georgia: Creating an Appetizing Presentation - 06/07/10 07:57 AM
Creating an Appetizing Presentation . . .
A long time ago I did a post relating staging to a master "STAGING" chef.
"Professionally staging a vacant home for sale, to me, is like a Chef that has exceptional skills and demonstrates the ability to select the correct utensils necessary along with the freshest ingredients and hand picked spices to create an exquisite meal that appeals to the majority of palettes."
"Professionally re-designing an occupied home for sale, is like a Chef that has exceptional skills and demonstrates the ability to work with inferior, but adequate utensils, average canned goods and the … (17 comments)

georgia: 1970's Traditional Formal Living Room Doesn't Need To Be Road Kill - 05/15/10 11:25 AM
Years ago, when I was giving my son a ride to elementary school, he asked me, "Mom why did the chicken cross the road?"  I said, "I don't know, Aaron.  Why did the chicken cross the road?"  Aaron said, "To show the possum it could be done!"
Let me show you just how insightful my son was coming up with this clever yarn.
When I go visit a vacant home to prepare my proposal I am ALWAYS confident staging will make a huge difference.  That is the case for this home that Peachtree Home Staging just staged in Decatur, GA, an In-Town Atlanta … (16 comments)

georgia: I am giving up and moving on! - 12/07/09 08:27 AM
YES, I am giving up and moving on!
It's true -- and I am hoping it's for the best.  It is an expensive decision to say the least.
I have given up what's made so many memories, giving up on what is responsible for my huge home staging portfolio.
YES, I have ditched my old Minolta camera from 2002 (Minolta doesn't even make cameras any more!)
I just purchased  a new wide angle lens Camera SLR NIKON D5000.  I am moving on with my photography in order to showcase my HOME STAGING!
This camera has my name all over it, and I … (34 comments)

georgia: Stagers and Realtors: Beware of the FTC (smile)! - 07/07/09 04:20 PM
Home Stagers and REALTORS:  Consider yourself forewarned of your illegal actions!
Federal Trade Commission's plan to change rules on ad endorsements, testimonials worries marketers
Extreme results, disclaimers to be overhauled by FTC
You may want to take heed and follow the link to the article above published by the Chicago Tribune.
BOTTOM LINE:    The FTC is going to require advertisers to show typical results.
Yep, that right!
You know what that means!  Home stagers and Realtors are facing a dramatic change in the home staging industry!  After all, home stagers and Realtors are marketers striving to display the absolute most favorable property presentation … (9 comments)

georgia: A SMART Way to Win Listings (that you actually want) - 06/26/09 10:46 AM
Here is how a smart Atlanta Realtor won a listing over competing Realtors . . .
Background:  the client lives out of state and has a vacant home in Atlanta to sell.  Because of many conflicts, the seller can not come to Atlanta to interview Realtors.  The Seller looked on line and found Realtors that had superb REALTOR.COM photographs for their current listings.  He contacted a friend to hold the house open and invited the few Realtors he selected via the photos to visit the property and e-mail him with their proposal to list and sell the home for him.
One of those … (8 comments)

Peachtree Home Staging was able to use the home owners furnishings and many of their accessories.  To complete the project Peachtree Home Staging added a few accesories in each room to finish the look!

georgia: Wearing Just One Affordable, Profitable, Professional Hat - 12/09/08 01:12 PM
I often hear comments about Realtors providing their own home staging talents and services to their clients.  Having been a Realtor for a number of years, I can relate to Realtors that do home stage their own listings.  I did for years!
However, since early 2007 I have been a referral agent only and focus all my time and energy on my Home Staging Business.  As a dedicated, full time professional home stager I have learned is that there is a tremendous difference in staging as a Realtor as opposed to home staging as a professional home stager.
One of the differences … (22 comments)

