There have been many requests through my website and through the sign's at my listings in the last month.
I feel the connections with the investors, but I also feel the independents calling as well.  I also have had referrals from Mortgage brokers, friends, family and referrals from people I honestly cannot remember where I met...I give everyone a business card...
Thing's have been going well...there are many great opportunities to buy some properties here in south Florida...you can get some great properties already made to move in with granite, all new with gorgeous tiled floors, some marble, some classic tile...some granite...

I don't know about the rest of you Realtor's but the people that are calling me are the ones who currently rent and see this as an opportune time to buy...
They have a little money in the bank and can afford around a payment of $2000.00 a month...that means..they're looking for something that looks OK at a bottom dollar price...I'm talking $180,000- $250,000...tough to find...
They are worried about the school district, the neighbors, the amenities...you all know! (I hope).

About 3 years ago, it was Christmas eve.  I couldn't go home for the Holidays, so my other friends that were stuck here in Florida b/c of work and I went out on the town.  Everyone was dancing and having a great time as I was as as well ( having a good time ), when we walked into one specific night club and I met some new people.

What is selling in South Florida? - 01/18/08 09:11 PM
The current market is those who can buy between $200K and $350K.  Most of the people are renters with a little cash in the bank looking for great deals in the current market.  They (unfortunately) do not understand what the taxes and insurance do to their payments. They don't understand that for a $240,000. home with the additional costs of owning a home their payments are at least $2000. per month, that's with a good credit score and some seasoned money and a down payment.
Scary that in some cases that the taxes and insurance are almost as much as the mortgage … (0 comments)

Let's keep a positive attitude for 2008.  I have had a lot of FSBO conversions.  I sold the first one I listed in just 7 days. 
The market, at least in South Florida is booming...not with leaps and bounds, but there are people here looking for a good deal and there are plenty.  I'm not even talking about the short sales and fore-closures.  I'm talking about easy sales...
Yes, it is season in South Florida, get out there and talk to people.

What is selling in South Florida are home's and condo's between $200 and $350 thousand dollars...
Some are new home buyer's, some are people just looking for winter homes.  Fortunately, the snow birds are here right now and there are active buyers. These people are friendly, looking for family or friends and are looking for a great deal.  There are plenty of fabulous deals right now...with situations...
I mean, I have shown many properties on the Intracoastal, inexpensive, need updating. I mean to say, they still have the shag carpeting from the early 1970's...with rake included...space...1600 sq. ft.

Yes, I do!  I aim to bond with the customers that choose to work with me... I want them to gain trust in me by my confidence in the fact that I can help them to reach their goals.
I refer them to other experts such as Mortgage Brokers, Appraisers, Inspectors who I trust...so that they can as well. Do you do the same?
Are you a distant agent? Or do you leave them in the cold? Do you want referrals from them? Or do you even care?

If we can control our current borders, should the people who own property that extends to the borders of other countries have to voluntarily give up their land to control the border without remuneration? Should they give their property up for free or should they get paid?
It would be nice if they cooperated with the US in their quest to control the US borders, but to what extent.
Should they give it away?  How much money is available to accomodate these people?  Is there any?
What price should they pay? What sacrifices should they make?

I am so busy right now, I had to make myself take a day off...
Yes I said, I'm busy.  I went to show one of my listing's Monday at a condo and had two people come out and say..."Are you a Realtor?" They also said to me, "Where did all the Realtor's(R) go?"  I said, "Yes, of course., and for the second question, I don't know!" They each told me their specifics and I made appointments with each of them to come back and help them later in the week.

I love people, I love to help people, and it's not ever a bother for me to help someone in need.
I love the life I have lived so far, there were up's and down's, there were crises that I have overcome.
Everyone has different families, different relationships, different situations...not one is alike.  Sometimes one wonders why relationships are good or bad, positive or negative, daunting or not...
Life has a path, a given reason for existance, a feeling-albeit good or bad.  I hope you all have a positive wonderful life in your personal life plan.

