&lt;p&gt;LOL - Big Winner-&lt;/p&gt;
&lt;p&gt;More and more of us are used to getting lots of junk each week in our email boxes.&lt;/p&gt;
&lt;p&gt;Today, I just had a huge laugh.&amp;nbsp; I always check my JUNK box&amp;nbsp; just in case someone gets sent there by mistake. 99% of the time, junk is junk.&lt;/p&gt;
&lt;p&gt;I was so surprised to find that I am a big winner.&amp;nbsp; Not once but twice today.&lt;/p&gt;
&lt;p&gt;1. MICROSOFT WINNING NOTIFICATION -- Lucky me!&lt;/p&gt;
&lt;p&gt;2. Karen, You have won the Lottery $1,000,000.00&lt;/p&gt;
&lt;p&gt;What ever will I do with all this money? LOL&lt;/p&gt;
&lt;p&gt;Not once but twice.......If only I could get these odds with the lottery!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Update...since I wrote this I have received more of these.&amp;nbsp; They must be working at maximum overdrive today.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;You end up with a bunch of these little sweethearts.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Daddy was another story.&amp;nbsp; He walked up to me and hissed.&amp;nbsp; Did you know that geese hiss?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Then I noticed several other people taking photos.&amp;nbsp; Of course they stood across the street at a safe distance from daddy.&amp;nbsp; After a few minutes, daddy calmed down and all was good on the family scene.&amp;nbsp; They will cross the street and all the cars stop for the family.&amp;nbsp; It is an adorable sight.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Can't wait to see these little guys grow.&amp;nbsp; In no time they will be big.&lt;/strong&gt;&lt;/p&gt;    </content>

&lt;p&gt;&lt;strong&gt;Glamour Magazine&lt;/strong&gt; has a story titled "&lt;strong&gt;Welcome to My Mortgage Hell&lt;/strong&gt;" in this July's 08&amp;nbsp;issue.&amp;nbsp; It features three different real woman and their mortgage stories.&lt;/p&gt;
&lt;p&gt;If you get a chance, check it out for a different view.&amp;nbsp; Some of these women earn around $90,000 and up a year.&amp;nbsp; Educated, smart people who fell for a bad deal.&amp;nbsp;&amp;nbsp;Many believe that if the bank is&amp;nbsp;willing to lend them the money, they can afford the payment. &amp;nbsp;Some have lost their homes,&amp;nbsp;others are struggling to work things out. &amp;nbsp;It may help change the stigma of foreclosures and help people to see it can happen to anyone.&lt;/p&gt;    </content>

