There were locals and folks from out of state. The age of volunteers ranged from teenagers to senior citizens. Some volunteers make their living building homes and some were picking up a hammer for the first time. All of the interior walls were built and set in place!&nbsp;I'm always amazed at how much can be accomplished by a group of volunteers in a single day! I just can't describe how&nbsp;wonderul it feels to work with a family to build their first home. It is such an emotional day for everyone involved.</span></p> <p style="text-align: center;"><span style="font-family: Arial; font-size: small;">Just like they did last year, the KZ-RV employees showed up the following Friday and spent the day working. They built the back porch, shingled the other 1/2 of the roof and put the siding on the house. I know the <strong>number</strong> of sales has been improving.&nbsp;We've been very busy working with homebuyers. The number of homes that sold in June 2009 (12) was higher than the number of homes that sold in June 2008 (8). Not a&nbsp;big difference&nbsp;by any means. So, the headline is true because 4 more homes sold this June than last June. </span></p> <p><span style="font-family: Arial; font-size: small;">Then the article goes on to state that the median home price for June 2009 ($147,250) was 35.7% higher than the median home price for June 2008 ($108,500). If you don't work in our market every day and aren't familiar with how the statistics are compiled, that sounds like great news for the housing market in <a href="http://www.karencanhelpyouhome.com/LaGrangeCountyIndiana" title="LaGrange County Indiana" target="_blank">LaGrange County</a>. </span></p> <p><span style="font-family: Arial; font-size: small;">But lets take a look&nbsp;at the rest of the numbers and the sales that are represented in those figures. In 2008, 3 of the 8 homes that sold were lake properties. In 2009, 7 of the 12 homes that sold were lake properties. Lake properties generally have higher sales prices. And when you are calculating the median sales price, you're taking the number in the middle. That means 1/2 sold for more and 1/2 sold for less. In 2009, the median price was a lake home. In 2008, it wasn't.</span></p> <p><span style="font-family: Arial; font-size: small;">When dealing with such a small number of transactions, it's more accurate to use longer periods and more data to establish a trend. Why don't we take a look at what has happened through the end of June this year and compare that to last year? &nbsp;I think&nbsp;that gives us a better idea of what is happening here in the county.</span></p> <p><span style="font-family: Arial; font-size: small;"><span style="font-family: Arial; color: #000080; font-size: small;">*The&nbsp; Median Sales&nbsp;Price through the end of June in 2008 was&nbsp;$110,000 and i</span><span style="font-family: Arial; color: #000080; font-size: small;">n 2009 it&nbsp; was $98,500.&nbsp; <strong>This is a 11.2% decrease in Median Sales Price</strong></span></span></p> <p><span style="font-family: Arial; font-size: small;"><span style="font-family: Arial; color: #000080; font-size: small;">The Number of Homes Sold&nbsp;&nbsp;through the end of June in 2008 was 48 and in 2009 it was&nbsp;68.&nbsp; <strong>This is a 41.7% increase in the </strong><strong>Number of Homes Sold</strong></span></span></p> <p><span style="font-family: Arial; font-size: small;">When we use a longer period of data, we get what I'm seeing in today's market. There are more transactions. The number of home sales are up in LaGrange County this year versus last year. But, median prices aren't higher, they have dropped 11.2% when compared to last year for the same time period. And when you compute this for just the lake properties, we've seen a similar decline.</span></p> <p><span style="font-family: Arial; font-size: small;">Another important item is how many properties are listed for sale. As of today, there are 317 single family homes listed for sale in LaGrange County, and with an average of 12 sales a month, it is going to take awhile to bring the inventory down. </span></p> <p><span style="font-family: Arial; font-size: small;">Taken out of context, the published numbers may have misled&nbsp;those who just read the headline or those who aren't currently involved in the <a href="http://www.karencanhelpyouhome.com/BuyingAHome" title="Buying a Home in Indiana" target="_blank">buying</a> or <a href="http://www.karencanhelpyouhome.com/SellingAHome" title="Selling a Home in Indiana" target="_blank">selling</a> process. If you get a chance to read the mortgagee letter, <strong><a href="http://portal.hud.gov/pls/portal/docs/PAGE/FHA_HOME/LENDERS/MORTGAGEE_LETTERS/2009_MORTGAGEE_LETTERS/09-ML-15%20USING%20FIRST-TIME%20HOMEBUYER%20TAX%20CREDITS.PDF" title="first time homebuyers tax credit" target="_blank">ML 2009-15</a></strong>, it states that you can't use this tax credit for the required down payment of 3.5%.