More and more of us are used to getting lots of junk each week in our email boxes.

Today, I just had a huge laugh. I always check my JUNK box just in case someone gets sent there by mistake. 99% of the time, junk is junk.

I was so surprised to find that I am a big winner. Not once but twice today.

1. MICROSOFT WINNING NOTIFICATION -- Lucky me!

2. Karen, You have won the Lottery $1,000,000.00

What ever will I do with all this money? LOL

Not once but twice.......If only I could get these odds with the lottery!

Update...since I wrote this I have received more of these. They must be working at maximum overdrive today.

Each year it happens. You start off with a bunch of these fellows and next thing you know...

You end up with a bunch of these little sweethearts.

Mom and babies paid me no attention at all as I took photos.

Daddy was another story. He walked up to me and hissed. Did you know that geese hiss?

Then I noticed several other people taking photos. Of course they stood across the street at a safe distance from daddy. After a few minutes, daddy calmed down and all was good on the family scene. They will cross the street and all the cars stop for the family. It is an adorable sight.

Can't wait to see these little guys grow. In no time they will be big.

Glamour Magazine has a story titled "Welcome to My Mortgage Hell" in this July's 08 issue. It features three different real woman and their mortgage stories.

If you get a chance, check it out for a different view. Some of these women earn around $90,000 and up a year. Educated, smart people who fell for a bad deal. Many believe that if the bank is willing to lend them the money, they can afford the payment. Some have lost their homes, others are struggling to work things out. It may help change the stigma of foreclosures and help people to see it can happen to anyone.

What do I need that I can't live without from this phone call?

Well, nothing is my answer.

Today I read Carolyn Roland's post, check it out below if you have not had a chance yet:

It really got me thinking. Remember when you first received your license and just started. Personally, I was not at all prepared for the phone calls. Every Tom, Dick and Harry wanted to sell me that one thing that I just couldn't live without.

Who prepares a fresh, new agent for this? First of all, you are new and the last thing you want to do is make people mad. You are in the business of building relationships and this is not what you had in mind.

You get those calls that leave a message pretending to be a potiental client coming to your area. Can't wait to meet with you. Of course when you call them back, they want to sell you the greatest thing since the Internet instead. Don't know about you, but I can't imagine leading people on this way is the best way to sell something. Sadly, I have been forced to hang up on some of these types as they would not take NO for an answer.

Then there are the 'friends" (not really, they just say that) of yours that call from Active Rain and they have just what you need to buy. Or someone who knows your buddy Susie Q. who just happened to say this is just what you need. Or numerous other places they have seen your name and information.

Now I am not a phone shopper. I want to see it, smell it, touch it and most of all know exactly what I am getting myself into. I learned long ago to say no and practice it best on the phone. Sorry but I have made up my mind that you are not selling me on the phone and that is that! I always try to be as professional and polite as possible while saying no!

My personal favorite call has to be the calls that will add me for FREE to their fantastic list. This list will send tons, yes tons of people my way. It sounds too good to be true because it is! FREE is such a rare event these days.

Just as Carolyn is feeling the frustration, we all need to be extra careful these days.

I always tell these callers that I agree to nothing that I don't have in writing to review at my own convenience. Many will hang up at that point. That is just fine with me. If they can't give me this reasonable request, then it is probally a con anyway.

Don't be afraid to say no.

Don't be afraid to think things over.

Be safe, not sorry!

It was her time. I wanted to share a personal story.

Last week, on Memorial Day Monday, one of my neighbors fell over and died. She had been out working in the yard and collapsed with a massive heart attack. She was alone outside at the time. One of the neighbors who lives directly across from her called 911 when they saw her laying on the ground.

At the time, I had been in my yard walking my dog and watering plants. There is a good distance, fence and slopping hill between our yards. I could not see her from my viewpoint outside. Once I went inside the house and heard the ambulance and firetrucks, I could see her laying on the ground. Unfortunately it was too late for this lady.

I did not find out for certain that she had passed away until the next day. It was a stressful time as I could not help to think what might have happened if I had seen her fall. To think that I was standing nearby as she took her last breath was very disheartening. In my mind the what ifs were overwhelming.