    <title>What do I need that I can't live without from this phone call?</title>

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What do I need that I can't live without from this phone call?&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Well, nothing is my answer.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Today I read Carolyn Roland's post, check it out below if you have not had a chance yet:&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;small&gt;&lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;It really got me thinking.&amp;nbsp; Remember when you first received your license and just started.&amp;nbsp; Personally, I was not at all prepared for the phone calls.&amp;nbsp; Every Tom, Dick and Harry wanted to sell me that one thing that I just couldn't live without.&amp;nbsp; &lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;Who prepares a fresh, new agent for this?&amp;nbsp; First of all, you are new and the last thing you want to do is make people mad.&amp;nbsp; You are in the business of building relationships and this is not what you had in mind.&amp;nbsp; &lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;You get those calls that leave a message pretending to be a potiental client coming to your area.&amp;nbsp; Can't wait to meet with you.&amp;nbsp; Of course when you call them back,&amp;nbsp; they want to sell you the greatest thing since the Internet instead.&amp;nbsp; Don't know about you, but I can't imagine leading people on this way&amp;nbsp;is the best way to sell something.&amp;nbsp; Sadly, I have been forced to hang up on some of these types as they would not take &lt;strong&gt;NO&lt;/strong&gt; for an answer.&lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;Then there are the 'friends" (not really, they just say that) of yours that call from Active Rain and they have just what you need to buy.&amp;nbsp; Or someone who knows your buddy Susie Q.&amp;nbsp;who just happened to say this is just what you need.&amp;nbsp; Or numerous other places they have seen your name and information.&lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;Now I am not a phone shopper.&amp;nbsp; I want to see it, smell it, touch it and most of all know exactly what I am getting myself into.&amp;nbsp; I learned long ago to say &lt;strong&gt;no&lt;/strong&gt; and practice it best on the phone.&amp;nbsp; Sorry but I have made up my mind that you are not selling me on the phone and that is that!&amp;nbsp; &lt;strong&gt;I always try to be as professional and polite as possible while saying no!&lt;/strong&gt;&lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;My personal favorite call has to be the calls that will add me for &lt;strong&gt;FREE&lt;/strong&gt; to their fantastic list.&amp;nbsp;This list will send tons, yes tons of people my way. &amp;nbsp;It sounds too good to be true because it is!&amp;nbsp; &lt;strong&gt;FREE&lt;/strong&gt; is such a rare event these days.&lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;Just as Carolyn is feeling the frustration, we all need to be extra careful these days.&amp;nbsp; &lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;I always tell these callers that &lt;strong&gt;I agree to nothing that I don't have in writing to review at my own convenience.&lt;/strong&gt;&amp;nbsp; Many will hang up at that point.&amp;nbsp; That is just fine with me.&amp;nbsp; If they can't give me this reasonable request, then it is probally a con anyway.&lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;Don't be afraid to say no.&amp;nbsp; &lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;Don't be afraid to think things over.&amp;nbsp; &lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;Be safe, not sorry!&lt;/small&gt;&lt;/p&gt;
&lt;p&gt;&lt;small&gt;&lt;/small&gt;&lt;/p&gt;    </content>

    <title>It was her time.</title>

&lt;p&gt;&amp;nbsp;It was her time.&amp;nbsp; I wanted&amp;nbsp;to share a personal story.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Last week, on&amp;nbsp;Memorial&amp;nbsp;Day Monday,&amp;nbsp;one of my neighbors fell over and died.&amp;nbsp; She had been out working in the yard and collapsed with a massive heart attack.&amp;nbsp; She was alone&amp;nbsp;outside at the time.&amp;nbsp;One of the neighbors who lives directly across from her called 911&amp;nbsp;when they saw her laying on the ground.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;At the time, I had been in my yard walking my dog and watering plants.&amp;nbsp; There is a good distance, fence&amp;nbsp;and slopping hill between our yards.&amp;nbsp;&amp;nbsp;I could not see her from my viewpoint outside.&amp;nbsp;&amp;nbsp; Once I went inside the house and heard the ambulance and firetrucks, I could see her laying on the ground.&amp;nbsp; Unfortunately it was too late for this lady.&lt;/p&gt;
&lt;p&gt;I did not find out for certain that she had passed away until the next day.&amp;nbsp; It was a stressful time as I could not help to think what might have happened if I had seen her fall.&amp;nbsp;&amp;nbsp;&amp;nbsp;To think that I was standing nearby as she took her last breath was very disheartening.&amp;nbsp; In my mind the what ifs were overwhelming.&lt;/p&gt;
&lt;p&gt;It is very difficult to me to think of someone laying out and in need of help with no one around.&lt;/p&gt;
&lt;p&gt;After some reflection,&amp;nbsp;I remembered that God makes all things work together for good.&amp;nbsp;To me&amp;nbsp;it became clear that it was her time.&amp;nbsp; Had&amp;nbsp;God intended for something else to happen, then he would have provided it to happen. &amp;nbsp; This was God's will.&amp;nbsp; She went quickly without suffering.&amp;nbsp; God did not intend for us to question and fret. He wants us to trust in Him and be at peace with it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This lady was by all means a very healthy person who you would see exercising and staying active.&amp;nbsp;&amp;nbsp;It was a surprise to all for this to happen.&amp;nbsp; &amp;nbsp;It's a lesson that life can be shorter than we think.&amp;nbsp; Life is precious.&amp;nbsp; Keep your loved ones close to your heart.&lt;/p&gt;
&lt;p&gt;Sometimes we just need to be silent and let God direct us to peace.&amp;nbsp;&lt;/p&gt;    </content>

