Because of confidentiality issues and the price of the sales, I cannot reference the deals that I have been able to close due to my activity and friendships developed through Active Rain...however, I thank this site.
That being said, I have new contacts on a daily basis with requests for my services, requests for properties to be bought and sold, for bulk investors.
I currently am looking for bank owned properties in Miami/Dade, Broward, and Palm Beach Counties.

With Real Estate prices at an all time low, if you have a doubt about where to put that cash on hand, it's Real Estate!
There are some FANTASTIC buys out there right now, especially in Florida.  Even beach front properties!

Come on now, you all know you would love to make money in real estate...even in this market.

Maybe that line is not long enough, however...
HERE'S MY THEORY.
If you have customer's with cash, look for REO's...find your customer's good deals...if they are investor's find them something that already has a rentor who is paying on time.
Find them a deal.

Many buying customers are looking to short sales and foreclosures.
Many customers are looking for distressed builders, looking to buy out a whole project here in Florida.
My customers (2 of them ) want multiples...such as 100 to 400 property complexes.  They are willing to buy the whole package.
One wants to buy apartment complexes to convert to condos for reason's I cannot discuss here.
The other wants to buy condos in bulk in distressed situations where there are a few (10 minimum) left...to help out the builder.

There have been many requests through my website and through the sign's at my listings in the last month.
I feel the connections with the investors, but I also feel the independents calling as well.  I also have had referrals from Mortgage brokers, friends, family and referrals from people I honestly cannot remember where I met...I give everyone a business card...
Thing's have been going well...there are many great opportunities to buy some properties here in south Florida...you can get some great properties already made to move in with granite, all new with gorgeous tiled floors, some marble, some classic tile...some granite...

The tortoise could be:
1. the banks
2. the buyers
3. the sellers
4. the lenders
5. the market
The hare could be:
1. Investors
2. People who are relocated due to jobs
3. People who have to downsize
4. Agents who have to sell properties from the 2005 frenzie
5. Estate sales...
Who is your tortoise and who is our hare...how do you perceive the current market...It's 2008.
Those of you who have any opinion at all, please tell me your view of the market as we start a new year in 2008.

investors: My boyfriend floored me last night.... - 11/18/07 05:01 AM
by making the following statement.  "The problem with foreclosures is that it will continue to get worse."  He went on to say, "The investors who are buying up the foreclosures and remodeling them to turn around will not be able to sell them for what they have invested in them and they will turn into forclosures as well."
