real estate: Was the First April Fool a FSBO? - 04/01/11 10:39 AM
Was the first April Fool a FSBO?  After all, we all look forward to the Spring Market.
I believe the April Fool FSBO demonstrates the value of the many Real Estate professions!
Here are the top ten indications that the first April Fool getting ready for the spring market was, in fact, a FSBO
#10 -- I am not updating anything -- the buyer can do that! Brass and wallpaper are just fine!

#9 -- Why should I have to finish all of the repairs?  Let the buyer get the repairs … (33 comments)

real estate: I am Peachtree Home Staging, and I approve this message! - 11/04/08 03:37 PM
I know voting is important, AND I HOPE EVERYBODY HAS DONE SO
. . . I recently heard someone suggest that when bad things happen in our country over the next four years we should make sure those bad things happen first to the folks who DIDN'T take the time to vote.  Let it happen to those who don't care.
I loved that!  But, personally, I must say I would lighten the reprimand to be consistant with real estate.
Hey!  I'm no politician . . . just a real estate marketing professional at heart.  That's what I know, okay?
And I get … (3 comments)

real estate: Tipping $'s - OR - Tipping Your Hat? - 07/15/08 10:11 PM
I started down this "tippy" path today as a result of staging and de-staging vacant homes.  The tipping can really add up.  So then I got to thinking about it - everything has rules; so tipping must, I am sure.  I know it does for restaurant service obviously, but what about other services . . . am I breaking the rules; abiding by them; or foolishly giving precious green bills away that fall somewhere in between generous and acceptable to poor?
After all, I provide a service, home staging, and I have never been offered a tip.  Now, that being said, … (14 comments)

real estate: And Where Exactly is "Point A and a Half"? - 06/23/08 09:55 PM
I have accidentally learned a reminder about sales and marketing for my business this week.  Just when I thought I knew it all!  Okay, sometimes one feels that way (know it all),  but deep down, we know the day will come (over and over again) that we will learn, or be reminded, of something new or something we have overlooked or forgotten.
I, as does everyone, learn something every day, but sometimes, things happen that create a learning inspiration, or more dead on, a significant reminder.  Today it happened to me, and I am elated about that, as it was the … (4 comments)

real estate: Have You Been To Home Stager's Heaven? - 06/04/08 03:11 PM
I just came from home stager's heaven . . . well, actually I was in Atlanta, but it must have resembled home stager's heaven, because I had the opportunity to exercise my talents to create a lovely atmosphere in this already charming home!  I'm not sure what seemed so magical to me . . . I staged it in a day.  It was just me; no one to share company with; but it was pure pleasure.  My enthusiasm was at a high; I was totally at peace and enjoying the tasks at hand!
I always am quite enthusiastic about my work, whether it … (17 comments)

real estate: Got the Touch? - 04/16/08 01:49 PM
The process of engaging in professional Home Staging for your occupied home and the process of engaging in a professional massage for your aches and pains have some similarities.
Some people just melt into a ball of butter at the very thought of relaxing in the soothing expertise that pours from the hands of the trained massage therapist.
Others, well, not so much.
They tighten up just at the thought of a strangers hands kneading and knuckling their muscles under bare exposure!
A home seller inviting a professional home stager into their domain reacts in two different ways as well.
Most are excited about their … (25 comments)

real estate: Mr. & Mrs. Will B. Homebuyer are looking for your homes commercial - 04/11/08 11:03 AM
Mr. and Mrs. Will B Homebuyer: "I am looking for your commercial and haven't been able to find it"
Mr. and Mrs. Wanna B. Homeseller: "Commercial?  On T.V.?  We don't have a commercial!"
Mr. and Mrs. Will B. Homebuyer:  "No, not on T.V.!  We are talking about your home's commercial on the internet!  We are looking on all the sites channels, Georgia MLS, Zillow, Realtor.com, Trulia, and our Realtors' Web site and we are not finding your home's listing commercial"
Mr. and Mrs. Wanna B. Homeseller:  "Well, it should be there!  The home's been listed!  Are you sure you do not see … (13 comments)

 FINALLY!  Here it is!
Oh, sorry, you haven't been waiting for it - I have!
The post I have hoped to do; hoped I'd envision; hoped to lay out there to my colleagues.  Finally . . .
Actually, it begins as only relevant to me, but I hope you will read on; as my intent is to be relevant to you!  Attention, Stage It Forward and Realtor Active Rain Member, it's all about you!

