Cardinal Forest is one of the most popular communities in Springfield. It was developed in the days when builders didn't bulldoze down all of the trees and those that homeowners have planted are mature. There are more than 725 homes throughout the area. West Springfield High School is just outside the community on Rolling Road and Pohick Regional Library is approximately 15 minutes away. Metrobus 18G Pentagon Express passes through the subdivision on Forrester Boulevard and Carrleigh Parkway on its' short trip to the HOV lanes on I-395. There are two excellent neighborhood shopping centers at Rolling and Old Keene Mill Roads - they are Cardinal Forest Plaza (10 comments)
Cardinal Forest Condominiums are located between Rolling Road and Carrleigh Parkway and Forrester Boulevard. There are more than 1,000 units featuring brick construction. Some of them are two level town homes with either 2 or 3 bedrooms. Others are garden apartments with either 1 or 2 bedrooms The community has a pool and is very well maintained with on site management. Shopping is nearby at either Cardinal Forest Plaza or Old Keene Mill Center at Old Keene Mill and Rolling Roads. Inlet Cove is surrounded by Fort Belvoir except along its' frontage on US1 (Richmond Highway). Its' postal address is Fort Belvoir, VA 22060. There are 255 homes in the five year old community - both town homes and detached homes.
It is about a 10 minute drive to Fort Belvoir entrances. A short southerly drive on US1 brings you to the Virginia Railway Express Lorton Station where you can also connect with a Slug Line or take Fairfax County Connector Bus Route 171 to the Huntington Metro.
The subdivision is in the Hayfield Secondary School Pyramid. Lorton Library is approximately two miles south (6 comments)
Built in the late 80's by the VanMetre Companies Westwater Point is a small enclave of 100 town homes. It is set among hills about 1/2 mile west of Rolling Road with an entrance on the Fairfax County Parkway. It has quick access to all major commuting routes, I-95, I-395 and I-495 (the Capital Beltway) From that location it is about a 15 minute drive to the Franconia-Springfield Metro Station. It is in the West Springfield High School Pyramid and approximately 15 minutes from the Pohick Regional Library Two neighborhood shopping centers, HUNTSMAN SQUARE CENTER and SARATOGA are approximately 10 minutes away. Daventry (Hunter Village) is located between Old Keene Mill Road and Rolling Road where it intersects with the Fairfax County Parkway. It is one of the most easily accessible subdivisions in Springfield and, for that reason, it is very attractive to people working at the PENTAGON or WASHINGTON, DC. Yacht Haven Estates is a waterfront community of 175 homes. They were built in the 1970's and are sited on 1/2 to 3/4 acre lots. The subdivision is home to Mount Vernon Yacht Club on the Potomac River. Many of the original homes on the waterfront have been expanded or replaced with custom homes. The remaining homes (approximately 150) will sell between $530,000 and $750,000 depending on the level of updating and expansion. The entrances to Yacht Haven Estates are on Ferry Landing Road approximately one mile to the Fort Belvoir entrance. Kings Park, with models named King, Queen, Duke, Prince, etc, is located just west of the Capital Beltway (I-495) off Braddock Road. It is a popular community of 1,100 homes that were built in the 60s. There are five basic models - two colonials, one split foyer, one cape cod and one rambler. They are Richmarr homes who was the one of the premier Springfield developer/builders during the period. Of course, over time, many of the homes have been refurbished and had additions added. Villamay is a community of 240 homes between the George Washington Parkway and Fort Hunt Road in the Mount Vernon section of Fairfax County. They were built by Gene May in the 1960's. Gene will be remembered for numerous real estate projects in the Washington area, but most notably Villamay in Mount Vernon and Evermay in McLean. The homes are highly customized and are all brick. Villamay homes are currently priced in the $900,000 range. Of course it does. This morning the alarm went off at 4:45 (We rise early and start our day at the gym). I turned on the local news - school closings were scrolling across the bottom of the screen. It hadn't even started to snow yet. Our part of the National Capital Area was forecast to receive 1 to 2 inches. As you can see by the picture of our deck this could hardly be called a record snowfall. Hollin Hall Village is just that - a village of 580 homes off Fort Hunt Road. Although the homes are 50+ years old they are solidly built one level ramblers and continue to be extremely popular. The picture below is representative of how the original homes looked, but many of them have had additions. They are within walking distance of the Hollin Hall Shopping Center which is the only shopping center in the Fort Hunt Area. Ashland is a community of 880 homes with two entrances on Dumfries Road (Route 234) approximately 3 miles west of I-95. As you can see in the photos they are 5 to 10 years old. There are numerous commuting options available within 15 minutes of the homes. Commuter parking is readily accessed at I-95 where you can board Prince William County Omnide Bus, or join a Slug Line. Additionally, there is a Virginia Railway Express station at Rippon Boulevard. Hunter's Ridge is a community of large homes on 1+ acre lots. The subdivision is located west of Hoadly Road along the Prince William County Parkway. Prices range from $575,000 to $700,000 depending on both the home size and lot size. Hunter's Ridge homes are on both sides of the Parkway and are approximately 11 years old. Although there is no commuter bus service available in the subdivision, commuter bus parking lots are within 15 to 20 minutes. As soon as you pass the Mount Vernon Mansion you are less than 5 minutes from Mount Vernon Forest. If you like a treed subdivision this is the spot for you. Most of the homes are on 1/2 acre lots and the elementary school is in the subdivision. Due to its' proximity to the George Washington Parkway it provides an excellent commuting route to Alexandria, Crystal City, Pentagon and DC. There is Fairfax County Connector Bus service to the Huntington Metro. Fort Belvoir is approximately seven minutes away. Homes are currently selling in the $550,000 to $600,000 range. The first of 700 homes in Waynewood were delivered in the early 60's. They were extremely well crafted by Gosnell Builders. A very attractive feature is that many of the split level homes have a fourth upper level which is a walk-in standup attic. Of course, many of them have now been finished into additional living space. Waynewood Elementary is located within the subdivision. Although it was a futuristic concept in the beginning it is still highly valued and was a prototype for similar schools in later subdivisions. Originally developed during World War II as housing for federal employees, the complex was converted to condominiums in 1981 by the IDI Group (Watergate and dozens of other complexes). It is ideally situated on the George Washington Parkway along the Potomac River. You can ride your bike on the bike/jogging path to Olde Towne in 15 minutes.
