Do You Stll Market By Snail Mail? - 01/31/11 04:00 PM

I sure do. Old Bridge Estates is an 800 plus home subdivision of both detached homes and townhomes in the Woodbridge area of Prince William County. It hasExcellent commuting optionsAll three grade level schools are convenientShopping is within minutesMajor recreation facilities are extremely convenient I started my direct mail campaign with a monthly two sided real estate report in January and had one call already - it may not bear fruit, but it is a very positive lead.

The Morning After - 01/30/11 08:52 AM
There are those who say, "Living in Lake Ridge is like living in the woods." Actually. it is living in the woods, all 1,200 acres of the heavily wooded common ground spread throughout the subdivision. It is 27% of the 4,400 acres that comprise Lake Ridge.
We don't have an Atlantic Ocean view in the morning to catch the sunrise. This picture was snapped from our deck the morning after our most recent snowfall. If it was summertime the morning sunrise would have been blocked by leaves. Oh well, we'll just have to "learn to make do"

Look Who's Cracking Down On Scammers - 01/29/11 09:16 AM
Yup, the Nigerian government has taken the forward looking step of warning us about scams from their country and we are going to be reimbursed $20,000. Normally, I would be hesitant to respond, but there is comfort in knowing the program is insured by Nigeria and there will be no deductions from our $20,000. I don't know about you, but this takes a big load off of my mind, especially knowing Dr Ighama is in charge of the program :)

This Active Rain Lunch Was Very Special - 01/28/11 08:24 AM
In the beginning of December last year I entered an AR/Kodak contest where the subject was My Favorite Kodak Moment - my entry was Aim High and Set Long Range Goals.  The picture of our son at age two took second place and the prize was a Kodak Pulse Digital Frame. Since it was a picture of our son that won we gave him the Pulse. However, he thought it could be put to better use if we found a member of the military who was far from home and could send photos to and from their family.  So I posted Using My Active … (14 comments)

Yesterday I wrote a post entitled "I'm Ready Already" regarding the excessive cold weather we have had this winter in Lake Ridge and that I was ready for Spring blossoms now, not later, but now.  I was at least pleased a lot of the severe snow storms on the Eastern Seaboard had literally gone around the DC area.

Providing Leadership To Pay It Forward - 01/27/11 09:30 AM

If you have ever belonged to a service organization such as Rotary, Lions, Kiwanis or any of the others you know they provide the opportunity to serve the community in many different ways.A service club is no different than any organization in that it needs a leadership structure to perform effectively as it strives to meet its' objectives. It is very similar to a local REALTOR® association in that members are elected to serve on boards or committees and have the opportunity to move up the "chairs" to the presidency for a one year term.It is an honor and, … (22 comments)

My Market Reports Are Always Average - 01/26/11 03:22 PM
In my opinion a real estate market report with average or median sales results is a valuable tool that shows the general direction of market performance at a given point in time - they present a quick glimpse of the results. Over my 34 years in the business I've encountered many REALTORS® who believe they misinform the public causing them to believe the figures represent the value of their home, either negatively or positively.
The market report below is an example of the market statistics I include in my 28 Prince William County hyper-local subdivision posts that are updated monthly. I have … (6 comments)

There is something magical about the change of the seasons for those of us who enjoy them, be it by choice or be it by necessity. Last year we had more snow than any snow lover could use. This year we have "dodged the bullet" on several occasions as snowstorms bypassed the Northern Virginia area. What we lacked in extremely high snow was more than compensated for by extremely low temperatures for many days in a row.
I can assure you I am ready to see those cherry tree buds plump up and bust out.

Should We Buy Or Rent A Home In 2011? - 01/17/11 08:30 AM

It is only mid-January and I have been asked that question several times already. Well, consider the following before you decide.Beginning in 2000 lending policies were relaxed to the point that many people were able to buy homes that would have normally rented a home. As you can imagine, housing prices spiralled upward and with no justification other than everyone was allowed to buy a home and a bidding frenzy took place.Common sense and simple math proved this could not continue and about mid-2006 the housing market stalled and came crashing down with millions of people unable to meet their mortgage … (16 comments)

Using My Active Rain Prize To Pay It Forward - 01/12/11 08:29 AM
Recently, I finished second place in an ActiveRain Kodak contest in which members had to write a post about their favorite Kodak moment. My prize was a Kodak 7" Digital Pulse as seen in the scan of the carton at the right.
Since our son, Max, was the focus of the picture I felt it only appropriate that we give him the digital frame.
It took less than a minute for him to decide he would not use it to its' maximum. "Mom, I would be pleased if we gave it to a young military family where they have children, but one of … (84 comments)

Winter Fire Safety - 01/12/11 05:39 AM
Each year we hear of fires that injure and kill people as well as destroy homes - they do not all just happen at Chridtmas.  It happens all winter long.  John's post should be your guide to personal safety

Via John Mulkey, Housing Guru (TheHousingGuru.com):
As winter’s icy breath grips many parts of the country—many areas have experienced record snows and cold—homeowners sometimes may be lax in observing winter fire safety.  Efforts to keep warm or conserve energy sometimes lead to careless activity or ignoring potential hazards.

Brittany is a lovely community of 325 detached homes only minutes from I-95 at Route 234

Obviously, the price increase over 2009 is good news for the property owners in Brittany. It is very much in line with recent market reports in other subdivisions that tend to indicate the downward spiral is either ending or ended. When The Weather Outside Is Iceful - 01/09/11 08:08 PM

Using ice melters to clear snow and ice from walkways is far more effective than chipping away at ice only to find with melting during the day it refreezes overnight and you have to start all over again the next day.Ice melters reduce the temperature at which ice or snow freezes. It is turned into water or slush. The solid chemicals cut through the snow and form a brine which cuts through the bond that snow or ice form with the surface.Frequently, people will lay down the ice melter before the bad weather strikes. This has the advantage of … (14 comments)

San Diego Home Inspections — "You inspected my home...." - 01/07/11 11:17 AM
Russel makes a valid point.  A home inspection is a snapshot of a homes' condition at a given moment in time.  You, as homeowner, have the reponsibility to heed the advice a home inspector will give you about maintanance as well as contacting the srevicers who will make periodic inspections and service of functioning systems.  Failure to clean your gutters that can cause roof damage, for example, is not a home inspector's fault years later
