Blogging, do you need google juice? - 07/31/09 10:08 PM
Blogging, do you need google juice? Here's my opinion. Your juice is as good as the content that you post. Google is google. Many people write great posts and they are in never ever land in the google trail. I don't know where I am on the google list, I don't have time to look. However, it must be somewhere special - www.KarenMonsour.com - because I get emails every day asking for my help in a real estate transaction... So, do I need the juice? I might. Am I getting conversation without it, "I am"...so Are any of you getting juice? of your (4 comments)
I like the post, I don't like the post, I like the post, why did they feature that post? - 07/31/09 09:56 PM
I like the post, I don't like the post, I like the post, why did they feature that post? Very puzzling question for most, however, I now have a better understanding of why AR features what they choose. While many of you know, you don't have to guess what I'm thinking, I have had some very succinct, blunt, and sometimes "don't write me anymore with negative content" blogs to AR. OK...I've probably written 10,000 nice proactive comments here and I have over 725 blogs so I'm going to go on the minimum. These guys that run AR are fantastic...don't get me wrong. (17 comments)
Listings, uh huh! It's how you do it babe! - 07/27/09 10:08 PM
Listings, uh huh! It's how you do it babe! Ah! Now that I have your attention. UGH! You crazy agents. Getting listings is the same as meeting people, talking to friends, going out and talking to people. My favorite places are time share resorts. If these people love to spend mega bucks to hang out in a time share resort, time and time again...they can be converted. Really, If they vacation and spend $10K or more for vacations...it would behoove them to buy a place and use it for a deduction. Think the Virgin Islands...if you want a connection - call (7 comments)
I would like some help with a lease/purchase agreement. How do you write it, or do you? - 07/27/09 08:55 PM
I would like some help with a lease/purchase agreement. How do you write it, or do you? I currently have a property listed where the customer would really like to sell, however she would also consider a lease/purchase. The buyers agent called me and said, "I do mostly rentals, so why don't you do all the paperwork." I said, "No, I think you should consult your broker or an attorney to make us an offer." She calls me back today and says, "My customer has some questions as to how this works...here's her phone number...call her ASAP." UM, sorry, I have (12 comments)

My house, was a very, very nice house...with 2 cat's in the yard...a pond and a dog - go on! - 07/25/09 10:21 PM
My house, was a very, very nice house...with 2 cat's in the yard...a pond and a dog - go on! This is the home I raised my children in. It was an A-frame when I met my ex-husband and since he still lives there, I cannot show pictures of the inside. When I was challenged to create an addition to what was an A-frame house (from the middle fireplace back with an angled roof as the back shows)...we hired an architect...well...let's say thousands of dollars later...he just wasn't getting my vision...so I set out with graph paper and pencil - children (1 comments)
HEY GET POSITIVE! We're now having multiple bids on REO's and normal sales in Florida! - 07/25/09 09:49 PM
HEY GET POSITIVE! We're now having multiple bids on REO's and normal sales in Florida! Well the south east market! I have to tell you all...We are seeing records of people bidding on REO's! I have made over 30 calls today on properties UNDER $100k AND THE AGENTS ARE TELLING ME... there are multiple offers over the REO asking price. In South Florida...we're outta low priced inventory...it's for the most part gone...at least on the east coast. What does that mean? I means that there are now multiple offers on properties close to $100K...forget looking under that...they are gone. If you (15 comments)
Inspection fraud - or not. Anyone versed on this issue? - 07/20/09 09:09 PM
Inspection fraud - or not. Anyone versed on this issue? In the past two weeks I have (pleasurably) sat through 2 inspections, another one is tomorrow (Monday). The first one (already closed) was a 3,800 square foot home located close to the beach which was built in 2004. The cost for this inspection was $425.00. It took 3.5 hours and included a termite inspection, pool inspection, and alarm system inspection as well as a full home inspection. Normal transaction - not a short sale or REO. The second home (closed as well) included all of the above as well. It was (6 comments)
I was honored to meet Clark W. Toole, III, President and COO of Coldwell Banker (Florida) at my office today! - 07/15/09 12:18 AM