I just wondered this about myself tonight...I know why I'm here. I raised 3 wonderful children and loved every minute of it.
But I also wondered something else...am I working to exist...working to pay bills or do I really have a purpose in life.  Am I existing to work, am I here for a reason, where is that person that I am here to help?
I have worked the medical field, I now love the Real Estate arena...but (deep thinking now)...why did I change my path, why am I selling real estate...why did I change career's when I did?

I have heard from many of us full-time Realtors(R) that the market is picking up...I sure am busier than I expected. With 7 active buyers and 2 listings to do this week...I am happy to say...I told you so.
Keeping a positive attitude about our profession is so important. What you exude to your clients/customers/friends will become contagious is you are consistant in what you preach!
The confidence your clients/customers/friends/leads see in the consistant information you provide with a confidents attitude will be projected into comments/conversations at work and other places as well. Parties, family gatherings, relatives.

I worked in Nuclear Medicine my entire life until over a year ago when I decided to follow my dream of 20 year's to break away and sell Real Estate.
I worked my way up from a Nuclear Medicine Technologist, to an Assistant Chief Technologist, to a Chief Technologist, to a Radiology Manager and then onto a Director for a company for the the state of Florida.

The tortoise could be:
1. the banks
2. the buyers
3. the sellers
4. the lenders
5. the market
The hare could be:
1. Investors
2. People who are relocated due to jobs
3. People who have to downsize
4. Agents who have to sell properties from the 2005 frenzie
5. Estate sales...
Who is your tortoise and who is our hare...how do you perceive the current market...It's 2008.

I love Rush Limbaugh's comments tonight on FOX...he is right...people are paying their mortgage payments...the situation is not as bad as the pathetic market is projecting.
I have been posting...STAY POSITIVE for several months...after all, how many new's reporters have a clue about the REAL, YES I SAY REAL, REAL ESTATE MARKET???
I mean, the issue is, the banks cannot close real deals...they are slow to close even good deals...they are causing the issues right now...even good deals are being disrupted by the banks...even cash deals are causing issues...in wired transactions...so. JMO....its another issue...

Hey everyone it's 2008, what rhymes with that is that it is great....i.e., 2008 WILL BE GREAT!
I mean alot of our fellow agents have left the industry, gone "in-active", or just disappeared.
This is not always bad for those of us full-timers.
However, we have to keep the faith, keep positive, and help those people still in need...and they are out there.
Get out and talk to people, talk to friends who need to relocate, get referral fees, keep in touch with everyone.

This AR blog amazes me, I posted a blog wishing all of Ar a Happy Holiday and a Happy New Year. I had 87 views and 41 clicks and only 14 reciprocated.
What is wrong here...I mean if you don't want to wish me well if I wish you well, then that's fine..but how insulting is it to not wish a peer good luck and Happy Holidays as well?
Why even bother to look? I look at you all as my peer's, my friends, why not reciprocate?

I have heard from so many customers that their agents have booked! Yes, I'm saying that they're gone...they called their customers and said they were dropping their listings and have taken other jobs...
I mean, not that I mind having the customers calling me, however, if I chose to leave the industry (which I won't cause I love it!) I would certainly refer to other agent's like myself who chose to endure the market. What would you do?  Would you leave them hanging or refer them to a friend/other active agent?

Interesting...the Iowa Caucuses... - 01/03/08 08:35 PM
The Iowa Caucuses have become very interesting.  We have Obama ahead of Clinton and Clinton tied with Edwards, at 9:18 pm.  And! we have Huckabee at 31% over Romney at 23%. So this has become a very interesting Iowa caucus.
Amazing the amount of money spend on the elections.  If they had to give half of the money raised back to the poor, back to the homeless, and back to important aspect's related to the US, we would probably be in a much better fiscal situation.

I hope you all had a great Holiday Season. Now it's a New Year, a NEW ATTITUDE, a new group of buyers! Yes, I said buyers, those waiting forever to buy a home...when they feel the market is going to bottom out...or those who are just tired of waiting for all the negativity to go away...
The NAR predicts things to get slightly better this year...read the article!
