten up just at the thought of a strangers hands kneading and knuckling their muscles under bare exposure!
A home seller inviting a professional home stager into their domain reacts in two different ways as well.
Most are excited about their … (25 comments)

fayetteville: Understanding Home Staging - 04/14/08 10:16 AM

Does any one understand what home staging and redesign means?  It seems to me that home staging and redesign gets a lot of press as it is in the media and, of course, the wave of HGTV shows that exhibit the how to's and benefits.
But even with that, I am convinced that Home Stagers wanting to be successful in the business have to educate the public continually.
Case in point, I was at a party the other night and a friend told me she was  going to be putting her home on the market.  She proceeded to ask me … (5 comments)

fayetteville: Why I Market My Staging with Integrity - 03/15/08 10:06 PM
It's a Classic Line! Treat it with Integrity!
It's the Home Stager's Classic Line!  And, rightfully should be!  It helps the home owner understand, it brings peace to the stress of the sale.  It brings legitimacy to the value of marketing preparation of a home for sale.  It puts the truth of the matter in the forefront.
THE WAY WE LIVE IN A HOME IS DIFFERENT THAN THE WAY WE MARKET A HOME FOR SALE . . .
Every ounce of my home staging effort is dedicated to the value of this statement when it comes to staging an occupied home.  I … (20 comments)

fayetteville: The Staging Chef - 12/11/07 10:00 PM
I've been given another opportunity to speak to a group of Realtors.  This time I am addressing the difference between staging a vacant home and doing a staging/redesign of an occupied home.  I have had a lot of fun putting my candid presentation together for them.  I love doing both actually, vacants and redesign.  One thing that came out of my preparation for the upcoming presentation is an analogy comparing the two that I want to share.
"Professionally staging a vacant home for sale, to me, is like a Chef that has exceptional skills and demonstrates the ability to select the correct utensils … (23 comments)

fayetteville: Write Words for the Right Photos - 11/02/07 03:21 PM
I have a passion for Real Estate.  I have a passion for marketing.  And, because of those two passions, my ultimate passion is Real Estate Merchandising -- yes, home staging.
Having been a Realtor in Georgia for many years, I gained a heartfelt appreciation for the value of good marketing and extraordinary presentation of properties.  With every listing I had, I dedicated time to gathering the most powerful words to display an intriguing property description.  I combined those words with my photos to ensure my clients had inviting flyers outside and inside their home while on the market.  I extended that effort to … (20 comments)

fayetteville: Home Is Where the Heart Is; The Wallet's Where the House Is! - 08/15/07 02:02 PM
Home Staging by a professional home stager prior to placing your home on the market is a tool that provides multiple home selling advantages.  Having been a Realtor® for many years, and now a professional home stager, I have witnessed both the financial and emotional advantages home staging provides to home sellers over, and over again.
First, the wallet's where the house is!  it's important to look at your current market statistics with your Realtor®.  The numbers can be quite startling!  For instance, in Fayette County, Georgia there are approximately 27,000 owner-occupied houses.  Data taken from the Georgia MLS shows that Fayette County's average … (20 comments)

fayetteville: George, The Good News Realtor - 08/11/07 05:24 PM
Is it Bad News; or is it Good News?
The Realtor that advises their listing clients to have a Home Staging Consultation prior to publicly listing their home on MLS knows they are delivering good news, not bad.  These Realtors know how to make lemonade, time and time again!
Realtors are continually in client situations where they have to deliver bad news.  It can be a challenge, chiefly because Realtors have an obligation to deliver honesty to a potential client while, at the same time, trying to capture and earn that client's trust and confidence.
When a Realtor goes to a listing appointment and … (16 comments)

fayetteville: Home Staging; Avoid a Groundhog Day Experience - 07/26/07 10:45 AM

Remember the movie, Groundhog Day, with Bill Murray?  In 2006, Groundhog Day was added to the United States National Film Registry as being deemed "culturally, historically, or aesthetically significant."
Having your house on the market is the same as living in the real estate version of this classic flick.  Everyday you must wake up and make the beds, wipe down all the counters, clear any dishes, sparkle up the faucets, hide the bath towels, tuck away any pending laundry, tidy up the toys, make the floors shimmer, and, well, you know the drill. The list goes on and on, because today may be … (1 comments)

fayetteville: House Hunting? Are you skeptical of a staged home? - 07/19/07 02:21 PM
Home buyers look at multiple homes when surfing the market.  Generally they look on the Internet first in the comfort of their home or Realtor's® office, then they head out for an excursion tour guided by their Realtor® hoping to find the family solution that fulfills their dreams for daily living.
Sometimes buyers, some Realtors as well, feel that if a home is staged, the sellers are trying to "fool" the lookers; trying to cover up something, or they are trying to trick the buyers into thinking the home is larger than it is.
Home Staging is actually just the opposite!  The purpose … (13 comments)

fayetteville: Home Staging for the Average Joe - 07/13/07 01:42 PM
Everybody knows the average Joe.  Although the average Joe varies from region to region across the country, you can bet you know him where you live.  Most of us are friends with, and do business with, the average Joe.  In fact, most of us ARE the average Joe.
The average Joe in the state of Georgia lives in a $235,000 home.  The average Joe in Georgia moves every 7 years.  The average Joe lists his home with a Realtor when it's time to market his home.  The average Joe sifts and sorts through pictures of available homes on the Internet when wanting to … (11 comments)

fayetteville: Atlanta Home Stager takes the WHY out of Home Staging! - 06/24/07 01:02 PM
Benefits of Having Your Home Staged
Before a showing -- A staged home will generate multiple showings when properly photographed and displayed on the Internet.  As many as 80% of potential buyers begin their search online and identify homes they would like their real estate agent to show them.During the showing -- A staged home will show better than other listed homes.  It provides the buyer a clear vision of the home's functionality. It's "move-in ready," and has no distractions. After the showing - A staged home is remembered!  Viewing home after home becomes tedious and exhausting for buyers.  Often, buyers have time … (0 comments)

fayetteville: Take Down the Red Flag on Home Staging! - 06/21/07 02:14 PM
What does it really cost to stage a home, or not? Karen Dembsky of Peachtree Home Staging separates myth from reality.
Atlanta, Ga. June 21, 2007 - Many think the cost of staging a home is not worth it. Or, they think that home staging is only for the rich, with big fancy houses. Realtors® and home sellers, who could most benefit from home staging, don't always understand that the small cost can pay dividends in effectiveness.
Home staging is the art of decorating a home to appeal to the most potential buyers. A professional home stager will bring out the house's … (0 comments)
