When you listen to your customer, and you make mental notes...and they have trust in you...IT IS POWERFUL! Recently, I had the pleasure of working with some people from a different state. Are you staying positive in this market? I don't see much of it here. Geeze people, all I am reading here is doom and gloom. If you feel you have to write about this, then you are not going to do well. A POSITIVE ATTITUDE EXUDES....when you project that to your customers! If you are down about the market and you express that to your customers...you lose! The agents who are still selling in this market are the ones who have a positive attitude. The rationale of Real Estate. Pretty simple, people need a home, a hostel, or an apartment. A place to provide protection and a place to keep a family safe. In recent times, people are losing their jobs, they are looking anywhere to provide a safe place for their families to reside. Amazing, we went from around 36,000 homes/condos for sale last year about this time to 25,593 as of today. Yes, we still have 13.5 months of inventory, however it's better now than it was a year ago at about 26 months. Here is the breakdown: In Broward County, Florida: Homes for sale: 9,791 are for sale and 536 are REO's (bank owned properties) Condos for sale: 15,802 are for sale and 675 are REO's There are 7,920 rentals according to the MLS this evening. You bought in 2004...Your property USED to be worth about 40% more than it is in this market. I don't care if you live on a private island. I don't care if you live in a condo on the beach. If your property isn't in pristine condition and the best in the building...no matter what floor you are on...it's worth 30-40% less than "back in the day". I was at the office working and waiting for a customer and the phone was ringing off the hook. People were perusing the window and actually filling out the new customer profiles. My customer's are looking to purchase up to 100 condo units (minimum of 5 units) in South Florida, east of I-95. The units were preferably built after 2005. They prefer 2/2's or 3/2's and prefer to buy in the Fort Lauderdale, Pompano Beach, Sunrise, in Broward County, Florida area. Bank owned properties/Foreclosures preferred. Referrals do work! Executed one tonight! Referrals work, I just executed a contract tonight thanks to a referral. There is nothing better than having another agent refer to you a fantastic customer...nothing better than having a qualified buyer...nothing better than dealing with another astute agent. Yes, things are tough out there, however, people continue to have to relocate for jobs. People continue to relocate for family situations (retirement, family, and such). I am a passionate person...and I work so hard...I work from 10 am until I'm finished helping the customer's who call me during the day... I rarely take a day off...when is there time?