</p> <p>HUD originally put out mortgagee letter 2009-15 on May 12th, but was rescinded the next day. Please read about that here : <strong><a href="http://www.fhaloansfhamortgages.com/first-time-homebuyer-tax-credits-for-the-downpayment-ita-039-s-gone-the-story-of-the-8-000-tax-credit" title="$8,000 tax credit" target="_blank">$8,000 tax credit rescinded by HUD</a></strong>. For some reason, it was prematurely placed on HUD's web site, but apparently wasn't finalized. Now we have a new version and if not read correctly, you could be putting misinformation out there. So what does the new mortgagee letter state?</p> <p>&nbsp;</p> <p>&nbsp;</p> <p>&nbsp;</p> <p>Here is the positive part about the tax credit. You can receive the <strong>first time homebuyers tax credit</strong> upfront, but not through the IRS.&nbsp; This would be illegal.&nbsp;Please read : <strong><a href="http://www.fhaloansfhamortgages.com/fraud-alert-advice-on-the-8-000-first-time-homebuyers-tax-credit-do-you-risk-it" title="first time homebuyers tax credit" target="_blank">It's illegal to receive your tax credit before you close on your home</a></strong>.&nbsp; <strong>Buyers - BEWARE</strong>, please read that, because too many people are saying that you can get the money directly from the IRS prior to closing. The IRS &amp; HUD both say no!!!</p> <p>So how can you receive this upfront?&nbsp; It can be given to you as a second or a silent second from any Federal, State, or local agencies, and any <strong>FHA mortgagee</strong> or any <strong>FHA approved non-profit organization</strong>.&nbsp; People, in layman's terms, this is already acceptable by HUD's standards, except for the lender that is now able to give the monies upfront in a form of a 2nd mortgage.&nbsp;Another terminology is that this can be an advance loan from any of the entities mentioned above.</p> <p>&nbsp;</p> <p>&nbsp;</p> <p>&nbsp;</p> <p><strong>Summary :</strong>&nbsp; Essentially, this means that the entities mentioned above, are purchasing this tax credit on your behalf and giving it back to you. The short version of this is that you can use some of the money from the <strong>$8,000 Tax Credit</strong> as your down payment, but after you put down the first 3.5% of that down payment. Meaning, you have to come up with 3.5% of your own money still. With <strong>FHA loans</strong>, it can still be a gift from a relative/family member.&nbsp; It also can come from non-profit or government agencies to be used as your initial down payment, but not used through the tax credit. Overall, the tax credit that is advanced, can be used for all closing costs. But you can't receive monies back at closing.&nbsp;</p> <p>And again, keeping in mind, it's <a href="http://www.fhaloansfhamortgages.com/fraud-alert-advice-on-the-8-000-first-time-homebuyers-tax-credit-do-you-risk-it" title="tax credit of $8,000" target="_blank"><strong>illegal to receive this tax credit upfront</strong></a> directly from the IRS. There is more verbiage in the <a href="http://portal.hud.gov/pls/portal/docs/PAGE/FHA_HOME/LENDERS/MORTGAGEE_LETTERS/2009_MORTGAGEE_LETTERS/09-ML-15%20USING%20FIRST-TIME%20HOMEBUYER%20TAX%20CREDITS.PDF" title="mortgagee letter 2009-15" target="_blank"><strong>mortgagee letter 2009-15</strong></a> , but the main point is that you have to have <strong>3.5% of the downpayment yourself</strong>, before you can use the tax credit that would be 'loaned' to you.</p> <p>&nbsp;</p> <p>&nbsp;</p> <p><strong>THOUGHTS???</strong> - Well, in all honesty, how does this truly help? What is the gov't thinking here? As a buyer, I would still need the initial 3.5% of my monies for the down payment. Again, needing money to buy. I know some of you are for this fact, that buyers should have skin in the game. But keep in mind, this was not the true demise to our foreclosure mess.