It is very difficult to me to think of someone laying out and in need of help with no one around.

After some reflection, I remembered that God makes all things work together for good. To me it became clear that it was her time. Had God intended for something else to happen, then he would have provided it to happen. This was God's will. She went quickly without suffering. God did not intend for us to question and fret. He wants us to trust in Him and be at peace with it.

This lady was by all means a very healthy person who you would see exercising and staying active. It was a surprise to all for this to happen. It's a lesson that life can be shorter than we think. Life is precious. Keep your loved ones close to your heart.

Sometimes we just need to be silent and let God direct us to peace.

Tour the UVA grounds - Walk the UVA grounds and see all the sites. Check out The Corner for shops and souvenirs. Have your picture taken on the famous Rotunda steps. Walk Jefferson's dream, the Academical Village. Stop and smell the flowers at the UVA gardens. People come from around the world to see Thomas Jefferson's design.

Horseback Riding- There are several areas in our central Va area that offer guided horseback tours for fees. What a great way to spend the day.

Visit the Rock and Mineral Garden: The Rock and Mineral Garden is located here in Charlottesville at the Dept. of the Mines, Minerals and Energy within the Fontaine Research Park. If you have a child who loves rocks, this is a great place to check out. The garden features rocks found across Virginia.

Tour the Belmont area - Belmont is one of the older communities here in Charlottesville. Take a stroll down Belmont Avenue. Tree lined sidewalks take you back to a peaceful place right here in the city. Visit Monticello Road to see the great downtown business scene. Several outside dining choices.

Ashlawn Highland - Historic home of James Monroe with 535 acre plantation. Tours of the estate given. Just a short distance outside of Charlottesville. Cost of $10.00 per adult. Kids 6 to 11 are $5. (Discount given for local residents.)

Check out a Dog Show - Entrance Fee is $5 per car load. Saturday, May 31 and Sunday, June 1 at the Foxfield Steeplechase on Garth Road. More information in the May 30 the Daily Progress Newspaper.

Balloon Ride of Charlottesville - I added this because no matter what the cost, this is a priceless experience. See Charlottesville from a hot air balloon. Variety of packages available.

Downtown Scottsville, Va- located at Horseshoe Bend of the James River. Fantastic rural community under restoration. Click on the site for some beautiful views. Take your raft, boat or canoe down and take a ride on the James. Or rent a ride at James River Reeling and Rafting. While your there check out the Hatton Ferry. Hatton Ferry - April to middle October poled ferry runs on Saturdays and Sundays. As long as the water level permits, ride across the river for free. Scottsville has a 4th of July parade with assorted vendors, flea markets music and of course fireworks.

Charlottesville City Parks - Family fun. Charlottesville is rich in local parks. On this site you will also find the schedules for the city swimming pools, hiking series schedule and other programs offered by the city.

Things to do in and around Charlottesville................Part One

There is so much to do in this area that there is no way I can name even half of it in one post. We are blessed to live in such a beautiful and historical area. Many things here are FREE to enjoy or at a low cost. With the high cost of living these days, it is great to know we can enjoy things right here in our backyard. If you are visiting the area, these are some great ideas for you to check out as well.

So here goes with Part One:

Tours of the Historic Downtown Area - (From April - October) Donation suggested of $5 per person. Kids under 12 are free. Tours begin at the McIntire Building located at 200 Second Street NE beside the library building.

Presented by the Albemarle/Charlottesville Historical Society are walking tours. Every Saturday the tour is of the Historic Court Square beginning at 10 am sharp. Court Square tours are also offered each Thursday at 5:30 pm sharp. The third Saturday of each month will tour the Historic Downtown Pedestrian Mall.

Rivanna Trail - Cost : FREE

The rivanna trail is a 20 mile walking path around the city of Charlottesville following the Rivanna River. You can walk, bike, hike or jog if you like. The trail has many points where you can get on and off the trail.