&lt;p&gt;&lt;strong&gt;Timberland Drug Store &lt;/strong&gt;- On your visit to the Downtown Mall, make sure you stop at Timberland Drug Store, a step back in time.&amp;nbsp; Have an old fashioned lunch break with a milkshake.&amp;nbsp; Check out the soda fountain or have a lemonade. Mon -Sat until 5pm.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Things to do in and around Charlottesville................&lt;/strong&gt;&lt;strong&gt;Part One&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There is so much to do in this area that there is no way I can name even half of it in one post.&amp;nbsp; We are blessed to live in such a beautiful and historical area.&amp;nbsp; Many things here are FREE to enjoy or at a low cost.&amp;nbsp; With the high cost of living these days, it is great to know we can enjoy things right here in our backyard.&amp;nbsp; If you are visiting the area, these are some great ideas for you to check out as well.&lt;/p&gt;
&lt;p&gt;So here goes with Part One:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;a href="http://www.albemarlehistory.org/walking_tour_intro.html" title="Tours of the Historic Downtown Area" target="_blank"&gt;Tours of the Historic Downtown Area&lt;/a&gt; &lt;/strong&gt;-&amp;nbsp; (From April - October)&amp;nbsp; &lt;span style="text-decoration: underline;"&gt;Donation suggested of $5 per person&lt;/span&gt;. Kids under 12 are free. Tours begin at the McIntire Building located at 200 Second Street NE beside the library building.&lt;/p&gt;
&lt;p&gt;Presented by the Albemarle/Charlottesville Historical Society are walking tours.&amp;nbsp; Every Saturday the tour is of the Historic Court Square beginning at 10 am sharp.&amp;nbsp; Court Square tours are also offered each Thursday at 5:30 pm sharp. The third Saturday of each month will tour the Historic Downtown Pedestrian Mall.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;a href="http://avenue.org/rivanna/trails.htm" title="Rivanna Trail" target="_blank"&gt;Rivanna Trail&lt;/a&gt;&lt;/strong&gt; - Cost : &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;FREE&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The rivanna trail is a 20 mile walking path around the city of Charlottesville following the Rivanna River.&amp;nbsp; You can walk, bike, hike or jog if you like.&amp;nbsp; The trail has many points where you can get on and off the trail.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;You can explore as little or as much as you want.&amp;nbsp;&amp;nbsp; Some park their car at one entry point and ride with a friend to their chosen starting point.&amp;nbsp; From there they walk to the other point enjoying nature along the way.&amp;nbsp; Has different levels of difficulty.&amp;nbsp; I have hiked the most difficult part and lived to tell about it. The Fontaine to Ivy Road section is more climbing, with rocks, than any other area.&amp;nbsp; If you don't like being on the edge of a cliff, then you can take the path more to the inside section.&amp;nbsp; Very enjoyable and I suggest that you wear good shoes for hiking and perhaps a walking stick if you need help with balance.&amp;nbsp; It is passable for all.&amp;nbsp; Take breaks as needed.&lt;/p&gt;
&lt;p&gt;Many areas are smooth trails along side creeks. Other parts of the trail include going over rocks to cross streams.&amp;nbsp; If you love nature this is the place to go.&lt;/p&gt;

