Bull Run Troubadours

This premier chorus and barbershop group has been serving Prince William County for more than 30 years.  Their appearance at Covenant Presbyterian Church on Hoadly Road is in support of the church's need to equip a kitchen that will enhance the church's ability to serve the needs of a young and growing congregation.

We welcome the opportunity to write a blog to promote your non-profit organization's upcoming event.  Our only requirement is that it not be political or discriminatory in nature.

COMMUTING

  • Express bus service to the Pentagon and Washington, DC is available within Lake Ridge and at the entrance to Lake Ridge in the VDOT Commuter Lot
  • Carpools usually meet at the VDOT Commuter Lot at the entrance to Lake Ridge - see Omnimatch for more specific details
  • Slugging (some erroneously call it hitching a ride which it is) is a result of the need to use HOV lanes on the I-95 as much as possible. Commuters form a line at a designated Slug Line Stop in Lake Ridge - the VDOT Commuter at the Lake Ridge entrance. For example, a driver will pull up headed for the Pentagon, but needs one more passenger to qualify for HOV-3. The first person in line going to the Pentagon will join the others in the car and away they go. It's free commuting for the slugger and gives the driver availability to HOV lanes on I-95 - win win!!
  • Train The Virginia Railway Express Woodbridge Station with rail service to Springfield, Crystal City and Union Station in Washington, DC is approximately a 20 minute drive from Lake Ridge in the morning rush hour. At Springfield you can switch to Metrorail that gives you access to the entire National Capital Area subway system.
  • Local buses run regulary throughout the Greater Woodbridge area as well as other areas of Prince William County. Lake Ridge is one of the communities served by Omnilink
  • MCB Quantico is less than 30 minutes by car
  • Fort Belvoir is approximately 30 minutes by car

SHOPPING

  • Tacketts Mill located at the entrance to Lake Ridge was the first of the three centers. In addition to the normal complement of retail stores it includes commercial office space. It's here you'll find McDonald's, Dunkin' Donuts and Baskin Robbins
  • Lake Ridge Commons at Old Bridge Road and Hedges Run Drive is about midway through Lake Ridge. It has our one and only Starbucks
  • Festival at Old Bridge is also on Old Bridge Road near the western end of Lake Ridge at Smoketown Road. It has the Lake Ridge US Post Office Annex

Originally developed during World War II as housing for federal employees, the complex was converted to condominiums in 1981 by the IDI Group (Watergate and dozens of other complexes). Ideally situated on the George Washington Memorial Parkway along the Potomac River. You can ride your bike on the bike/jogging path to Olde Towne in 15 minutes for Sunday brunch

Young people as well as elderly people like it because of

  • Proximity to Olde Towne Alexandria
  • Huge shopping center in the complex
  • Fairfax County Rec Center and Indoor Ice Rink next to Belle View
  • Library next to the homes
  • Bus service to the Huntington Metro operates through the community
  • Minutes to the Capital Beltway
  • George Washington Memorial Parkway with bike and jogging paths along the Potomac River runs from Georgetown to Mount Vernon

Links to Information about Fairfax County Park Authority's Mount Vernon Rec Center with year round ice rink, swimming pool and exercise facilities and Martha Washington Library is at the same location.

Review the seven days a week schedule for Fairfax County Connector Bus Route 101 with fast service to the Huntington Metro

Additionally, The Belle View Shopping Center in the complex features Safeway, CVS Pharmacy, US Post Office and numerous other stores.

Due to the ease of commuting Belle View is an ideal condominium to call home if you work in Alexandria, The Pentagon or Washington, DC and Fort Belvoir is about a 10 to 15 minute drive down the Parkway. ClipArt Payday

I will not accept a job without knowing two things

  • The terms of employment and compensation
  • When the compensation will be paid

Although there are exceptions, I suspect most sales agents and brokers had some work experience before entering the real estate business.  It makes no difference if it was hourly wage, salary or commision earnings - you knew the terms of that employment when you were hired

With one specific exception it is really quite the same in the real estate business

  • The listing brokerage has their brokerage fee itemized in the listing ageement
  • The listing broker also details the brokerage fee for the selling firm in the MLS listing

You know up front what the terms are at the time of settlement.  The short sale transaction is an entirely different matter

  • The "third party" will adjust the offered brokerage fee downward - your compensation is anybody's guess
  • The listing firm will offer "X" brokerage fee to the selling firm, but then modify it elsewhere in the listing to 50/50 - your  compensation is anybody's guess
  • The "third party" (not the homeowner) may counter or reject your buyer's offer.  If your buyer walks you don't get paid
  • The "third party" may advise the seller they will be responsible for the shortfall.  If the seller walks you don't get paid
  • The "third party" may foreclose on the home during the short sale approval process - you don't get paid
  • The seller may give up and just declare bankruptcy - you don't get paid

Before I am criticized I will admit I wrote contracts on several short sales - I didn't get paid

If a client indicates they want to look at short sales I spend a good amount of time advising them why they may be shooting at an erratic target.  To date, I've been successful in finding them non-short sale listings to consider.  Those that insist on seeing short sales are referred to an agent who is willing to take the risk of working and not getting paid. There are too many "maybes" and "don'ts" in a short sale transaction.

Clip Art of Mount Vernon

Contrary to common belief the clip art view of Mount Vernon at the right is not the front entry - it is the "back porch" that overlooks the Potomac River.

Guests to the estate did not normally arrive by boat or barge, but rather by horse or horse drawn carriage.

Arthur and I lived about one minute from the mansion for about six years.  We drove, biked or walked past the 18th century entrance at least twice a day.  It is very prominent along Old Mount Vernon Road

The photo below was taken by Arthur between the entry gate boards with a view of the "front door" of the mansion.  It is approximately 3/4 miles away.  The entire area around the gate is heavily wooded - your first view of the mansion is at the gate.  It is the same view as that had by the Washington's guests.

Our son's diving club had a dive party yesterday and the emphasis was on carving a pumpkin underwater.  As you can see it says easier than it does. A pumpkin underwater is both slippery and buoyant. Also, he used a blunt edge diving knife.