You can explore as little or as much as you want. Some park their car at one entry point and ride with a friend to their chosen starting point. From there they walk to the other point enjoying nature along the way. Has different levels of difficulty. I have hiked the most difficult part and lived to tell about it. The Fontaine to Ivy Road section is more climbing, with rocks, than any other area. If you don't like being on the edge of a cliff, then you can take the path more to the inside section. Very enjoyable and I suggest that you wear good shoes for hiking and perhaps a walking stick if you need help with balance. It is passable for all. Take breaks as needed.

Many areas are smooth trails along side creeks. Other parts of the trail include going over rocks to cross streams. If you love nature this is the place to go.

Charlottesville City Market - Open to all to shop. From April to October the City sponsers the market Saturdays from 7Am to 12 noon. You will find vendors selling plants, fruits, vegtables, crafts and other interesting articles. Located off Water Street in the downtown area.

Yard Sales - Cost: FREE Summer time is full swing yard sales in this area. Find just what you need or even what you didn't know you needed. Great place to find local yard sales is the local newspaper, The Daily Progress.

Farmer's Markets - Meade Park right here in the city presents a farmer's market every Wednesday from 3 pm to 7pm. Great local produce offered by vendors. Click on site for list of locations and times.

Ice Skating Cost: $8.00 plus $1.50 to rent skates

Another fun activity located on the east end of the Downtown Mall is the Charlottesville Ice Park. Click on the web-site for public skate schedule.

Pick Apples - Carter Mountain Orchard opens in June for your apple picking delight. Located just outside of Charlottesville off Route 53 on a mountain top. Tours offered. Check out the web-site for more information.

Nearby things to do:

Shenandoah National Park is a quick trip up to Afton Mountain on Route 250 or Interstate 64. Click on site for fee list.

Gypsy Hill Park in Staunton. Park admission is free Another quick trip past Afton to Staunton. Unique Gyspy Hill Park has a 1+ mile drive around the entire park area. Huge duck and fish pond, swings, baseball fields, playgrounds, places to picnic and a great little train for the kids to ride. Train cost $1

Blue Ridge Parkway - Free admission to drive along the parkway or take a hike. Many trails to follow and priceless views.

Members of the neighborhood, when you see that open house sign, I want you to come on in. Oh, you say, "Karen, I'm not buying a house today." "I was just looking for yard sales." " I'm just out for a walk" Folks, that's not a problem at all. Open house means open to the public.

Come on in. Look at what is new in homes. Get ideas on what you might want to change in your own home. Check out the upgrades you can add at home to make it better. What about this great color in the kitchen. Look at those floors. Just think of the honey-do list you could make. (sorry guys)

Don't be shy. Agents will not bite. I'll will be glad to show you around. I know that the more people that see our open house the better the chance the home will find it's new buyer. Let me know what you think of the home. Agents need feedback.

Of course, take my card so down the road when you have a real estate question, I can help.

I want you to see what is available. Now you go home and tell cousin Connie tonight about the charming house you saw today. Mom's, I want you to tell your son Bryant about the amazing new home you visited and how he should think about moving closer to you. All the bad press in the world can not take away the facts.

Fact: The year 2007 was the fifth best market in the history of real estate.

Buying and selling real estate is a part of life for most people. Some will buy once and stay in place for many, many years. Others will move numerous times in their life. New careers, marriage, growing families, downsizing, divorce and retirement are just some of the life changes that affect the market. These factors will continue just as the market will continue.

Fact: The mortgage rates are quite low by long term standards.

Yes, lenders are more selective in deciding who gets a loan. This is good news for everyone. You want to be able to afford the loan and be able to live comfortably. Had this happened all along, we would not be seeing the foreclosure issues that we are seeing from everybody getting any loan.

Fact: Interest rates are low.

The Federal Reserve is working to keep our economy up and moving along. The lower interest rates generally translate into lower loan payments.

Fact: Real Estate is local.

Some areas of the country are doing very well, while others are struggling. Real Estate is always a local market. If you are looking to buy or sell, you must compare homes to other homes in the same area to have a true picture of the local market.