&lt;p&gt;&lt;a href="http://www.charlottesville.org/Index.aspx?page=757" title="Charlottesville City Market" target="_blank"&gt;Charlottesville City Market &lt;/a&gt;-&amp;nbsp; Open to all to shop.&amp;nbsp; From April to October the City sponsers the market Saturdays from 7Am to 12 noon.&amp;nbsp; You will find vendors selling plants, fruits, vegtables, crafts and other interesting articles.&amp;nbsp; Located off Water Street in the downtown area.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Yard Sales&lt;/strong&gt; - Cost: &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;FREE&lt;/span&gt;&amp;nbsp;&lt;/strong&gt; Summer time is full swing yard sales in this area.&amp;nbsp; Find just what you need or even what you didn't know you needed.&amp;nbsp; Great place to find local yard sales is the local newspaper, The Daily Progress.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.buylocalvirginia.org/bfbl/farmersmarkets.html" title="Farmer's Markets" target="_blank"&gt;Farmer's Markets&lt;/a&gt; - Meade Park right here in the city presents a farmer's market every Wednesday from 3 pm to 7pm. Great local produce offered by vendors.&amp;nbsp; Click on site for list of locations and times.&lt;/p&gt;
&lt;p&gt;&lt;a href="icepark.com" title="Ice Skating" target="_blank"&gt;Ice Skating&lt;/a&gt; Cost: $8.00 plus $1.50 to rent skates&lt;/p&gt;
&lt;p&gt;Another fun activity located on the east end of the Downtown Mall is the Charlottesville Ice Park.&amp;nbsp; Click on the web-site for public skate schedule.&lt;/p&gt;

&lt;p&gt;&lt;a href="http://www.virginia.org/site/description.asp?attrID=31660" title="Gypsy Hill Park " target="_blank"&gt;Gypsy Hill Park&lt;/a&gt; in Staunton.&amp;nbsp; Park admission is free Another quick trip past Afton to Staunton. Unique Gyspy Hill Park&amp;nbsp; has a 1+ mile drive around the entire park area. Huge duck and fish pond, swings, baseball fields, playgrounds, places to picnic and a great little train for the kids to ride.&amp;nbsp; Train cost $1&lt;/p&gt;

&lt;p&gt;Members of the neighborhood, when you see that open house sign, I want you to come on in.&amp;nbsp;&amp;nbsp; Oh, you say, "Karen, I'm not buying a house today."&amp;nbsp; "I was just looking for yard sales."&amp;nbsp; " I'm just out for a walk" Folks, that's not a problem at all.&amp;nbsp;Open house means open to the &lt;strong&gt;public.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Fact: &lt;strong&gt;The year 2007 was the fifth best market in the history of real estate.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Buying and selling real estate is a part of life for most people.&amp;nbsp; Some will buy once and stay in place for many, many years.&amp;nbsp; Others will move numerous times in their life.&amp;nbsp; New careers, marriage, growing families, downsizing, divorce and retirement are just some of the life changes that affect the market. These factors will&amp;nbsp; continue just as the market will continue.&lt;/p&gt;

&lt;p&gt;Before you buy a home, there are many questions to consider.&amp;nbsp; Looking at homes can seem like an overwhelming ordeal.&amp;nbsp; Once you narrow down your list it will be much easier task to handle.&lt;/p&gt;
&lt;p&gt;The Basic Starting Point Questions:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;What price range did my lender advise me on?&lt;/li&gt;
&lt;li&gt;What time frame do I need to move in?&lt;/li&gt;
&lt;li&gt;What type of home am I looking for? Detached, attached, condo, town home, farm&lt;/li&gt;
&lt;li&gt;What style of home do I prefer?&lt;/li&gt;
&lt;li&gt;How far away from my work am I willing to commute?&lt;/li&gt;
&lt;li&gt;Do I prefer city living, country or something in between?&lt;/li&gt;
&lt;li&gt;How important are schools and do I have a particular district I would like to live in?&lt;/li&gt;
&lt;li&gt;How long do I plan to live in this home?&lt;/li&gt;
&lt;li&gt;How much renovation (if any) am I willing to do?&amp;nbsp; Can I afford it?&lt;/li&gt;
&lt;li&gt;Do I need to be close to public transportation?&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Of course, talking with a lender is at the top of the list because you have to know what price range you can comfortably afford prior to the search.&amp;nbsp; Once you have a good idea of the above questions, you can move on to some more detailed questions.&lt;/p&gt;
&lt;p&gt;Detailed Need Questions:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;How many bedrooms do I need?&lt;/li&gt;
&lt;li&gt;How many bathrooms?&lt;/li&gt;
&lt;li&gt;How much square footage can we comfortably live in?&lt;/li&gt;
&lt;li&gt;Do I want one level living or more levels?&amp;nbsp; Remember if this is&amp;nbsp;a long term home, will you want to climb stairs years from now?&lt;/li&gt;
&lt;li&gt;Is having an in home office a must?&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Then there are always the questions of what suits your personal needs as well.&lt;/p&gt;
&lt;p&gt;Preference Questions:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;What size yard do I want?&lt;/li&gt;
&lt;li&gt;Does the yard need to be fenced?&lt;/li&gt;
&lt;li&gt;Do I need a garage, basement or perhaps both?&lt;/li&gt;
&lt;li&gt;Do I prefer carpet or hardwood floors?&lt;/li&gt;
&lt;li&gt;Is a patio or deck&amp;nbsp;area important to me?&lt;/li&gt;