I was honored to meet Clark W. Toole, III, President and COO of Coldwell Banker (Florida) at my office today! There I was working on a closing for Thursday and searching for properties for 2 new customers than who walked around the corner? First it was Charles Richardson, our new Coldwell Banker Senior Vice-President of Southeast Florida. Charles comes to southeast Florida from southwest Florida. He has a great vision and is a welcomed asset to Coldwell Banker Residential Real Estate's market in the Miami/Dade and Broward County areas. I have met Charles at numerous Coldwell Banker real estate functions and he certainly (4 comments)

I will work diligently to find you the home of your dreams if you provide me with the following information. (Specific to south east Florida for the purposes of this blog). It's an AS-IS short sale, we're closing Friday and U want an inspection...quick? - 07/08/09 10:01 PM
It's an AS-IS short sale, we're closing Friday and U want an inspection...quick? Why? Well that's OK, as I frantically call my Inspector for a "favor". All of the issues were disclosed up front...about $300.00 worth. This is a short sale...offered at $289K...approved at $275K...This inspection is going to cost $500.00. A few little holes in the closet when shelves were removed or heightened...a handle on a door that needs replaced... another few incidentals. The roof (little leak in the garage) is the responsibility of the Condo Association and they are fixing it. While, I always love to have an inspection to (21 comments)
Wednesdays astute words - AR Brad rocks! I love my new iPHONE. - 07/08/09 09:43 PM
Wednesdays astute words - AR Brad rocks! I love my new iPHONE. After a small discussion with one of the most astute AR intellects (Brad) I took his advice and I bought an iPHONE. I just didn't buy an iPHONE 3 GS 16 GB, I went all out and bought the iPHONE 3GS 32 GB.... well I didn't totally do that all by choice... I wrote this blog last week asking for opinions. OK, is it the new Blackberry Tour or the iPHONE? Here's what I found out... After taking all of those opinions into account, I was on a (4 comments)
OK, is it the new Blackberry Tour or the iPHONE? Here's what I found out... - 07/04/09 10:58 PM
OK, is it the new Blackberry Tour or the iPHONE? Here's what I found out... OK everyone, I am still working on the phone issue. I need a new phone which is upgraded and reliable. I want a phone with a good GPS and good local service. There are 4 Blackberry curves, the 8310, 8330, 8350i, and the 8900, which have been recommended by more than those here who responded to my last blog about this. Here is what I found when I compared the Blackberry Curve 8900 with the Blackberry Tour: The Curve allows 5.5 hrs of talk time vs. (11 comments)
We need "House" on Jackson...no second guessing me, third, I'm game! - 07/03/09 11:30 PM
We need "House" on Jackson...no second guessing me, third, I'm game! We need "House" on Jackson...never underestimate! Did you ever watch "House" on TV? I have a vast medical background, however, I'm not a MD. Now that the DEA is involved what will ultimately be the reason of MJ's death? How many medical physicians bit the bullet and prescribed drugs (perhaps in ficticious names) which caused MJ's demise? If they did...in the long term, I wonder if they will think it was worth it...the DEA will find out who wrote the scripts and what pharmacy provided it. Drugs such as those (8 comments)
How does the AR blog dashboard work? How do posts from 3 hours ago get back to the top? - 07/03/09 09:32 PM
How does the AR blog dashboard work? How do posts from 3 hours ago get back to the top? I'm very curious as to how the main AR blog dashboard works...if anyone knows, please chime in here. I am reading a blog post that was on the board 3 hours ago. It has one comment made by the person that wrote the blog. I know that when the AR "G*ds" write informative posts they keep them at the top so we all are aware of new things going on. But, how does this work? It is apparently not a "How many (29 comments)
Brad doesn't want to debate phones but I want to know Blackberry Curve or iPhone? - 07/03/09 09:07 PM
Brad doesn't want to debate phones but I want to know Blackberry Curve or iPhone? or any other that might suit my needs... I NEED A NEW PHONE! Iwould like to know the pro's and con's of these two phones as I have heard good things and bad things about both. What I am looking for is a phone that I can run with my lap top, a phone that has a great GPS system, but MOST OF ALL, one that is easy to use. I don't want to spend a month learning all the in's and out's of the phone. (57 comments)