The Fairfax County Park Authority's Mount Vernon Rec Center with year round ice rink, swimming pool and exercise facilities is at the entrance to Belle View on Fort Hunt Road.

Unbelievable as it may seem this property was lived in until about five years ago. It is actually an historic landmark in Lorton, but is beyond repair. Fixer Uppers or Handyman Specials come in several different configurations. First, is the home that is in excellent condition, but has never been updated. Generally, these homes are owned by people who bought them 40 or 50 years ago, raised their family and are now ready to retire. In many cases, they are unwilling to invest the necessary dollars to bring the home up to current standards. The key element is that the home has "good bones". Where and why is this happening? Where it's happening an easy question to answer - in the close-in older sections of Alexandria, Arlington, Falls Church and Fairfax County. The "why" is also easy to answer. The increasingly congested Northern Virginia highways and fuel costs have encouraged some builders to purchase a small, older home in a close-in location, demolish it and build a much larger home than the existing homes in the neighborhood. Riverside Estates has remained popular ever since the first homes were delivered in the mid-60's. Convenience and the proximity of schools, shopping and recreational facilities are the key to their continued public acceptance. The homes are about one mile from the George Washington Parkway at Mount Vernon where there is Fairfax County Connector bus service to the Huntington Metro. There is similar service along the Richmond Highway. Mount Vernon High School is at the entrance to Riverside Estates

If you've never seen an 18th century grist mill in operation, the reconstructed George Washington Grist Mill is a fascinating place. Washington's first ownership of a grist mill occurred when he inherited Mount Vernon from the widow of his half-brother, Lawrence. Its' primary purpose was to provide wheat and corm meal for area farmers and the Mount Vernon Estate. In 1771, Washington had a new "merchant mill" built and began commercial milling operations selling flour and corn meal up and down the East Coast and as far away as Portugal. The mill was razed in 1850 and was bebuilt by the Commonwealth in 1933 (4 comments)
There was no place in colonial America as grand as Woodlawn. The Lewises of Woodlawn entertained lavishly. Before his death in 1799, George Washington deeded 2,000 acres of the Mount Vernon estate to Major Lawrence and Eleanor "Nelly" Custis Lewis. Lawrence was the President's nephew and "Nelly" was Martha Washington's grandaughter. Dr. William Thornton, first architect of the U.S. Capitiol designed the mansion where the family displayed a collection of objects in honor of their illustrious ancestors. Woodlawn is open for tours and is an extremely popular site for private events. It is convenient to Washington's Grist Mill and Mount Vernon Estate.
Real estate teams began to appear in Fairfax County in the late 1990's. My real estate team was formed in 1976 when my husband and I were licensed to sell real estate. We were interviewed by several firms who were unwilling to have us join their organization, because "real estate agents are individualists who work most effectively by themselves". Also, they felt there would be "too much emotional pressure on a married couple's relationship". Eventually, we joined a firm that was willing to "take a chance" and accept us. In 1974 we relocated to Virginia from Massachusettes. After a very thorough tour of Fairfax County we decided Mount Vernon was the place that suited our needs. My husband's office was in Crystal City and the trip in on the George Washington Parkway was a pleasure. This is the fourth in my series about family owned and operated hardware stores in Northern Virginia. My first association with Fischer's was in the early '80s. Our family enjoyed camping and we were constantly on the lookout for items that would make our stay in the woods a bit more enjoyable. In FAIRFAX COUNTY the minimum lot size required to keep livestock on residential property is two acres. Article 2, Section 2-512 of the county Zoning Ordinance details the number and types of animals allowed. However, I recommend you contact FAIRFAX COUNTY and confirm the requirements as they may have changed without the county website being updated. Regardless of lot size regulations some subdivisions do not allow livestock. The good news is there are areas in Fairfax County where subdivisions were developed with horse ownership in mind. Additionally, if you purchase a home in Prince William County you will be within 15 to 30 minutes of Quantico without sitting in traffic.