&lt;p&gt;Yard Sale Items........It's that time of the year again, time for lots of yard sales.&lt;/p&gt;
&lt;p&gt;What are the top items at the yard sales?&amp;nbsp; Children's clothing, toys. books&amp;nbsp;and furniture.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Some of the other big sellers:&amp;nbsp; Power tools, sporting equipment, bicycles, electronics, household items and gardening supplies.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Yard sales are a great way to unload your excess stuff if you have a move in your future.&amp;nbsp; Make a list of all the things that are not in use or you don't need.&amp;nbsp; If they are in overall good shape, then you may want to plan a yard sale in your future.&amp;nbsp; Don't forget to account for the time to set up, price items and take down.&amp;nbsp; Make a plan on what to do with what you don't sell.&amp;nbsp; Always keep in mind that people are shopping for a deal.&lt;/p&gt;    </content>

&lt;p&gt;Stamp Out Hunger Food Drive, Charlottesville, VA area&lt;br /&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Saturday, May 10, 2008&lt;/strong&gt; is the Stamp Out Hunger Food Drive by the National Association of Letter Carriers.&lt;/p&gt;&lt;p&gt;Your Postal Service Mail Carrier will be collecting non-perishable food items on May 10th.&lt;/p&gt;&lt;p&gt;What type of items: &lt;/p&gt;&lt;p&gt;canned items such as soups, meats, fish, vegetables&lt;br /&gt;&lt;/p&gt;&lt;p&gt;juice, pasta, cereal, rice&lt;/p&gt;&lt;p&gt;Food must be in date.&amp;nbsp; No glass containers.&lt;/p&gt;&lt;p&gt;The food will go to help families in need in our local community. &amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;What to do:&lt;/p&gt;&lt;p&gt;Place your non-perishable food items in a bag at your mailbox on Saturday, May 10th in . &lt;/p&gt;&lt;p&gt;Your mail carrier will pick up your items and they will be delivered to a local food bank.&lt;/p&gt;&lt;p&gt;This is a great way to help others in your local community.&amp;nbsp; Food Banks supply many people with much needed help.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Please remember to make a donation this Saturday.&amp;nbsp;&lt;/p&gt;    </content>

&lt;p&gt;Recently I wrote about the great deal the City of Charlottesville offers it's residents in:&lt;/p&gt;

&lt;p&gt;Today I wanted to add my personal large trash pickup story. Last Saturday I mailed in my $25 check. so the city would receive it on Monday, process it on Tuesday, and by Wednesday I had my decal in hand.&amp;nbsp; That Wednesday I called and scheduled my pickup.&amp;nbsp; Normally they say it can take up to a week.&amp;nbsp; Imagine my surprise when she said "we can pickup your trash this Friday!"&amp;nbsp; I thought Yippy!&amp;nbsp; Then I thought, I better get busy.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So I had already made a list of things to get rid of and yesterday I started making my pile of trash.&amp;nbsp; It didn't take me long and I even found some things that were not on my list.&amp;nbsp; This morning, the pile was smaller as folks had stopped by to pick up some junk.&amp;nbsp; As they say "one person's junk is another person's treasure".&amp;nbsp; I applied my decal and off I went.&amp;nbsp; Now all the trash is gone and I have lots more room.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The process was simple and best of all fast.&amp;nbsp; So personally I give the Charlottesville Large Trash Pick-up program an A.&lt;/p&gt;
