Blogging, do you need google juice?
Here's my opinion.
Your juice is as good as the content that you post.
Google is google.  Many people write great posts and they are in never ever land in the google trail.
I don't know where I am on the google list, I don't have time to look.  However, it must be somewhere special -  www.KarenMonsour.com - because I get emails every day asking for my help in a real estate transaction...
So, do I  need the juice?  I might.  Am I getting conversation without it, "I am"...so

Very puzzling question for most, however, I now have a better understanding of why AR features what they choose.
While many of you know, you don't have to guess what I'm thinking, I have had some very succinct, blunt, and sometimes "don't write me anymore with negative content" blogs to AR.
OK...I've probably written 10,000 nice proactive comments here and I have over 725 blogs so I'm going to go on the minimum.

Ah! Now that I have your attention.
UGH!   You crazy agents.
Getting listings is the same as meeting people, talking to friends, going out and talking to people.
My favorite places are time share resorts.  If these people love to spend mega bucks to hang out in a time share resort, time and time again...they can be converted.
Really, If they vacation and spend $10K or more for vacations...it would behoove them to buy a place and use it for a deduction.

I currently have a property listed where the customer would really like to sell, however she would also consider a lease/purchase.
The buyers agent called me and said, "I do mostly rentals, so why don't you do all the paperwork."
I said, "No, I think you should consult your broker or an attorney to make us an offer."

Hurry before the prices escalate and they missed the bottom.
They buyer frenzy has started...the REO's are in a manic state of bid after bid and are going way over the asking price.

Mortgage rates are still low, but the market is changing...let your customers know.

This is the home I raised my children in.  It was an A-frame when I met my ex-husband and since he still lives there, I cannot show pictures of the inside.
When I was challenged to create an addition to what was an A-frame house (from the middle fireplace back with an angled roof as the back shows)...we hired an architect...well...let's say thousands of dollars later...he just wasn't getting my vision...so I set out with graph paper and pencil - children … (1 comments)

HEY GET POSITIVE!  We're now having multiple bids on REO's and normal sales  in Florida!  Well the south east market!
I have to tell you all...We are seeing records of people bidding on REO's!
I have made over 30 calls today on properties UNDER $100k AND THE AGENTS ARE TELLING ME...
there are multiple offers over the REO asking price.
In South Florida...we're outta low priced inventory...it's for the most part gone...at least on the east coast.
What does that mean?  I means that there are now multiple offers on properties close to $100K...forget looking under that...they are gone.

Inspection fraud - or not. Anyone versed on this issue?
In the past two weeks I have (pleasurably) sat through 2 inspections, another one is tomorrow (Monday).   The first one (already closed) was a 3,800 square foot home located close to the beach which was built in 2004.  The cost for this inspection was $425.00.  It took 3.5 hours and included a termite inspection, pool inspection, and alarm system inspection as well as a full home inspection.  Normal transaction - not a short sale or REO.

Available CONDOS:                 15678
Condos in Short Sale status:     5037

Total available inventory:         25345
This is fantastic news as last year in the spring there were 25 months of inventory or around 36,000 properties for sale.

It's an AS-IS short sale, we're closing Friday and U want an inspection...quick?
Why? Well that's OK, as I frantically call my Inspector for a "favor".
All of the issues were disclosed up front...about $300.00 worth.  This is a short sale...offered at $289K...approved at $275K...This inspection is going to cost $500.00.
A few little holes in the closet when shelves were removed or heightened...a handle on a door that needs replaced... another few incidentals.
The roof (little leak in the garage) is the responsibility of the Condo Association and they are fixing it.

After a small discussion with one of the most astute AR intellects (Brad) I took his advice and I bought an iPHONE.  I just didn't buy an iPHONE 3 GS 16 GB, I went all out and bought the iPHONE 3GS 32 GB....

OK everyone, I am still working on the phone issue. I need a new phone which is upgraded and reliable.  I want a phone with a good GPS and good local service.
There are 4 Blackberry curves, the 8310, 8330, 8350i, and the 8900, which have been recommended by more than those here who responded to my last blog about this.

I have a vast medical background, however, I'm not a MD.  Now that the DEA is involved what will ultimately be the reason of MJ's death?
How many medical physicians bit the bullet and prescribed drugs (perhaps in ficticious names) which caused MJ's demise?  If they did...in the long term, I wonder if they will think it was worth it...the DEA will find out who wrote the scripts and what pharmacy provided it.

I NEED A NEW PHONE!  Iwould like to know the pro's and con's of these two phones as I have heard good things and bad things about both.
What I am looking for is a phone that I can run with my lap top, a phone that has a great GPS system, but MOST OF ALL, one that is easy to use.

Where's all the excess inventory?  Here are the stats for Broward County, Florida as of today.
Amazing, we went from around 36,000 homes/condos for sale last year about this time to 25,593 as of today.
Yes, we still have 13.5 months of inventory, however it's better now than it was a year ago at about 26 months.
Here is the breakdown:
In Broward County, Florida:
Homes for sale:  9,791 are for sale and 536 are REO's (bank owned properties)
Condos for sale: 15,802 are for sale and 675 are REO's
There are 7,920 rentals according to the MLS this evening.
