How many properties can your customer digest in one afternoon? I often hear agents in the office say they are going out to show a customer 10-12 properties in one afternoon. Really? WOW! That's a lot for one person to digest in one afternoon, don't you think? Only one time did I show more than 5 properties at one time. The time I did that was because the customer was only going to be with me for one day. She was not sure if she wanted ocean front or Intracoastal front, so we saw 5 of each. In preparing for these

So my next question is: "Would you mind if I talk to your agent?" Answer, "Why?" Why? My 2010 procrastinators - all of a sudden are CALLING!!! :-) Funny how things work/evolve/grow - that is relationships with customers. I love it! I've had 5 customers this week that I showed property to last year here in Fort Lauderdale contact me this week and ask about "investment properties" and/ or second home properties. Well, guess what? What's in your car when you are showing property? Well, I guess this subject depends on where you live and the climate. If you live in a cold region...I'd have a thermus jug with some hot water and some hot chocolate! However, here in south east Florida, the weather is hot in the summer. I always have a cooler with Gatorade, water, soda, snacks, and some treats for the little ones. In my area, I am always aware that many people that desire to retire in Florida may have a variety of health issues, I guess it's my 25 years of working

Don't attack me with your loan program...attack the buyers! Why are you calling me, the REALTOR(R) with your great loans? You can get me a great FHA with a measly credit score of 530...that's great for you...advertise that in the paper or somewhere, however, I don't refer customer's to anyone...I merely suggest they get a few different mortgage opinions. After all isn't red-lining illegal? I don't want to be involved in any way shape or form on the mortgage side of real estate...It's not my job, it's not my forte...the only thing I want from my customer is a great pre-approval letter.

Do you have a client, or a customer? Do you have a fiduciary relationship with your client? Or are you a transaction broker as we are in Florida for the most part? Clients have a fiduciary relationship with their Realtor. Customer's on the other hand are working with a transaction broker. Do you know the difference as an agent? 24, my show...What's yours? Up at 7 am, coffee at 7:15 am...listening to messages and checking email by 8 am...responding to email by 8:15 am. Coffee, shower, hair, dressing for the success of the day by 9:30 am (okay, I'm not really a morning person so it takes me 15 minutes longer than most, LOL). Phone calls start to come in for showing instructions, customer's start calling, office is calling to tell you that there are faxes there. I LOVE MY JOB! Happy to hear from the office, faxes are good...especially if they are referrals, qualified buyers, offers and the like...

Perhaps they have had some computer training...most have not. While some of us are trying to keep up with all the new technology and the new training coming from the AR crew, most people over 40 don't need in searching for a new home the advanced technology that is afforded them. Many buying customers are looking to short sales and foreclosures. Many customers are looking for distressed builders, looking to buy out a whole project here in Florida. My customers (2 of them ) want multiples...such as 100 to 400 property complexes. They are willing to buy the whole package. One wants to buy apartment complexes to convert to condos for reason's I cannot discuss here. The other wants to buy condos in bulk in distressed situations where there are a few (10 minimum) left...to help out the builder. If you know of distressed situations in South Florida, please let me know.