real estate: I LOVE MY STATS! - 03/24/08 06:51 PM
Everyone love statistics, and I've got to admitt . . . I love mine!
In Peachtree City, Georgia there are currently 274 homes for sale.  The average home for sale is $367,000.  It is a great place to live, without a doubt.  It was recently ranked as the 8th best place to live in the U.S. And, I eagerly second that!
Okay, back to the Peachtree City Stats . . . here's what flips my skirt and makes me smile, over and over again!

real estate: Hmmm . .. How Functional Is VACANT? - 10/29/07 06:32 PM
Remember, you are selling a HOUSE, a property; space. Disassociate yourself.
Okay, but what if . . .
What if the house you are selling is vacant?  Well, it becomes easier to disassociate yourself!  YEA!  After all, your belongings have already been removed and that, of course, is what made it home.
Now the problem becomes that your disassociation ; well, uh, is the very disassociation your vacant house is displaying to all the potential buyers.   Uh-Oh!
Let's step back and think about this problem.  Hmmm . . .
OKAY . . . When you are shopping for that new wonderful wide screen TV or any television for … (45 comments)

real estate: Here's a Listing Presentation about a Listing Presentation - 10/14/07 06:32 PM
In a blog I posted recently, "But, this is Home Staging! We could talk all day!", I mentioned a 10 minute presentation I did for Realtors regarding Home Staging.
I struggled with how to best use 10 minutes in front of 40 Realtors.  I started by making my self a list of anything I might want to accomplish in this short 10 minutes.  After writing it all down here are the top 3 three I settled on:
Communicate the value home staging brings to their businessCommunicate the value home staging brings to their clientsCommunicate the ease of utilizing home staging as a sales … (21 comments)

real estate: Home Is Where the Heart Is; The Wallet's Where the House Is! - 08/15/07 02:02 PM
Home Staging by a professional home stager prior to placing your home on the market is a tool that provides multiple home selling advantages.  Having been a Realtor® for many years, and now a professional home stager, I have witnessed both the financial and emotional advantages home staging provides to home sellers over, and over again.
First, the wallet's where the house is!  it's important to look at your current market statistics with your Realtor®.  The numbers can be quite startling!  For instance, in Fayette County, Georgia there are approximately 27,000 owner-occupied houses.  Data taken from the Georgia MLS shows that Fayette County's average … (20 comments)

real estate: The power of support and encouragement -- where does yours come from? - 06/26/07 07:10 PM
We all get support and encouragement, and can't bear the thought of living without it.
Here's what I'm talking about . . . When I started my home staging business in Atlanta and got my first job, I came home to a present, wrapped with a bow.  It was an empty tool box.  The card said, "I'm proud of you!"  I thought, "Well, that was sweet!".  A few days later I went to my second client calling.  When I got home, wrapped with a ribbon, was an engineer quality tape measure.  The card said, "I'm proud of you; you will need this."  The … (17 comments)

real estate: Attention HOME SELLERS: Join the Marching Band, or You Will Miss the Parade! - 06/26/07 01:41 PM
Today's buyer has a different thought process and is marching to a different tune.  Times have changed.  Selling your home has a whole new meaning - new meaning to the buyers, that is!  Selling a home today is all about intricate detail.  Sellers need to march with perfection and the buyers need to see the performance!
Listing agents cringe today when they hear their seller say, "The buyer can make that color change and visualize my homes potential.  I'm not selling accessories, I'm selling a house.  After all, this is a resale, not a new home!"
Whoa!  Back up the band!  Sellers … (8 comments)

real estate: Atlanta Home Stager takes the WHY out of Home Staging! - 06/24/07 01:02 PM
Benefits of Having Your Home Staged
Before a showing -- A staged home will generate multiple showings when properly photographed and displayed on the Internet.  As many as 80% of potential buyers begin their search online and identify homes they would like their real estate agent to show them.During the showing -- A staged home will show better than other listed homes.  It provides the buyer a clear vision of the home's functionality. It's "move-in ready," and has no distractions. After the showing - A staged home is remembered!  Viewing home after home becomes tedious and exhausting for buyers.  Often, buyers have time … (0 comments)

real estate: Take Down the Red Flag on Home Staging! - 06/21/07 02:14 PM
What does it really cost to stage a home, or not? Karen Dembsky of Peachtree Home Staging separates myth from reality.
Atlanta, Ga. June 21, 2007 - Many think the cost of staging a home is not worth it. Or, they think that home staging is only for the rich, with big fancy houses. Realtors® and home sellers, who could most benefit from home staging, don't always understand that the small cost can pay dividends in effectiveness.
Home staging is the art of decorating a home to appeal to the most potential buyers. A professional home stager will bring out the house's … (0 comments)
