I cannot tell you how many people are tired of hearing how "DEPRESSED" the market is...REALITY CHECK. Yes there are some area's of the country that are not recovering and are still losing values, but not every state and not every county can be considered "all-inclusive"...we're not on a vacation.
Here in South East Florida, we have enjoyed quite a nice increase in values of differing communities. Values have changed very little on the beach from Hillsboro to south Broward county east of Federal Highway.

So, how does Fort Lauderdale rank according to Trulia?  Fort Lauderdale , Florida is on of the most wanted area for International buyers.  Why, because of the beaches, the close location to Miami and Palm Beach.
Fort Lauderdale has a lot to offer.  The Swimming Hall of Fame, Butterfly world, lots of wonderful restaurants, Las Olas (restaurants, boat rides, boutique shops and more).  The location is 3 hours to Disney World in Orlando and 4.5 hours to Key West.

So my next question is:  "Would you mind if I talk to your agent?"  Answer, "Why?"

Funny how things work/evolve/grow - that is relationships with customers. I love it!
I've had 5 customers this week that I showed property to last year here in Fort Lauderdale contact me this week and ask about "investment properties" and/ or second home properties.
Well, guess what?  Last year, the properties that I had to show them were $100K less than what is available now. Why?  The low priced properties sold.

My eyes have been teary eyed since I watched the Memorial Service for all of those who have lost a loved one.  From the child, to the fiance, to the grandparents of other daughters, sons and grandchildren.
As the President and others came together tonight to honor those who were lost during this fatal shooting last Saturday, I have to say that it is sad that nothing could have been done ahead of time before this mass murderer had his chance to take out 20 people.

So here goes SHORT SALES!  Short Sales are a horrid word to many Real Estate agents, WHY?  The unknown or lack of experience therein to know exactly how to write the contract to suit the bank, what addendums to use and sometimes the unknown. 
That being said, how many of you are fearful when you have a listing that goes to short sale, or a referral from a friend, previous buyer, or a new customer?

Lauderdale, Lauderdale By The Sea, and the surrounding area's on the beach!  Town is packed and people are visiting here in droves. What normally (during July, August, and September) would take me 5 minutes to go 2 miles on my trek to show condo's in the Galt Ocean Mile, took me 20 minutes today. LIFE IS GREAT!

Fort Lauderdale, Florida east of Federal Highway (US1) has HELD IT'S OWN during this financial disaster the past 2 years.
Many other places in the United States and in west Florida have seen the melt down.
We have great properties, however, most 2 bedroom/ 2 bathroom condo's are at a minimum (Ocean view) still at $300,000.

Some agents here in SE Florida are complaining about not being busy...however, those of us that work full time are reaping the benefits of Fort Lauderdale beach condo's and homes.
That is MY specialty, and I am fortunate enough to have continued success.
The market here on the beach is still at asking price or within 1.1% of asking price.  We have gone from 29 months of inventory January a year ago to 13 months just last month.

What saves you in a market like we currently have? Referrals...end of story!  No not really...[kidding]
In a market where people think the bottom hasn't hit (any maybe it hasn't in your area, however, it has here in south east Fort Lauderdale), how do you get leads?
1. First and foremost I have to say, 50% of my leads have come from referrals through my friends and contacts on AR.

This is the home I raised my children in.  It was an A-frame when I met my ex-husband and since he still lives there, I cannot show pictures of the inside.

WOW, I don't know about the rest of the country, but Fort Lauderdale, Florida beach area properties are selling like hot cakes.
We have properties such as a 1/1 beautiful property between the Intracoastal and withing a block of the ocean as low as $50,000.
We are seeing an influx of people with cash buying everything at rock bottom prices.
As is the motto in our office.  Those that buy now are the millionaires of the future.

I am in need of a French/English speaking High School Math teacher for one of my customers.  They are from Canada.  They home school their children and are doing OK for all subjects except the 10th grade Algebra.
These folks are planning to buy a home here in the next week or so and will be here until next spring.
