Since Columbus Day always falls on the second Monday in October we like to have both our indoor and outdoor decorations up at least a week before the holiday.
Yesterday, I went to several big box stores hoping to pick up a few things to add to our decorations so the neighbors wouldn't think we had the "same old same old"
Believe it or not, they had removed all the Columbus Day decorations from the shelves by October 1, at least 10 days before the holiday.

Prince William County is very close to Washington DC and one would not normally expect to find stores similar to those below to be within 30 to 40 minutes of the Caoitol dome. After all, the National Capital area is very cosmoplitan due to the presence of foreign embassies and firms that do business with our government. There are, as you know, museums, symphonies, live theater and restaurants of every imaginable national or ethnic background.

The home shown in the Postlets flyer below was entered into our MLS about a month ago. It is a lovely home in excellent condition. However, what has received the most attention from the public and other real estate agents is the fact both our MLS listing, the Postlet and other online marketing venues is that we stressed the convenience as being at least as important as the features and price of the home.

Many times people who are not married or do not have school children place little or no value on the location or quality of schools in the area of a home they are considering. If they have any complaint at all it may only be that their real estate taxes include an expense they do not need.

The association rents parking spaces to Lake Ridge residents at the main office complexIt is highly unlikely all of the 38,000 Lake Ridge residents will show up, but you will receive far more exposure than you would on your front lawn and the price for the exposure is very reasonable. Prince William County has an excellent park system that icludes year round aquatic and fitness centers, sports fields, summer camps, water wave parks, skateboard facilities and four golf courses. Not being a golfer I cannot personally recommend the courses, but we have clients and friends who indicate the three 18 hole courses are well played and are considered "championship" quality. One is in the east, one in the center and one in the western part of Prince William County. On the Saturday following Labor Day the Tall Oaks pool reopens for the much anticipated and wildly popular "Doggie Paddle".

Lake Ridge non-garage detached home sales up 12% when compared to the same period in 2009
In mid-2006 real estate prices in Northern Virginia started a downward spiral fueled in large measure by the high incidence of short sales and foreclosures. In 2009 prices began to level off even though short sales and foreclosures continued at a high pace.
In the latter part of 2009 prices increased modestly in Fairfax County and have continued to improve.

Although Lake Ridge is a subdivision, with 38,000 residents it is larger than many towns. It is not at all unusual then for the Prince William County Public Library System to operate two libraries in the Lake Ridge area. Folks who live in other subdivisions have to come to Lake Ridge to use a library. That keeps Lake Ridge and all its' advantages in the public's mind. It certainly can't hurt property value to know our subdivision has all the features of a town or small city.

This summer we took a day trip out to Chantilly, VA in the far western area of Fairfax County to see an antique car show ar Sully Plantation, a historic 18th century home. Preservationists fought long and hard to save it from demolition when the construction of Dulles Internarional Airport was planned. The negotiations lasted for years and seriously impacted the construction of the airport. As you can see the two sides resolved their differences since we took this photo while looking at antique cars. In many subdivisions school doesn't have to be closed too many weeks before kids become bored - not so in Lake Ridge. There are more facilities to keep their interest level high than you will find in many towns, let alone a subdivision.
In October, 1989, my husband and I along with 1,398 other volunteers spent four days constructing the Fantasy Playground on Cotton Mill Drive next to the Tall Oaks pool. Recently, VDOT opened a new 664 car commuter parking lot at Old Bridge Rd and Minnieville at the entrance to Lake Ridge, Woodbridge VA.
Construction of the new lot coincided with the widening and realignment of Minnieville Rd which made the old lot at Harbor Drive no longer easily accessible to buses and car pools.
EXPRESS BUS SERVICE to the Pentagon and Washington, DC is available at the new commuter lot. Although commuter buses operate throughout Lake Ridge the majority of commuters board buses at the commuter parking lot.
