The graph below shows the median sold price for detached homes and town homes across all price ranges. While deeper analysis is necessary for an individual home type in a specific subdivision, the upward trend in prices continues. As you will see in the second graph the number of available homes increased in April. If this trend continues the market may well stabilize in 2013.

Active Listings

The graph below shoes the number of homes available for purchase across four price points for detached homes as there is a very limited number of town homes in Manassas 20112. It is driven by price, regardless of home type. The number of homes available to buy had decreased over the past six months, but the uptick in April is a welcome sign for buyers. If the trend continues it is possible the market in ZIP 20112 will stabilize in 2013.

The graph below shoes the number of homes available for purchase across four price points for detached homes, town homes and condominiums. It is driven by price, regardless of home type. With the exception of a slight uptick in two price points in April the graph shows a continuing shortage in the number of available homes over the past six months . It would tend to indicate that prices will probably remain unstable in 2013

Median Sold Price

The graph below shows the median sold price for all home styles (detached homes, town homes and condominiums) across all price ranges. While deeper analysis is necessary for an individual home type in a specific subdivision, it is obvious the trend is erratic even though it reflects increases. As you see in the first graph the number of available homes is fairly flat for a Spring market, an indication the real estate prices in Woodbridge 22192 will continue to fluctuate. The key to a healthy real estate market is a reliable inventory of homes for sale and stable prices. We are not there yet in Woodbridge ZIP 22192

As you see see in the second graph the number of available homes declined throughout 2012, but has yet to show any significant Spring uptick in 2013

The graph below shoes the number of homes available for purchase across four price points for detached homes, town homes and condominiums. It is driven by price, regardless of home type. The number of homes for sale in 2012 continued to decline in all four price points selected. While there was a slight increase in listings across two price ranges the first two months of 2013, there was a corresponding decrease across the remaining price ranges. It is too early to make any prediction for the market performance in 2013

Who Is The "William" in Prince William County?

Born on April 15, 1721 Prince William Augustus, Duke of Cumberland was the second son of King George II.

Prince William County was formed in 1730 - the Virginia General Assembly gave it his name in honor of King George II.

There are accounts he may have been more popular than his older brother and heir to the throne, Prince Frederick.

When Frederick died in 1751, the British Parliament and the King's ministers declared Frederick's oldest son George to be heir to the throne. When King George II died in 1760 George III became King - you know what we thought of him and his tea tax.

Our "Bill" carried on as the Duke of Cumberland until his demise in 1765 at the age of 44 - he never came over to say hello.

Prince William was trained to be Lord High Admiral of the Royal Navy. However he preferred the army and had an illustrious career as Captain-General (Commander-in-Chief) of the British Army

Prince William County has come a long way since our Grand Opening in 1730. Fortunately, much of our history has been preserved. My husband and I have traveled throughout Prince William County and chronicled much of it for you with photos and video - we've made an individual blog about each of the historic buildings, churches, cemeteries and sites. The oldest object is a 1695 headstone in the cemetery at Rippon Lodge which was built circa1747.

EXPRESS BUS SERVICE to the Pentagon and Washington, DC is available at the Festival at Old Bridge shopping center in Lake Ridge - less than 10 minutes
CARPOOLS usuallyy meet at the VDOT Commuter Lot at the entrance to Lake Ridge - see Omnimatch for more specific details
SLUGGING (some erroneously call it hitching a ride which it is) is a result of the need to use HOV lanes on the I-95 as much as possible. Commuters form a line at a designated Slug Stop in Lake Ridge - it is the VDOT Commuter at the Lake Ridge entrance. For example, a driver will pull up headed for the Pentagon, but needs one more passenger to qualify for HOV-3. The first person in line going to the Pentagon will join the others in the car and away they go. It's free commuting for the slugger and gives the driver availability to HOV lanes on I-95 - win win!!
RAILROAD The Virginia Railway Express Woodbridge Station with rail service to Springfield, Crystal City and Union Station in Washington, DC is approximately a 20 minute drive from The Glen in the morning rush hour. At Springfield you can switch to Metrorail that gives you access to the entire National Capital Area subway system.
LOCAL BUS SERVICE Local buses run regularly throughout the Greater Woodbridge area as well as other areas of Prince William County. Westridge is one of the communities served by Omnilink

Homes Sold

In April 2012 a total of 488 homes were sold throughout Prince William County

In March 2013 a total of 494 homes were sold throughout Prince William County

A 6 home increase year over year is only a 1% increase in units sold

Homes For Sale

In April 2012 there were 1,197 homes for sale throughout Prince William County

In March 2013 there were 851 homes for sale throughout Prince William County

That is a 29% decline in the number of homes listed for sale

However

Median Sold Price

increased by 17% in March 2013 compared to April 2012 or from $260,000 to $303,000.

There will always be some homeownwers and buyers ready, willing and able to sell and buy regardless of market conditions.

The low inventory of homes for sale and an annual increase of 17% in the median sold price is not a sign of a stable market or a growing market. THAT LEVEL Of INCREASE IS NOT SUSTAINABLE for any prolonged period of time - it is solely the product of an inventory shortage

Lake Ridge is a 4,400 acre subdivision. The developers left 1,200 acres in heavily wooded common area. Since Lake Ridge also borders a 2,100 acre reservoir it is home to many animals such as deer, rabbits, possum, chopmunks, foxes, black bear, turtles, snakes and, of course, squirrels.

As you must know all those trees attract a wide variety of birds. Arthur and I go to great lengths to attract them to our part of the Lake Ridge forest. It makes the view from my office just a little more exciting. Our plan is working nicely.

Can I Rely On School Information In The MLS

Maybe yes and maybe no. There can be as many mistakes as there are real estate agents entering the information when the home is listed in the MLS

Agent "A" enters the wrong school names for a home in Subdivision X. Agent "B" lists a home in the same subdivision. Agent "B" does not check by address in the school system's school locator, but uses the erroneous information entered by Agent "A"
It is possible to search by school in the MLS - since some agents do not enter school information you may not see all the homes available in the preferred district .

There is only one reliable method - work with a REALTOR who

is a member of the area MLS and
has access to school boundary maps
has many years experience in Northern Virginia real estate

It is not unusual for people to think Lynnwood is a subdivision since the sign at the primary entrance on Old Bridge Road is different than the signs at the entry to the other sections of Lake Ridge. But Lynnwood really is different since it is the only section of Lake Ridge with homes sited on lots that are both heavily treed and approximately one half acre or larger.

There were three builders responsible for the majority of construction

Fairfield
Calvert
Long (our Lynnwood home was built by Long Homes)

The final few homes on Valleywood Drive were built by VanMetre.

Edgewood, one of the five Lake Ridge pools is located in Lynnwood

SCHOOLS

One of the popular features about Lake Ridge is that all schools attended by Lake Ridge children are in Lake Ridge. No elementary school is more than 5 or 6 minutes from the student's home. In the case of Lynnwood, all three grade level schools are within one or two blocks of the entrance to Lynnwood. Since school boundaries may be altered in the future we have included a link to the public school locator.
