Could this closed condo sale result in a Law Suit?
A little over a year ago, my new very good friends bought a direct ocean condo from another Realtor(r) who they had been referred to by someone else.  (Yes, I know that's a mouthfull, but hear me out).  Along the way, my new friends and I had become friends. Yes, so I'm a Realtor(r) as well, but you can meet new friends without involving a deal, right?  Of course, and we did.

I would like to know (as I'm sure a few other REALTORS(r)) why your promise to close short sales in 60 days has become a nightmare of 5 months or more.
It's not Equator (Christopher Saitta, CEO), as the CEO has reached out to me and has offered any help on the technology provider side (and has) to help if there are problems on that side of the deal. That is not the problem!

I have not been fortunate enough to be here for a while due to a car accident, but I have to say that I am horrified by some of the comments, suggestions, and hateful comments made by some elementary agents on AR.
This is a format to meet new people in a multitude of positions/expertise/locations.  It is a realm not afforded to many agents and professionals in the real estate arena.
When I joined AR there were about 45,000 professionals...now there is almost 200,000.  What great numbers here and what a … (14 comments)

Florida is developing a combination FAR/BAR and FAR contract, are you aware?
Florida lawyers are in the process of developing a single buyers contract which combines the FAR/BAR and the FAR contract!
There is actually a draft in place at this time.  One of the changes agents should be looking at is numbers 9 and 10, where it lists the standard items included in the purchase of a home/condo.  They (in the draft at this point) have now excluded the washer and dryer from standard appliances included in the sale.  Just one of the many other changes to the standard contract.

Real Estate agents are not real estate appraisers and we all know this.  We do CMA's and check and see what other properties have been listed at, and been sold at in order to make an educated decision as to how to suggest a listing price for our customers. (This does not include properties in short sale status, foreclosures, and REO's).
An appraisal must professionally and competently comply with the Uniform Standards of Professional Appraisal Practice (USPAP).  Should real estate sales associates employ these people when deriving or suggesting a listing … (6 comments)

Why are you calling me, the REALTOR(R) with your great loans?  You can get me a great FHA with a measly credit score of 530...that's great for you...advertise that in the paper or somewhere, however, I don't refer customer's to anyone...I merely suggest they get a few different mortgage opinions.
After all isn't red-lining illegal?
I don't want to be involved in any way shape or form on the mortgage side of real estate...It's not my job, it's not my forte...the only thing I want from my customer is a great pre-approval letter.

Do you really think you have to wear Victoria Secrets teddies to deal with a man?
If you area over 40...do you think you have to wear that stuff under your suit...with a little skin to facilitate a deal?
Is the SEX SELLS... issue even reality?
I think not, I think this just puts female agents into a position which is really unsafe.

Life or death. Do you know what to do in an emergency? with a customer?
It is hot in Florida, it's cold in Montana...doesn't matter whether it's cold or hot.
Do you know CPR? Do you have candy for a diabetic? Do you know how to help you customer?
As Realtors/Agents out in the field, other than calling 911...are you skilled enough to aide your customer?
I really do wish it was mandatory that we all had to have basic life support.  My background is medical so I can provide BCLS to my customers...can you?

As Realtors(R), we are busy, what's in your fridge to help you and your family survive?
I for one on a slow day, prepare food for the day's that I know will be busy.  On a slow day, I prepare foods that will get me through the week.
I make a nice salad, a beautiful tuna salad, some potato salad. A nice eye round roast with some fresh gravy and some mashed potatoes (easy to reheat). I always have some fresh blanched asparagas, some cauliflower with a little Velveeta cheese and a small amount of butter/margarine.

My broker offer's monthly courses in writing correct contract's.
If you are a new agent...you still have to deal with seasoned agent's, who know how to write a good and legal contract.
If you don't know how to write one correctly and you work in Fort Lauderdale...call me...we have monthly training and I am looking for some agent's to assist me with my customers.

I have two customer's, possibly three, who have recently bought properties....then changed their minds...None of them are short sale situation's, they changed their minds due to a change in lifestyle.
One has decided to change their residence (back to Europe), one due to the fact that..."It just doesn't feel right!"
Well, my customer's have changed their mind's within 9 month's of purchasing a property from me, WOW! but they called me back to help them again!  Wonderful!
I'M TOTALLY HAPPY THAT THEY LOVED ME ENOUGH TO CALL ME TO RESELL...

Who would be the perfect Vice-Presidential Candidate for any of the people running to help us as Realtor's(R)?  What type of back ground should this person have.  What type of personality?  Should this be a newer, younger person, or should this be an older seasoned senator/banker/lawyer/other?
Should this person be a war veteran? Someone experienced in Economics? Someone familiar with the oil industry?
Who do you feel are possible Vice-Presidential candidates that will understand the housing industry debacle?

It IS REDICULOUS, the amount of SHORT SALES, the amount of FORECLOSURES which resulted in  foreclosure only DUE TO THE FACT THAT THE OWNER COULDN'T GET A RESPONSE FROM THEIR LENDER!
This is so rediculous. I mean, we as REALTORS(R) are shoving money at bank's trying (with the approval of the owner's) to try an help out the seller, trying to help out the lender...and to no avail...there is NO ANSWER...EVEN AFTER MONTH'S!
The economy is bad but there are people with cash, people with good credit scores trying to help these people in a short sale situation out...trying to buy them out … (8 comments)

My son is a genious, a physics graduate...and he sells Real Estate. (edit/delete)
My son is a very personable guy, friendly, intelligent and a soccer player...yes he still is!
Was I originally upset that he didn't use his Physics degree, yes, did I change my mind, yes, am I surprised, "no".
Why?
I used to ask myself that same question all the time. Great future, great education...I was heart broken at first.
Then I thought, it's my passion as well. How can I criticize my favorite son for going after my passion? I can't!

I have read a few blogs tonight about our fellow real estate agents who are in need of prayers. I don't want to call them out, but my point here is...There is a great family here. For fellow agents to pour out their souls to us, (maybe the only family they may have) is awesome...awesome in the fact that there is trust.
They are so down, they may not have a private family, but they hope they have US! AND THEY DO!
