When we are taking exterior photos we do our best to "stage" the property before we start snapping pictures. However, it is is not unusual for us to get home and realize there are unwanted items in the photos such as

The two ladies at the right are obviously enjoying each other's company during an early Fall afternoon in their kayaks on the Occoquan Reservoir in Lake Ridge.
Contrast that with detached homes built on5,000 square foot lots with a1,500 square foot building footprintAnd only a 10' space between themThe total square footage of these homes ranges between 2,500 and 3,000 square feet above grade with a basement that may or may not be finished. Prince William County is very close to Washington DC and one would not normally expect to find stores similar to those below to be within 30 to 40 minutes of the Caoitol dome. After all, the National Capital area is very cosmoplitan due to the presence of foreign embassies and firms that do business with our government. Lake Terrapin Detached Homes Post A 5% Increase As OF 9/24/2010 - 09/24/10 10:47 AM




There are 430 homes in Lake Terrapin at present and several builders are still selling new homes. The entrance on Spriggs Road is about halfway between Dumfries Road and Minnieville Road.


Lake Terrapin detached home prices posted a 5% increase over full year 2009 as of September 24, 2010. This is not as high as the overall average sold price increase of 18% percent throughout all of Prince William County, but it most certainly is a major improvement over the price declines of recent years. The USN Commodores are regular performers in the Prince William County area as are all of the other military branch bands. We have enjoyed the Commodores at both Leesylvania State Park and Connaughton Plaza in Woodbridge. Their musical repertoire includes the big band sounds of the '30s and '40s as well as truly American jazz. Many top jazz personalities have performed with them. As you can see property prices in Ashland have stabilized and are equal with the entire year 2009. My market reports on other Prince William County subdivisions indictate similar or somewhat better results in a few of the other subdivisions.
The change in results in Prince William County lagged behind some other Northern Virginia market areas due to a higher percentage of homes being sold as a short sale or foreclosure in Prince William County.
