So, how does Fort Lauderdale rank according to Trulia?  Fort Lauderdale , Florida is on of the most wanted area for International buyers.  Why, because of the beaches, the close location to Miami and Palm Beach.
Fort Lauderdale has a lot to offer.  The Swimming Hall of Fame, Butterfly world, lots of wonderful restaurants, Las Olas (restaurants, boat rides, boutique shops and more).  The location is 3 hours to Disney World in Orlando and 4.5 hours to Key West.

How many properties can your customer digest in one afternoon?
I often hear agents in the office say they are going out to show a customer 10-12 properties in one afternoon. Really? WOW!  That's a lot for one person to digest in one afternoon, don't you think?
Only one time did I show more than 5 properties at one time.  The time I did that was because the customer was only going to be with me for one day. She was not sure if she wanted ocean front or Intracoastal front, so we saw 5 of each.

But this offer is contingent on the sale of our home? Really? NOTE: This is a buyer from another state, so I have no idea if it is or not.
So my next question is:  "Would you mind if I talk to your agent?"  Answer, "Why?"

What is an Amendatory clause? My customer asked.  The mortgage broker called and told my customer that he needed her to sign an Amendatory clause for the borrower.  Before my customer signs any paperwork, she always called me first to make sure she understood what she was signing and why.

I have not been fortunate enough to be here for a while due to a car accident, but I have to say that I am horrified by some of the comments, suggestions, and hateful comments made by some elementary agents on AR.
This is a format to meet new people in a multitude of positions/expertise/locations.  It is a realm not afforded to many agents and professionals in the real estate arena.

The office phone is quiet, but my phone is not. The importance of a website.
It has been eerily quiet on the phones in my office.  The new agents are wondering what to do...
However, I still do business...why?  Referrals...great customer satifaction.
Do you go above and beyond for your customers?
If you do, what do you do?
I for one, have a contractor in place to fix any issues that might come up.  My contractor has 30 years experience and has a great reputation.

The rationale of Real Estate.
Pretty simple, people need a home, a hostel, or an apartment. A place to provide protection and a place to keep a family safe. In recent times, people are losing their jobs, they are looking  anywhere to provide a safe place for their families to reside.
That being said, with job losses at an all time high and people losing their homesteads, people are getting very desperate.  Many families are living together with not enough room.  Children are sleeping on the floors next to their parents in sleeping bags.  Just happy to have a roof above … (0 comments)

Have you ever had to deal with property management companies that don't even know that they are managing the property?
For THAT MATTER, have you actually ever visited one of their offices?
1. What property are you inquiring about?..."asking about" is the usual term.

I am so busy due to AR referrals, that I don't have time to blog...and guess what?  That is good and bad at the same time!
I have to say thank you to AR for the referrals that I have received from other agents who are also members here...not through the referral network, but through friendships here that have provided me with new leads and new customers!

How well does the information on the MLS sheets hold up and the pictures they post?
At the end of ours it says that - "Information is deemed accurate but not warranted."

I thought I would put it out there to Realtors(r) as well, b/c people are still thinking, we are giving away property here in SE Florida for as low as $25,000. by the beach - I've never ever saw a property listed that low east of Federal Highway or US 1.
I can't even find anything that low in a SFH anywhere.  There was one condo, which I had a customer offer on...it was up to $30K as a back-up.

Because of confidentiality issues and the price of the sales, I cannot reference the deals that I have been able to close due to my activity and friendships developed through Active Rain...however, I thank this site.
That being said, I have new contacts on a daily basis with requests for my services, requests for properties to be bought and sold, for bulk investors.
I currently am looking for bank owned properties in Miami/Dade, Broward, and Palm Beach Counties.

Capture this moment. Then think about this for a minute.
Service at a restaurant is not much different than if you don't get back to your new customers or new leads in a timely fashion.  After all, there are many hungry agents out there, so if you get a lead through your website or through Active Rain, you need to get back to them ASAP.

I was so upset today when I was showing my customer property.  The unit involved has underground parking, however she is handicapped and those spots were all taken.  When we sat and waited for a spot (she didn't want me to leave her at the door alone)...we saw people coming out of the unit obviously with a real estate agent. Make SURE, you let the nurse or pharmacist (yes, now some are certified to give the shots as well) know if you are allergic to preservatives or LATEX!
This is not a warning for the swine virus vaccine which is not yet available, but for the seasonal flu vaccine.  They have two different vaccines available.
Make sure you read the disclosures carefully and let the nurse or the pharmicist know if you have allergies.

 I had an agent ask me this question the other day.  She said, "Do we really even know what "price" is anymore?  GREAT QUESTION from HER, and GREAT QUESTION for YOU as PEERS!
