Where have all the residents gone? Rentals aren't renting, condo's/homes are vacant? Where are they?
Where are people living these days. There was a report on FOX news this morning stating that the rental industry is not doing well either. If all the people are in foreclosure, REO's and the rental market is also excessive, where are people living these days? DID THEY MOVE HOME WITH THE PARENTS? That question was posed by Megyn Kelly this morning on FOX news.

The general consensus just a week ago among many Realtor(R) friends of mine is that many people are resorting to rental's instead of purchasing residences in this market. They are all getting the same messages from their customer's that they feel the market will continue to decline well into the fall of next year. The customer's are telling their agent's that they are waiting for specific home's that they like to fall into "their category" of possible purchases.
While this could be a good strategy, I am finding that the home's that are dropping into what I see as purchasing customer's right … (18 comments)

Rentals, How many references and credit scores do you require prior to offering a lease to your customer?
Do you trust the information sent to you via email as current? Do You require a letter from your customer's work? Do you require credit checks? I do!!!
When you have marvelous homes, not selling...how stringent are you in the requirement's for a customer who is inquiring on a possible rental?
Do you do the work for your customer? How do you run the credit? Or, better yet, who run's the credit score for you?
