buyers: So, how does Fort Lauderdale rank according to Trulia? - 06/19/11 03:31 PM
So, how does Fort Lauderdale rank according to Trulia?  Fort Lauderdale , Florida is on of the most wanted area for International buyers.  Why, because of the beaches, the close location to Miami and Palm Beach.
Fort Lauderdale has a lot to offer.  The Swimming Hall of Fame, Butterfly world, lots of wonderful restaurants, Las Olas (restaurants, boat rides, boutique shops and more).  The location is 3 hours to Disney World in Orlando and 4.5 hours to Key West.
Most of the most recent purchasers are from Canada, Brazil, and many areas of Europe.  Some are also from the New England … (2 comments)

buyers: Amazing, I was so confident that my buyers would love the property I chose for them...When you listen. - 05/01/11 03:13 PM
Amazing, I was so confident that my buyers would love the property I chose for them...When you listen.
When you listen to your customer, and you make mental notes...and they have trust in you...IT IS POWERFUL!
Recently, I had the pleasure of working with some people from a different state.  The buyers wife came in for a day and looked at properties with me. We looked at 10 in a matter of 5 hours.
We made offers on 3 properties, some close to full price and one was at full price. There were others better than my offers and one was … (2 comments)

buyers: Are you staying positive in this market? I don't see much of it here. - 05/13/10 03:26 PM
Are you staying positive in this market?  I don't see much of it here.
Geeze people, all I am reading here is doom and gloom. If you feel you have to write about this, then you are not going to do well.
A POSITIVE ATTITUDE EXUDES....when you project that to your customers!  If you are down about the market and you express that to your customers...you lose!
The agents who are still selling in this market are the ones who have a positive attitude.  Have solutions to what you want as a buyer.
If you have a negative agent, get … (3 comments)

buyers: The rationale of Real Estate. - 05/02/10 03:14 PM
The rationale of Real Estate.
Pretty simple, people need a home, a hostel, or an apartment. A place to provide protection and a place to keep a family safe. In recent times, people are losing their jobs, they are looking  anywhere to provide a safe place for their families to reside.
That being said, with job losses at an all time high and people losing their homesteads, people are getting very desperate.  Many families are living together with not enough room.  Children are sleeping on the floors next to their parents in sleeping bags.  Just happy to have a roof above … (0 comments)

buyers: The buyers are out there, connecting via referrals. - 03/19/10 02:16 PM
The buyers are out there, connecting via referrals.
What saves you in a market like we currently have? Referrals...end of story!  No not really...[kidding]
In a market where people think the bottom hasn't hit (any maybe it hasn't in your area, however, it has here in south east Fort Lauderdale), how do you get leads?
1. First and foremost I have to say, 50% of my leads have come from referrals through my friends and contacts on AR.
2. Keeping in contact with past customers. They always know someone who is considering buying a home or condo in your area or … (6 comments)

buyers: Earnest money deposits...they aren't required to facilitate a deal in Florida! - 08/20/09 03:36 PM
Earnest money deposits...they aren't required to facilitate a deal in Florida!
Earnest money deposits are not required, in other words, there is no law in Florida that requires earnest money deposits to make an offer on a property here in Florida.
A promise to buy and a promise to sell are enough consideration to create a valid contract to purchase real property here in Florida.
We as licensed agents must present all offers, with or without an escrow deposit. (NOTE:  If there is an escrow deposit, the name, address and phone number must be on the contract of who is holding … (47 comments)

buyers: I have buyers with 30% down is anyone lending? - 06/16/09 03:05 PM
I have buyers with 30% down is anyone lending?  I'm talking South Florida.
Who is out there that can get me a loan for these people?

It is such a difficult situation in this current Economy to get financing for buyers right now.
Are any of you having success getting loans for customers?
If so, who is lending and if you are are they well known banks or are they the smaller, less knowns?
If you have information that can help me here in south Florida, please email me...no bogus info please.

buyers: Your price was here (2006), however it's now here (2009) a reality check. - 02/11/09 01:25 PM
Your price was here (2006), however it's now here (2009) a reality check.
OK, you have owned the property longer than this major real estate debacle.  You bought in 2004...Your property USED to be worth about 40% more than it is in this market.
I don't care if you live on a private island.  I don't care if you live in a condo on the beach.
If your property isn't in pristine condition and the best in the building...no matter what floor you are on...it's worth 30-40% less than "back in the day".
This economy is not going to support those … (11 comments)

Today was great, 8 lead's in one day, and I wasn't even doing desk duty! Positivity is success!
Today was fantastic.  I was at the office working and waiting for a customer and the phone was ringing off the hook.
People were perusing the window and actually filling out the new customer profiles.  Some were volunteering that they had cash!
At one point in time, I HAD THREE CUSTOMERS THAT I WAS TALKING TO AT ONCE OUTSIDE OUR OFFICE!
AMAZING.

buyers: Get that brokerage agreement signed...or else! - 11/09/08 12:09 PM
Get that brokerage agreement signed...or else!
OK, I have heard all the excuses in the world why not to get this brokerage agreement NOT SIGNED....
SO, now you tell me:
1. If you chose not to ask your buyers not to sign the brokerage agreement, why?
2. Don't tell me it made them nervous...then they are not loyal.
3. You have not done the job of gaining their confidence...why?
4. If they are prequalified in this market, and they are a good qualified buyer, why wouldn't you convince them that you are the BEST agent to help them find a home? (After … (6 comments)

buyers: Referrals do work! Executed one tonight! - 10/16/08 01:57 PM
Referrals do work! Executed one tonight!
Referrals work, I just executed a contract tonight thanks to a referral.
There is nothing  better than having another agent refer to you a fantastic customer...nothing better than having a qualified buyer...nothing better than dealing with another astute agent.
Yes, things are tough out there, however, people continue to have to relocate for jobs. People continue to relocate for family situations (retirement, family, and such).
Having other agents trust you, give you referrals...and trust you do seal the deal seem to be few and far between.
I received a referral from another agent on the … (11 comments)

I hate myself for lovin' you, can't break free from the things that you do (thank you Joan Jett)...
I want to walk, but I run back to you...
Do you feel this way sometimes about a tough buyer?
Do you love the fact that you have a GREAT BUYER, albeit, a tough cookie?
Do you often times hate to deal with a person b/c they are a tough cookie...perhaps a strong business man, who know's the rules of the game?
Do you get intimidated?  I don't...but if you do, it's totally OK.

buyers: Oh what a tangled web we weave, when we practice to deceive. - 09/02/08 02:28 PM
Oh what a tangled web we weave, when we practice to deceive.
Is your mortgage lender qualified to lend to your customer? Or for that matter to you as the buyer?
Are they qualified to do as they protest?
I'm just wondering how you all feel, the current mortgage lenders, are they facilitating loans for you?
Are they facilitating loans? Are they wasting your time? Are they telling you they can get your customer a loan, only to find out, they aren't even licensed to do the loans?
Asking for lender's (Florida) who are licensed to do what they promise, and not … (4 comments)