Fact: There are lots of homes on the market to choose from.

If you are a buyer, this means that there are tons of homes for you to choose from. You can take a little more time in making your decision and have more room to bargain.

Fact: Vacation Home sales are a rising trend in real estate.

People are looking at second homes now because the price today is lower than it will be years down the road. With low rates and time to decide, this market is a great time to find that second home.

Fact: Over time real estate values go back up.

Time and time again this has been proven. No, this is not the time for quick flipping to make a profit. This is a wonderful time for a first time buyer to purchase and watch their value grow in their home.

Much of great real estate deals go hand in hand with timing. Is this the right time for you?

Before you buy a home, there are many questions to consider. Looking at homes can seem like an overwhelming ordeal. Once you narrow down your list it will be much easier task to handle.

The Basic Starting Point Questions:

What price range did my lender advise me on?
What time frame do I need to move in?
What type of home am I looking for? Detached, attached, condo, town home, farm
What style of home do I prefer?
How far away from my work am I willing to commute?
Do I prefer city living, country or something in between?
How important are schools and do I have a particular district I would like to live in?
How long do I plan to live in this home?
How much renovation (if any) am I willing to do? Can I afford it?
Do I need to be close to public transportation?

Of course, talking with a lender is at the top of the list because you have to know what price range you can comfortably afford prior to the search. Once you have a good idea of the above questions, you can move on to some more detailed questions.

Detailed Need Questions:

How many bedrooms do I need?
How many bathrooms?
How much square footage can we comfortably live in?
Do I want one level living or more levels? Remember if this is a long term home, will you want to climb stairs years from now?
Is having an in home office a must?

Then there are always the questions of what suits your personal needs as well.

Preference Questions:

What size yard do I want?
Does the yard need to be fenced?
Do I need a garage, basement or perhaps both?
Do I prefer carpet or hardwood floors?
Is a patio or deck area important to me?
Where will I park my vehicle?

These are some important questions to get you started with your home search. By knowing your needs, you can narrow down your quest. Each person or family has their financial needs and desires. There is much to consider when searching for your new home.

What are the top items at the yard sales? Children's clothing, toys. books and furniture.

Some of the other big sellers: Power tools, sporting equipment, bicycles, electronics, household items and gardening supplies.

Yard sales are a great way to unload your excess stuff if you have a move in your future. Make a list of all the things that are not in use or you don't need. If they are in overall good shape, then you may want to plan a yard sale in your future. Don't forget to account for the time to set up, price items and take down. Make a plan on what to do with what you don't sell. Always keep in mind that people are shopping for a deal.

Saturday, May 10, 2008 is the Stamp Out Hunger Food Drive by the National Association of Letter Carriers.

Your Postal Service Mail Carrier will be collecting non-perishable food items on May 10th.

What type of items:

canned items such as soups, meats, fish, vegetables

juice, pasta, cereal, rice

Food must be in date. No glass containers.

The food will go to help families in need in our local community.

What to do:

Place your non-perishable food items in a bag at your mailbox on Saturday, May 10th in .

Your mail carrier will pick up your items and they will be delivered to a local food bank.

This is a great way to help others in your local community. Food Banks supply many people with much needed help.

Please remember to make a donation this Saturday.

My Personal Large Trash Pickup Experience........

Today I wanted to add my personal large trash pickup story. Last Saturday I mailed in my $25 check. so the city would receive it on Monday, process it on Tuesday, and by Wednesday I had my decal in hand. That Wednesday I called and scheduled my pickup. Normally they say it can take up to a week. Imagine my surprise when she said "we can pickup your trash this Friday!" I thought Yippy! Then I thought, I better get busy.

So I had already made a list of things to get rid of and yesterday I started making my pile of trash. It didn't take me long and I even found some things that were not on my list. This morning, the pile was smaller as folks had stopped by to pick up some junk. As they say "one person's junk is another person's treasure". I applied my decal and off I went. Now all the trash is gone and I have lots more room.

The process was simple and best of all fast. So personally I give the Charlottesville Large Trash Pick-up program an A.