georgia: Mr. & Mrs. Will B. Homebuyer are looking for your homes commercial - 04/11/08 11:03 AM
Mr. and Mrs. Will B Homebuyer: "I am looking for your commercial and haven't been able to find it"
Mr. and Mrs. Wanna B. Homeseller: "Commercial?  On T.V.?  We don't have a commercial!"
Mr. and Mrs. Will B. Homebuyer:  "No, not on T.V.!  We are talking about your home's commercial on the internet!  We are looking on all the sites channels, Georgia MLS, Zillow, Realtor.com, Trulia, and our Realtors' Web site and we are not finding your home's listing commercial"
Mr. and Mrs. Wanna B. Homeseller:  "Well, it should be there!  The home's been listed!  Are you sure you do not see … (13 comments)

georgia: Stagers Make The World Go Around - 01/31/08 08:02 PM
I've been digging and surfing, churning and searching  . . .
I've been looking for something that I knew would express the absolute success and spirit of the Stage It Forward Round Tables in Atlanta this past month. And at the same time express my gratitude to Kathy Nielsen for being my trusted partner in facilitating the event (I actually have been suffering from Kathy withdrawals since the event on the 17th).  And something worthy of our appreciation to IKEA for hosting our event.  And lastly something to express our appreciation to Gina McNew for airing a summary of the event on her radio show.
I knew with … (16 comments)

georgia: A Press Release to Share - 01/15/08 05:56 PM
Kathy Nielsen and I have been working on overload and anxiously awaiting Thursday's Round Table at IKEA, here in Atlanta.
At the start, we efficiently split up our duties.  Kathy is a more efficient organizer than I am, and my specialty is marketing and publicizing.  So Kathy took on the invites and event organizing.  I took on the choice of venue (with Kathy's blessing), venue contact and the marketing, i.e., crossword blogs, coordinating and posting the interview announcement with Gina McNew and the press release that went to all our local TV Stations and newspapers, business chronicles, and the Georgia Real Estate Magazine.  Still waiting … (14 comments)

georgia: Write Words for the Right Photos - 11/02/07 03:21 PM
I have a passion for Real Estate.  I have a passion for marketing.  And, because of those two passions, my ultimate passion is Real Estate Merchandising -- yes, home staging.
Having been a Realtor in Georgia for many years, I gained a heartfelt appreciation for the value of good marketing and extraordinary presentation of properties.  With every listing I had, I dedicated time to gathering the most powerful words to display an intriguing property description.  I combined those words with my photos to ensure my clients had inviting flyers outside and inside their home while on the market.  I extended that effort to … (20 comments)

georgia: Home Is Where the Heart Is; The Wallet's Where the House Is! - 08/15/07 02:02 PM
Home Staging by a professional home stager prior to placing your home on the market is a tool that provides multiple home selling advantages.  Having been a Realtor® for many years, and now a professional home stager, I have witnessed both the financial and emotional advantages home staging provides to home sellers over, and over again.
First, the wallet's where the house is!  it's important to look at your current market statistics with your Realtor®.  The numbers can be quite startling!  For instance, in Fayette County, Georgia there are approximately 27,000 owner-occupied houses.  Data taken from the Georgia MLS shows that Fayette County's average … (20 comments)

georgia: I like analogies - 06/12/07 09:12 AM
Today I am thinking of all the things I like, and I like analogies.  Here's one I have on my Web site:  http://www.peachtreehomestaging.com/whatishomestaging.htm
"Remember, you are selling a HOUSE, a property; space. Disassociate yourself. When you buy a computer, you buy a shell that has the space to hold the items you want and need, software that makes it functional, and tutorials that demonstrate how it is best used. That is what Home Staging does for a house! A potential home buyer is shopping for a house; functional space that they can make their home. That's what they need to see."

georgia: Home Staging: Facts Tell; Stories Sell - 06/12/07 08:24 AM
Karen Dembsky of Peachtree Home Staging brings national statistics to life with real stories from her clients' experiences.
Atlanta, Georgia June 11, 2007 -- Home staging is hot, and getting hotter around the country. Much like the saying, "facts tell; stories sell", Realtors® and home sellers are beginning to see how home staging can mean real dollars, beefed-up reputations for agents and less stress for sellers. Some of the national statistics about home staging dovetail nicely with stories from Karen Dembsky's experiences as a Realtor®.
Home staging is the art of decorating a home to appeal to the most potential buyers. … (0 comments)
