COMMUTING
Express bus service to the Pentagon and Washington, DC is available within Lake Ridge and at the entrance to Lake Ridge in the VDOT Commuter Lot

Slugging (some erroneously call it hitching a ride which it is) is a result of the need to use HOV lanes on the I-95 as much as possible. Commuters form a line at a designated Slug Line Stop in Lake Ridge - the VDOT Commuter at the Lake Ridge entrance. For example, a driver will pull up headed for the Pentagon, but needs one more passenger to qualify for HOV-3. The first person in line going to the Pentagon will join the others in the car and away they go. It's free commuting for the slugger and gives the driver availability to HOV lanes on I-95 - win win!!
Train The Virginia Railway Express Woodbridge Station with rail service to Springfield, Crystal City and Union Station in Washington, DC is approximately a 20 minute drive from Lake Ridge in the morning rush hour. At Springfield you can switch to Metrorail that gives you access to the entire National Capital Area subway system.

I will not accept a job without knowing two things
The terms of employment and compensation
When the compensation will be paid
Although there are exceptions, I suspect most sales agents and brokers had some work experience before entering the real estate business. It makes no difference if it was hourly wage, salary or commision earnings - you knew the terms of that employment when you were hired
With one specific exception it is really quite the same in the real estate business
The listing brokerage has their brokerage fee itemized in the listing ageement
The listing broker also details the brokerage fee for the selling firm in the MLS listing
You know up front what the terms are at the time of settlement. The short sale transaction is an entirely different matter
The "third party" will adjust the offered brokerage fee downward - your compensation is anybody's guess
The listing firm will offer "X" brokerage fee to the selling firm, but then modify it elsewhere in the listing to 50/50 - your compensation is anybody's guess
The "third party" (not the homeowner) may counter or reject your buyer's offer. If your buyer walks you don't get paid
The "third party" may advise the seller they will be responsible for the shortfall. If the seller walks you don't get paid
The "third party" may foreclose on the home during the short sale approval process - you don't get paid
The seller may give up and just declare bankruptcy - you don't get paid
Before I am criticized I will admit I wrote contracts on several short sales - I didn't get paid
If a client indicates they want to look at short sales I spend a good amount of time advising them why they may be shooting at an erratic target. To date, I've been successful in finding them non-short sale listings to consider. Those that insist on seeing short sales are referred to an agent who is willing to take the risk of working and not getting paid. There are too many "maybes" and "don'ts" in a short sale transaction.
Contrary to common belief the clip art view of Mount Vernon at the right is not the front entry - it is the "back porch" that overlooks the Potomac River.
Guests to the estate did not normally arrive by boat or barge, but rather by horse or horse drawn carriage.
Arthur and I lived about one minute from the mansion for about six years. We drove, biked or walked past the 18th century entrance at least twice a day. It is very prominent along Old Mount Vernon Road
The photo below was taken by Arthur between the entry gate boardswith a view of the "front door" of the mansion. It is approximately 3/4 miles away. The entire area around the gate is heavily wooded - your first view of the mansion is at the gate. It is the same view as that had by the Washington's guests.

Our son's diving club had a dive party yesterday and the emphasis was on carving a pumpkin underwater. As you can see it says easier than it does. A pumpkin underwater is both slippery and buoyant. Also, he used a blunt edge diving knife.
